Cleveland: Downtown: Huntington Bank Field
There won't be a dome or a stadium move anytime soon, like in the next 20 yrs. Who would pay for a dome? The owner? At least $100 million to do a project like that and it would never justify the cost with increased revenue from added events. Tax payers won't foot the bill either. And the stadium won't be moving anytime soon - it was built on the current location because they were able to re-use the deep driven pile foundations from the previous stadium which saved money. The other possible location for the stadium when it was being rebuilt was over at E. 9th on the south side of the Innerbelt. They couldn't get site control, plus reusing the foundations made it cheaper to keep it on the lake. That site has now been cut in half by the E. 9th street extension which was done with the Innerbelt project

Westlake's gift to the world - Crocker Park
Grady Sizemore lived above some of the stores a few years back, above the old Z-Gallery, my friend lived down the hall. Scott Fujita bought a free standing condo in the back of the development

Westlake's gift to the world - Crocker Park
Some of you will never get it. Its pointless to even consider "plopping this down in Midtown" or some other partially developed area with various owners. No project even remotely close to CP would be done because you'd have to deal with dozens of hold out property owners, contaminated soils issues, various zoning hurdles... The reason Crocker Park and Legacy Village were done where they are is because it was essentially green field development, a single owner (in the case of Legacy Village, not exactly sure about Crocker)

It happens. Heavy vibrations from nearby demo can easily weaken a structure beyond the point of repair if it's already in a state of neglect...

Cleveland: Downtown: Drury Plaza Hotel Development
the office space areas would be blown apart and reframed for hotel rooms. There is an auditorium which is good sized. not sure how that could be repurposed for a hotel...? Ball room! Sharply sloped floor would be tricky for dinner & dancing, dont you think?

Clock is ticking on this project. Less than 4 months now for Coral & Panzica to pull this together or it goes back out for bid as I understand it

Cleveland: Ohio City: Development and News
The location on Detroit will be demo'd but the site will be repurposed with a suburban style bank branch (Key, Fifth Third, Charter One, etc) that will be low rise & have too much parking & a drive through lane. This new bank branch is probably what's driving the McDonalds move in the first place. I know they've been actively looking for property in this stretch along Detroit, the McDonalds location was probably the lone good option. I'm sure Councilman Zone knows as much but isn't saying so. The real problem here is that the City & neighborhood residents of Ohio City are trying to find something to exclude the McDonalds but they really don't have much. If they had the foresight to update their zoning requirements for neighborhoods like this, they could easily have code which would either exclude a suburban style store or else make it fit the area in a much less intrusive manner. Changes might include something that requires the lot to be 70% occupied by building and no more than 30% driveway & parking, a requirement for multi-story buildings for any new development, etc

Cleveland: Crime & Safety Discussion
The more details that come out, the worse this may look for the Police. While full disclosure is necessary and should be forthcoming, I sure hope this doesn't become some sort of national media focus attracting Al Sharpton & the likes

Cleveland: Detroit-Shoreway: Battery Park
^this has been talked about, extending some of the single family developments up into the existing neighborhood. Vacant lot on 76th, couple more on 74th, some other homes on Herman could be torn down & redeveloped... takes more public subsidy to go this route and it's not something that the developer seems interested in pursuing. Best left to Cleveland Housing Network & Opportunity Homes. Price point is totally different though. Single family free standing homes in BP start at $279k. The "new" homes marketed in the surrounding area from CHN are around $120k.

Cleveland: Ohio City: Development and News
the new legislation tightens requirements for drive thru's, but it's still full of holes. "Provide a traffic study showing fewer than 50% of customers will use the drive thru...." Please, this is hardly a roadblock. It will be interesting to see how this plays out. The Planning Commission is already on the verge of being sued for exclusionary zoning for this and they know it.

Cleveland Browns Discussion
Offense is definitely improving. RB's & WR's gained a lot of yards yesterday on second efforts, spinning out of the initial hit to get another 5-7 yards. Those are the things that keep drives alive. Nice game also by the TE Watson. Richardson is really emerging as a premier every down back who can run, catch & pass block. The reason I ask about Shurmur is he was brought in by Holmgren. Obviously Holmgren is gone and new owner Jim Haslam probably has some other guys in mind for the head coach job. While change may be good, I hate the idea of paying Shurmur another year when he's coaching somewhere else. Browns have paid 2 coaches, Mangini & Romeo, long after they were gone.

great game today. Is there a scenario where Schurmer keeps his job next year?

Cleveland: Little Italy: Development and News
Little Italy is a great area, but so many of the buildings facing that stretch are long overdue for some renovations. This building in particular has been a big eyesore on a high profile corner. THe area also is in desperate need of a streetscape project - the amount of poles & overhead wires criscrossing the streets is ridiculous

Cleveland: Ohio City: Development and News
Well said. Cimperman is one of the best councilmen Cleveland has had in quite a while. It's interesting though, that this is being called a "relocation" involving the current McDonalds on Detroit & W. 70th. That's a very high traffic area, I have to imagine that location does fairly well. I wonder what would possibly go back in that location if McDonalds left?

Cleveland / Lakewood: The Edge Developments
The only way that old church on the corner is getting redeveloped is through use of historic tax credits. It already has the historic designation so that's good, but there still must be some major stabilization/renovation required to get it to a useable state.

Cleveland / Lakewood: The Edge Developments
Underground parking is the most expensive option. If surface lots are $1/space, a structure is $5/space, underground parking is $10/space.

Cleveland / Lakewood: The Edge Developments
Saving the church and seeing it repurposed would be ideal but I don't think it has to be saved at all costs. Of course seeing it demo'd to make way for some generic strip retail is the worst option, but that area is a hotbed for apartment living. That corner could really be ideal for some upscale mixed use buildings, classic architecture on exterior, more modern finished apartments inside. I pass through this area every other day and it's interesting to note the Walgreens at 117th & Detroit has a 2-story look with fake upper level windows. While certainly not ideal, it's a better option than the proposed rendering linked above.

While most agree a Heinens would be great for the area, don't kid yourself that they won't want single story retail with huge surface lots too...

The Ohio State University Buckeyes Football Discussion
Hoke will be heavily criticized for not having Denard on the field for the last drive. He was the only effective option they had up till then. Overall, very sloppy game, penalties, turnovers, missed FG, OSU should've won by 14 or more.
