Yes that's what I meant, falling below 20k again. Somehow the gains this past week seem artificial, like the bad news really hasn't hit yet. I think everyone is scurrying for safe havens & value plays but hard to see much that isn't hurt by this, including pharmaceuticals & tech stocks. I usually focus more on sectors than specific stocks - Im staying away from energy at the moment although oil stocks are probably at all time lows. Tech stocks? maybe. Consumer goods? Sure.

market seems to be trending up this week so far. Apparently some good signs that we are nearing the worst of the pandemic and may be on the road to recovery by end of the month, at least for some parts of the world. So the conversation last week about the Dow falling below 20k are quiet for now or does anyone still see that being a reality?

it's certainly possible but somehow, I'm not sure its entirely warranted. You see alot of construction workers wearing gloves, staying 6' apart anyhow. Yes someone sick could infect a jobsite at the break area, portajon, etc, handling tools & materials... I think there's still a host of other activities that could be halted ahead of construction but what do I know

The Macy's furlough is a headline that's not getting nearly enough press. Add up all those locations. Assume 1/4 of them will not re-open, the shutdown will just be too lengthy and financially devastating... Now add up the effect that has when a major anchor tenant like that goes dark in an already struggling suburban mall. What happens to the secondary retailers.... What happens to the property owners when Macy's is no longer a paying tenant? Everything gets reduced - security, maintenance, cleaning, etc What happens to the entire real estate market when more big blocks of space like this become available? I think this entire pandemic has accelerated the death of brick/mortar retail and ramped up the online-purchasing for so many who weren't previously using it. I see grocery stores as the next big shakeup. For a host of reasons, people just don't want to go into a grocery store anymore. Set up your online "shopping cart" with frequently purchased items, and get it at curbside pickup or home delivery. Done. When this is the "new normal" (I hate that buzzword by the way) it no longer requires a grocery store to occupy valuable real estate - it can be located anywhere, in a cheap warehouse, whatever

Coronavirus Effects on Ohio Construction & Development
I've been doing construction management for 25 yrs now. I've been doing inter-office updates to our leadership & sales teams on what we're seeing in the construction. For most part it's moving forward with a few exceptions, already noted 1. Some trades are starting to stay home out of concern or need to be with kids at home. Finding new carpenters/painters etc when your main crew isn't available is not always easy 2. The plan reviews & building inspectors are not as readily available as they were a month ago. For most, it's still moving and not completely shut down yet but it's definitely slowing down 3. Certain materials like mechanical units, light fixtures, other specialty items like countertop materials, etc are becoming harder. I have several truck loads of furniture that are hung up in a warehouse in Dallas which is on lockdown. Crews can't sort & retrieve & load it. That's holding up all occupancy.... as borders are closing and international productions are halting, this will become a larger issue.

where does everyone see the Dow going to? It went down around 20k then saw a nice bump when the bail out bill was passed but I'm seeing way too much impending economic news coming especially from Europe... I think it'll go down to around 18 but I have nothing to base that on other than a hunch. I've been toying with the idea of putting money back in as a Dow average ETF rather than specific stocks

slightly off topic but still related, does anyone here know a timeline for getting FULTON put back together? It's a mess between Lorain & Franklin. Only southbound traffic. Yesterday Franklin was closed at the intersection. I'm just wondering if it will get even more torn up with utility work before eventually being repaved?

those are old site plans. More updated on valoracres.com website. I think the layout along Miller showing retail/hotel/conf is fairly accurate, with a big generic box as a place holder for the SW facility

my 2 cents: - SW always wanted to locate the R&D at the Brecksville location, regardless of incentives - They wanted to locate there because it was the best option - large tract of land, ready to build on, better timeline than any other location - Land is essentially free from DiGeronimos based on what I've heard, the incentives, while good, are less at the Brecksville location than what Cleveland offered - The rest of the development will be built out around them, to their suiting. Access points, green space, other tenants & amenities... what other location offers that? - The VA location offers N/S and E/W interstate arteries literally right out the front door on 77 and Turnpike. There is real value to that which can't be duplicated anywhere in Cleveland If the SW R&D had located elsewhere, perhaps in Cleveland proper, some other large tenant likely would've moved down there. It's just that good of a location.

wow. Hard to see how that deal pencils out. Even subtracting the retail space, you're around $300k per unit.... rents looking to be close to $2.40/sf???

I'm very interested to see the 3rd party incentive analysis. I think this project will be tremendous transformation for Cleveland and worth everything that was put forward in terms of incentives. I'm much more bothered by the amount of incentive given to pro sports teams, the Med Mart and other boondoggles come to mind...

Brecksville/DiGeronimos now looking to acquire the parcel of land between the VA property and 77. Owned by Dalad. Interesting this was originally discussed a couple years ago, but they couldn't strike a deal. Now it seems SW is taking so much space, they feel confident to move on the adjacent parcel

From what I know, ODOT will not be spending their "own" money to add ramps at Miller. It needs to be funded some other way, probably locally, most likely through a TIF on the Valor Acres project....

my 2 cents, it feels like this suburban location was probably always the favored outcome, but SW had to go through the process, evaluate other options and of course create competition to extract maximum incentives. It's also somewhat remarkable how far this misinformation/leak campaign seems to have gone. With leaks to Ken, Stan Bullard and finally another to Michelle Jarboe (which by the way is this her first story since returning back from maternity?)... Finally, tying all these points together, the VA site offers a lot to SW - centrally located at 77 & Turnpike for logistics/employee base.... low rise suburban tech center campus.... will be surrounded by brand new amenities (parking structure, retail & hotel/conf center)... and probably the shortest time to complete. Not to mention freeway access right outside the entry once the other ramps at Miller are complete. Hopefully Cleveland has a newly focused incentive package ready from this that they can use to lure in other firms. I wonder how much we'll learn about what Brecksville actually offered to SW in terms of incentives....

Curious how far they are with plans & specs, given how many iterations we've seen of the design. Assuming foundations/site plan have at least been static but wondering about the rest of the plans & budgeting. Gilbane likely has their hands full with the SHW project. Maybe Turner or Higley or someone else is working on this for Stark? It was Walsh Group for a while... when construction was "imminent"... 2+ years ago...

I saw a comment on Cleveland.com where someone suggested that Dan Brady was going to run for County Exec and she was going to take his place on County Council... seems pretty reasonable. I'm still in disbelief that Dan beat out Chris Ronayne for that position so many years ago. Dan didn't even campaign. Sad commentary on the voters. I'm not really convinced the measure to reduce council size and salary will pass. How many voters will turn out for this? How informed are they? I don't actually support term limits because of the good work of people like Polensek but I would definitely support reducing council wards and adding a handful of "at large" representatives to ensure some good policy is implemented

that information above is mostly incorrect. The city has public RFP's out now on their website that clearly define what they are building - it will be a campus with Admin, separate buildings for vehicle maintenance, fueling, storage, gun range. The budget will be much more than $40 million also, probably double. They were over $50 million when they were looking to take the old Plain Dealer location on Superior and that was an existing building with light renovations. This new Opp Corr location will be full site development/earthwork/paving/utilities plus buildings, technology, furniture etc
