  1. it's not 8,000 sf and even if it were, you're going to lose a lot of square footage by chopping it up into separate apartments, building firewalls, wasted space with new hallways or separate stairways. No matter how big the spaces are, you're limited in what you can get for rent there. It's not in a great area, sort of a limbo between Ohio City and Gordon Square. Either one is walkable, but it's a LONG walk.
  2. Thanks. Good luck to them. This project seems to be moving along faster than I expected. On the Planning Commission agenda tomorrow: Ordinance No. xxx-12(Ward 15/Councilmember Zone): Designating the Globe Machine and Stamping Company, 1250 West 76th Street, as a Cleveland Landmark. So apparently once the building has been designated a historic landmark, the developer is one step closer to applying for historic tax credits for the redevelopment....
  3. There is no way you can spend millions on a full restoration, then expect to recoup costs on 4 rented apartments in Ohio City... Excuse that, you could SPEND it, but no bank would loan it and it would be a total money pit. Figuring on the HIGH end of income: 4 apartments x $750/mo = $36,000 annual gross income Figuring on the LOW end of debt service: $1 million to acquire & renovate into 4 apartments, hard & soft costs, 20 year loan, 4% interest = $72,000 annual mortgage. Plus taxes, maintenance, insurance... Me thinks it stays vacant for quite some time
  4. I've seen those commercials, and they are very upbeat. The realist in me says that Cleveland proper and the MSA will continue to lose population for a while yet though. Related to media coverage, I found it interesting how many people SHREDDED the PD in the comments section of their editorial today on Jimmy Dimora getting what he deserved today. Basically everyone said the same thing: Pretty weak of the PD editorial staff to say Dimora had it coming, after they endorsed him, Russo and McFaul time after time, and didn't break any story on the corruption till the FBI blew it open...
  5. It is terrible, but the crash was caused because the driver turned EAST onto Clifton from 117th. He wasn't coming from Cleveland or the Shoreway. For the record, the Cleveland section of the street is in such rough condition, I can't believe many people are able to drive anywhere close to 50mph on it
  6. Fat Jimmy gets 28 yrs despite an impressive list of character witnesses testifying on his behalf, asking the judge for leniency.     There is almost a 1-yr lead time on design, fabrication & delivery of the steel. Catching this now is not an issue.

  9. Palmer Woods is pretty cool. Some homes have fallen into disrepair over the last decade. Last time I was through there I saw some tarps on the roofs, overgrown landscaping, and obvious vacant homes. The cost of maintaining those old mansions and doing renovations in a historically correct manner must be outrageous. I couldn't tell which it was from your photos, but there's a home/complex on one of the corners in Palmer Woods which was built as a home for the Detroit area Catholic Bishop/Cardinal. Not sure if the Catholic church still owns it but it's unreal

  13. Major steel supplier Arcelor Mittal (MT) & US Steel (X) both near 52 week lows currently. Major coal producer Peabody (BTU) at 52 week low. Major mining & shipping company Cliffs International (CLF) at 52 week low.

    ^why is it disgusting to leave it? Is the man's entire legacy trash over this scandal? Is his entire career null & void because of this? Didn't he donate millions of his salary to fund the library and other buildings on campus? Taking down statues and removing his name from buildings is not going to remove Paterno's legacy from Penn State. Despite this scandal, JoePa had a positive impact on thousands of young men who played for him and Penn State has largely been a scandal free program.
  15. I thought "local retail business" was odd as well. Simple mixed use would've been my expectation but the end result will be the same. About 9,000 sf of "retail" space will be available on 76th, covered parking on 78th, then 13 apartments per floor on 2nd, 3rd & 4th floors. Building owner is attempting to get historic designation for the property, then use historic tax credits to redevelop it. Still a long way before any letters of intent. Need to finish that tunnel in front of it first.
  16. Original contractor was Stevens Contracting. They did the Lake Ave tunnel & bulk of the work at 76th including the work down in Edgewater Park. Soil conditions required redesign of the retaining wall foundations. Result was a massive cost increase ($1.3 million on a job that originally cost just over $2 million). ODOT opted to rebid the work. New low bidder was Great Lakes Construction. They officially started Monday July 9th. First order of business is driving more sheet pile to stabilize the slope, then massive augered piles with huge rebar cages will be installed for the wall foundations.
  17. Rezoning for the building at 1200 W. 76th will be held tomorrow, 9am City Hall Room 514. Changing the use from General Industry to Local Retail Business...
  18. I see the news today has a story that Cleveland Metro Hospital has it's own police force now, able to write tickets, arrest & detain people. By my count, this is a half dozen quasi-police forces operating within Cleveland city limits, doing essentially the same thing as Cleveland police: Cleveland Metro, Cleveland State University, UCI, CMHA.... does Case Western have it's own police too? I'm curious how the rest of Cleveland police feels about this and how it impacts their patrols and staff budgets. Is the City essentially trying to focus the Cleveland Police into just the neighborhoods?
  19. Crowds are still there but they are hanging out on the street. Talk to anyone who works in the Warehouse district as a bartender, server, etc. Business is DOWN. People are going elsewhere to spend money.

