Avon makes no sense for therese489. Also therese489, you could afford downtown if you wanted to, even East 4th. I still feel that both the CSU area or University Circle/Little Italy are great choices for you!

I went with my girlfriend today at lunch. Place had a really nice crowd. She liked the house stuff. Didn't buy anything yet though. Maybe next time. Looks good inside though.

I still think Little Italy is your best bet, it would give you other options of transportation if you ever wanted them. Since you will be by playhouse square have you considered living by CSU? Very active part of town during the school year, safe, young, and right downtown. Edit: What is your price range?

Slavic Village Gentrification?
In a nutshell, "no". I think Cleveland is now a city with less than 400k people and we already have a number of neighborhoods where development and seeds are being focused. Cleveland doesn't have the resources to nurture these areas as it is, they have to do it on their own and some are thriving, some are struggling. People might tell you that Slavic Village is on the priority list for the city, but it's not from what I've seen. It's sad, but true. Detroit Shoreway/Ohio City/Tremont/Downtown/UC/LI are really the only areas of the city where the seeds are being nurtured to their full extent. Sadly, these neighborhoods probably make up 10-20% of Cleveland's total population. The resources just aren't there for the rest of the city. As these neighborhoods continue to blossom there will inevitably be spillovers into the neighboring areas. However Slavic Village's isolation from any one of these seeds is too far to benefit from spillover. It will take a lot of local citizen activism and neighborhood pride to maintain what they have, but a drive down many of the streets tells the story of how quickly things are slipping away. I think there's great architecture and great spaces in Slavic Village that maybe in 10-20 years it could be the next Tremont, but how far will it slip before there's enough demand to fully gentrify it remains to be seen. And the neighborhoods you've mentioned still have a pretty far way to go themselves.

Where do you see that? And im guessing/hoping its just demolition of the part of the eastern wall to add either windows or entrances into the new plaza next door.

Well youd basically be on Case's campus. University Circle is a beautiful place and is very walkable/scenic IMO. Uptown will be a cool place to live but wont be finished by July. Hessler Rd is a really neat street. I dont know how many options there are in University Circle though. Little Italy is in walking distance to University Circle and could give you more options.

Id suggest Little Italy due to walkability in general and to Case, and access to public transportation. It also has a little older crowd, unlike Coventry which seems to be overrun by high schoolers at times.
