We have a hard time filling retail spaces downtown at the moment. There is no way that I would expect new spaces to be built in certain areas of midtown such as this.

From what ive heard, Walmart cant build a supercenter if a grocery store already exists, but ive never heard that you cant build a grocery store if a Walmart Supercenter already exists. And the former might just be in certain cases.

I love these buildings. The only thing im scared of is the plan to demolish a storefront and turn it into a parking garage entrance. Cant they use the alley in the back? Spruce it up a little lol. But really, we should be going away from putting garage entrances and exits on our major streets, especially Euclid Avenue.

Ive said this before, but 3:00 is the worst for what I have seen. There is times where the bus was to full to fit anybody else on. It was already far over capacity. I cant imagine trying to get off earlier than the rest of the crowd.

Thanks for the information. Now if downtowns rents go up, will HUD become more resistent in paying the difference, and not give a HAP contract to new buildings interested. Could an HAP contract not be renewed after it runs up?

I would have to believe that in the Edgewater census tract, that north of Lake Avenue, possibly even Clifton is almost 100% white. I believe south of Clifton is where most of the minority population is.

Could they not make more money going market rate? Or how exactly does that work? Or would the renovations into market rate units take too long for the owners to recoup the costs?

Cleveland: Census Results
From i've seen in Cleveland thus far, when a neighborhood begins improving, it is usually parallel to an increase in white citizens. This is why I ask, why did Ohio City see a 10% loss in white citizens and see an 11% gain in black citizens. Same goes for Detroit Shoreway. Most tracts seem to see a 20-40% drop in white citizens and about a 25% gain in black citizens. Only downtown, university circle, central tremont, west bank, and a few random tracts showed an increase in white population. I know this can be a sensitive subject to some, but the intentions are not offensive. Is there an explanation to these numbers? Are only parts of our "growing" neighborhoods improving, but declining as a whole?

Just wondering, since demand is growing, is there any chance that the section 8 buildings downtown could possibly be converted into market rate units? These buildings seem like they would be a cheaper conversion since they already serve a residential function. Is there any possibility for this or is it pretty unrealistic?

It would be a mistake to remove the Edgewater name. And it seems that Old Brooklyn residents are fighting to keep the name as it is. Aerotropolis sounds like a Disney movie.
