^ those buildings would have to give up their private riverfront patios and just settle on smaller patios along the boardwalk, the size of downtown patios.

The Abington Arms building is the most annoying one over there. I wish a building would be built infront of it, and wrapping around to be built on its mayfield road parking lot as well.

The most interesting part of this area, and the part I think has the greatest potential, is Prospect Avenue, East 30th and beyond. Some beautiful houses and structures over there.
