Cleveland: Downtown: The Avenue District
It appears from there website, that the one avenue district building is completely sold out and that there are 6 townhouses still available. I think its a good sign that they were able to sell out the lofts and penthouses showing that there could be a possible demand for more.

Maybe the city should rezone the area for the future. Right now the majority of it is zoned for light industry. Right now it appears that the city plans changing it to commercial services

Agreed. Take a walk around that neighborhood and you see that it's not as empty as it might look on a map. Certain areas of it are healthier than others, but there still is a lot of available space in crappy buildings. I have been over there before. I think that superior avenue is the best stretch, but the lesser know streets like Hamilton dont appear to be doing as well. Even parts of lakeside and st claire look to be in bad condition. Again I know nothing like this would happen anytime soon, just seems like a perfect area of the city for future development. You could even extend the waterfront line to serve the new neighborhood.

Its a different concept then the avenue district and I said I know this wouldn't happen anytime soon, more of a longterm thought. These residencies would provide excellent views of the lake, burke airport, and skyline. I feel like they would have a potential to be a hit. And most of that area(no name that I know of) is nothing significant enough worth keeping.

I thought it would nice to have a place to just have random discussion, especially tied to one specific city. I was just thinking, the area north of CSU, East of east 12th, and west of I90 has a ton of potential. Not in the near future but more long term. Imagine a residential tower in that area. Great views of both the city and the lake. I think most of that area(not all) could be demolished, mostly insignificant buildings with little to no use. Thats just my random thought.

20 years from now... I remember when... The East Bank of the flats was nothing When there used to be giant parking lots in the warehouse district When there was even a parking lot on public square. I remember when there was no medical mart or casino. I remember when the city was losing population I remember when Cleveland only had the Red, Green, and Blue (and waterfront) lines. I remember when there was little retail downtown I remember when CSU didn't have a large residential population

The only one that seems somewhat strange is the rock line. Serves Public Square to the Rock Hall and Science Center. Couldnt they just run the waterfront line during the hours they suggested for the bus route? Im not a transportation expert but for someone who is, which is cheaper to run? Bus or Train? or maybe they are just rebranding the waterfront line as the "Rock" line

I was saying why jam40jeff might feel there is a bias. And even if you look in those areas you mentioned, as I said, University Circle and the Asiatown area both have large white populations, with Asiatown aslo having a certain niche and Shaker Square having the historical aspect. And it does appear to be at least somewhat relavent.

Cleveland: East Side Neighborhood Development
Its interesting to see that most of the reinvestment mostly only happens in areas of the city that have a somewhat large white population. Tremont, Ohio City, North Collinwood, University, Downtown, etc. The westside also tends to have a larger white population, which is why, most likely, most of the reinvestments seem to occur on the west side, and why most of UOers seem to favor the west side.

Bakeries on the west side of Cleveland?
I agree with both of these posts. In fact, I had to visit Lake County this week, and Biagio's is a required stop whenever I'm up that way. So I got to start my morning off right the last couple mornings! :) Emmie is correct about the price being right. $6.39 for a bakers' dozen (under 50 cents per donut) and the pizza is 90 cents per slice. The only problem is that I tend to eat all the donuts way too fast. I believe in the last 10 years at one point they were only 4 something for a bakers dozen. Really cheap. Even their new raised price isnt bad. Now Im really craving both their donuts and pizza!
