Cleveland: University Circle: Centric Development (formerly Intesa)
So rockitect, you're saying that had not Panzica-Coral-Midwest Partners group been forced to go with anything but 5-over-2 concrete + 'stick' construction, Centric would likely be affordable and not being built at this moment ... or ever... Just from skimming the quality articles you posted, the main danger from wood-burning fire comes during the construction phase, but that once sprinkler and smoke detector systems are installed, these buildings are safe. The articles note these wood/stick configurations allow for more density -- there will be 272 apt units in Centric.. However one comment in one of the articles questioned the long-term viability of these multi-unit wood constructions in 25-30 years. Do you have any thoughts on this or have there been studies as to how to shore up and/or stabilize these structures over time?

A beautiful sight... glad to know we're not under attack (at least, not for a few months anyway).

This game was heavily watched around the country ... at least by those who have the MLB Network in their cable packages.

^Looks good... I'm a bit disoriented by the photo, however. Which corner and from what POV are we looking at? The backs of the old buildings to the right in the background are throwing me off.

Cleveland Guardians Discussion
As a CLE sports fan for several decades now, this is uncharted waters for me (and all of us)-- definitely in a fun way. Our Cavs actually won a championship last year and they're still most pundits' pick to make the finals again (which would be 4 straight years). And now this Indians team that went 11 innings into Game 7 in what was one of the more memorable World Series' of all time ... and now this historic streak. It just feels damn weird to have Cleveland as THE center of the sports world on so many levels... I'm lovin' it. And with this stacked Indians ball club and with this particular manager, not only are we a strong bet to return to the World Series and possibly win the thing this time, we're likely to hang around the top for some years to come... ... and, oh yeah, even the Browns have some promise for the future... Again, weird!...

yeah same here. also you start to see things lately about new experimental wood apt towers too. the modern use of wood in apt building construction is fascinating and it really seems to be a hot topic these days. check this out -- its about tall timber towers: https://www.curbed.com/maps/tall-timber-construction-projects-in-the-works Well, I guess this tends to answer my Q, that it doesn't... Interesting.... And I seriously doubt the City would certify construction if it did.

I'm no construction expert, by any means, but this seems to be a consistent method of framing living spaces in multi-unit residential buildings. Euclid 116, which recently opened their student apts around the corner, and the Van Aken Center residences going up, are using a similar method. The outer shell of these buildings, however, are sheathed in concrete, steel and often brick. The building is what is called "5 over 2", which means 5 stories of wood framing over a 2 story concrete "podium". This project went back and forth a million times (even back to when it Intesa) about whether it should be steel, concrete, or wood (or a 100 hybrids of the 3). Its more typical right now to see 4 over 1 - which is what the most recent phase at Crocker and Snavely's Ohio City project are. Some voodoo magic was able to pulled here to make 5 over 2 work, which is a big piece of what allowed this project to finally get built. Good stuff, and thanks for that ... Does Centric's compromise in any way compromise the integrity of the finished building?

Cleveland: Flats East Bank
Back in November. Portside has also closed: http://www.cleveland.com/entertainment/index.ssf/2017/09/portside_brewery-distillery_in.html Coincidental that both these places were on the "back side" of the FEB development. Minimal exposure good point. Portside I feel was in an even more "remote" location than Willeyville. I think that people heading to the Flats will want to be on the waterfront and these locations don't provide that experience. I agree. Both the PD and Scene when reporting Portside's closing stated, in headlines, that it was located in FEB, which it really isn't. It is up the hill on Front Ave in kind of a 'no man's land' between FEB and WHD which, as noted, was likely part of its problem. I only pass by Portside's location when driving leaving the Flats and am usually knee deep in traffic. Pedestrian visibility and access to Portside was far from ideal. But to report this failure as being in Flats East Bank casts an unfair negative pall on FEB which, overall, seems to be thriving... This is poor reporting.

So where will Danny Salazar end up? He obviously had the horrendous start last week (in Detroit? ... we win so much, I forget) where he only lasted 2/3s an inning and gave up 4 runs... Before his injury, he had pitched 6 lights-out games. With Danny, it always seems to be his head more than his arm. Will he make the post-season roster as a starter, reliever ... or at all?

Cleveland Guardians Discussion
Sorry, it's not whining but stating a fact. There's no way a team of this high caliber, and we've been this way for most of Francona's tenure, and esp after last year's thriller playoffs/World Series, should be drawing 18K on a (then) 18-game winning streak. Not only is it embarrassing for the City it sets up an owner either selling or moving the team --and don't talk to me about iron-clad leases, which are made to be broken. The national media is going to start commenting on this and then you'll hear locals' routine '... they're picking on us' whine in full-throated harmony... Yeah it's nice that the team is making money off of TV revenues and team gear (sadly much of it is with that racist Chief Wahoo logo), but locals should embrace this team by putting butts in the seats. I'm tired of the anti-Dolan excuse -- he's spending major $$ in a small market and Chris Antonetti has distinguished himself as one of the top GMs in the game... Hell, I've been to a game this season and I only live in Cleveland part-time. You couldn't ask for a more accessible, more beautiful stadium in a vibrant downtown. No excuse.