My personal preferences for choosing Detroit Shoreway over Tremont - The Gordon Square area with the Capitol Theater & surrounding businesses: Has the feel of a small defined "downtown" and I see this area continuing to build momentum, albeit slowly, and become a real destination for performing arts & entertainment. 78th Street studios is still relatively unknown but is gaining notoriety and has the making for being a major attraction. - Detroit Shoreway has the lakefront & close proximity to Edgewater Park, huge underutilized resource which should only get better if Metroparks should take control of the park or if parts of the Shoreway conversion continue - Tremont has it's assets & definitely has momentum but it also lacks the defined "downtown" feel that Gordon Square has. Much of the housing seems to either be newer construction townhomes or rundown outdated stock with very little in between - Detroit Shoreway has been focusing their "model block" renovations of homes between 73rd & 78th, giving those blocks a defined sort of quality neighborhood. I don't see anywhere like this in Tremont. Some solid quality single family homes north of Detroit from 58th heading west. Also some nice quality single family homes along Clinton & Franklin, from 74th to 58th
  21. went down to W. 6th Saturday night to meet some friends at Blind Pig. Got there early & stayed late so I missed the whole crowd buildup outside while I was inside. Walked out around closing time and couldn't believe all the people milling around, showing up, walking in the streets... next to no police presence. I thought all this was supposed to be resolved after the incident with the cops & George Forbes' nephew the other summer. Seems like it's back to being on the verge of blowing up all over again.

    You're right, it's not on the National Register. I think it's on some other State list, but I don't know the link or listing. I worked on those renovations years ago and there was definitely oversight & approval required from some state agency with regard to the historic appearance staying intact. here's some more info: http://ech.case.edu/ech-cgi/article.pl?id=LT1

    The biggest problem is that some genius gave historic designation to Lakeview Terrace years ago which means it basically requires an act of congress to get it torn down or redeveloped now. It requires review by the State Historic Preservation Office just to put new screen doors on or whatever. Strap: I hate to say it, but it would be literally impossible to redevelop the site into a market rate development. The original construction & layout makes it physically impossible. You could never add central air, bigger closets/bathrooms, or in-suite laundry. Forget about attached parking or an open floor plan or adding an extra bathroom. Those places are built with solid masonry walls and concrete floors and were designed for a time when entire family would move in with all their belongings in a single suitcase.

    Central neighborhood is already overloaded with low income public housing. The last thing it needs is more. These huge developments of public housing like Lakeview Terrace, with almost 2,000 residents, become a magnet for crime, drugs, & overwhelm the schools & social services in the area. Breaking them up & spreading them out, ala Section 8, is the only real answer in my opinion, as unpopular as it may be.

    that is a huge property. I think around 2,000 people live there. 80 yrs is long enough, but it underwent a renovation a decade ago which upgraded all major components. It is definitely an anchor around the neck of the area, inhibiting development. There were offers from developers a decade ago from the likes of Wohlsteins & Jacobs to buy the property but where do you relocate that many people to? Was it even a year ago that some random drunk guy wandered past there and got beat up & robbed of his belt, shoes, money, etc?