I don't care about the entire season, I get that people were skeptical in May and June. The Indians are on the verge of history right now and yet everyone filled up First Energy for another "almost win". I don't get it... This team went to Game 7 and lost in extra-innings for what people nationally were saying was one of the more memorable and exciting World Series in memory. Yes we struggled consistency-wise in April, May and into June, but our track record, esp under Tito, a lock future HOFer, plus our additions, like Encarnacion, should have been confidence enough that we were playoff bound -- likely as a division winner.. I'm not upset with our attendance and am very pleased that it is way up over last year. That said, last year I believe only Tampa Bay had less regular season attendance and, this year, someone noted we are 5th from the bottom attendance-wise. That does seem odd esp when considerably lesser teams like Minnesota are, and have been, packing 'em in night after night whereas we here in Cleveland see a +20K crowd as a good night. I'm glad the Tribe has high FSO ratings, but there is still a lingering resistance among fans to attend games, at least during the regular season -- I guess there's still some anger at the Dolans for being cheap, although recent moves, like EE, Jay Bruce, Joe Smith, and others, belies this premise... we know the Indians will sell out in the playoffs as any team should.

Cleveland: Public Square Redesign
I definitely agree with the writer's sentiments. Cleveland should be doing more things first class -- like the Flats, UC Uptown and Ohio City -- and even much of downtown today (and even though the PHS chandelier is a little goofy, I definitely don't hate it as much as this writer). The settling mentality is the old Cleveland and the Public Square adventure portends to be just that -- unless the City can fix the ugly barricade situation and soon. Even with the ugly barricades in the background, the Euclid/Tower City half of the Square is still attractive and lively.

It's unbelievable. Some pundits had been speculating whether the Dodgers could break Seattle's 116-win record ... not now, of course. I can't fathom how a team as dominant as LA has lost 15 of 16 and are currently riding a 10-game losing streak. Remember when, up until late May of this season, Terry Francona's Indians hadn't lost more than 3 games in a row for about a season and a half, and when they lost 4 games in May (which they haven't duplicated since) it was like the end of the world here. Can you imagine how locals would be pulling their hair out if the Tribe lost 10 straight? Fortunately while the Indians are in a total winning zone and are the hottest, most dangerous team heading into October, a number of playoff competitors are floundering, although none as bad as the Dodgers. Houston has really cooled off and now our surging Indians now lead the Astros by 1-game for the AL's best record (which would give us a short bye and allow us to face the Wild Card winner). Boston of course has cooled off, overall, and we now lead them by 6; and who knows when, and how hard, the MLB will smack those dirty Sox hard for high-tech Spygate. That's got to be the elephant in the room for the Red Sauks and their annoying NE fans.

Cleveland Browns Discussion
I'm really excited because yesterday showed that the Browns FINALLY have a highly capable, highly talented and highly poised quarterback. Yes Kizer held the ball too often accounting for the 7 sacks, but that's an issue all kids have coming into the NFL which is 10-times faster than college -- even Notre Dame. I was particularly impressed at the poise and drive Kizer showed in marching us down for the late score -- esp the 4th and 2 bullet TD pass to Coleman in the end zone to bring us within 3 points, following the 2-pt conversion, late in the 4th that gave us a chance to win had we been able to stop the Steelers on their last drive, which of course we didn't... How many times have we seen Browns teams and their QB's fold under the kind of onslaught Pittsburgh administered in the 2nd half on both sides of the ball? No doubt, Kizer is a keeper. He had IIRC an 88 passer rating (for whatever that scale is worth) and was widely praised from all sides, including from Ben Roethlisberger, a 2-time SB winner who considers DeShone a hometown kid as they both grew up in NW Ohio... Big Ben was highly impressed with the kid and that's high praise... Now the negative... If the Browns cut Kenny Britt tomorrow I would not shed a tear. This guy's a bum and he dropped a wide open pass that could have gone for 6 at a key moment in the 2nd half... He's shown me nothing during his stint in Cleveland from preseason to yesterday; he makes me miss Terrelle Pryor even more, who did some nice things for Washington in losing to the Eagles yesterday. Pryor was really hard on himself for a couple key drops, though... Think Britt would ever be so forthright and honest even after giving a good effort? ... don't hold your breath. Obviously Crowell (and our other RBs) could never get uncorked yesterday; blame is likely evenly divided evenly between him and his offensive line. Obviously we're going to need some more offensive balance or tough D-teams teams like Pittsburgh and Baltimore or going key on Kizer all game... Even though I am NOT into moral victories of any kind, I do see a number of positives out of yesterday's loss, esp w/r to No. 7 under center and by the fact than neither he nor the team quit and fought to the end against a team that many pundits see heading to the Super Bowl. Obviously our inability to put adequate pressure on Ben or stop Antonio Brown led to our demise, but I'm looking forward to seeing progress vs. the Ravens next week.

^I was by there this past weekend and, as I noted before, there's no progress on any but the 4 or so units constructed in the north western corner of the lot. There's still no improvement on the larger portion of the lot, other than some concrete pads with water and/or electrical connections for new units.

Cleveland: Random Quick Questions
Yep, Murray Hill is correct, the Case School of Applied Science was originally downtown as was University Hospitals (founded 1866 as Wilson Street Hospital -- following a meeting of med leaders at Old Stone Church -- then Cleveland City Hospital)... I believe when Leonard Case, Jr. founded Case School, it was only the 4th free standing engineering school in the country behind MIT, Worcester Poly and Stevens Institute of Tech in New Jersey...
