Sycamore Township: Kenwood Towne Centre
Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionI don't know if it is a Liberty Center project. It is probably more of a office complex for the jobs. Similar to what is already next door.

Sycamore Township: Kenwood Towne Centre
Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionFrom what I understand, the township is land banking a bunch of property up there in the hopes that someone will come by with a huge new development that wows them someday and it can go on that spot.

Sycamore Township: Kenwood Towne Centre
Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionI think the township is saving that parcel for a large office development or mixed use development

Cincinnati: Downtown: 1010 On The Rhine / Downtown Kroger
A lot of those items like the Little Clinic, pharmacy, liquor store, etc can be added later as demand would merit it. Its not like they need to be designed into the store. Little Clinics and pharmacies were not designed into many of the suburban locations when they originally opened (yes, not speaking of Marketplaces) but came about later as the demand and opportunity presented itself Why compare it to a suburban Kroger. It is a completely different animal. The OTR store was essentially a no frills suburban Kroger with very little selection. This store is completely different. If you remember the Kenwood store that was short lived from 10 years ago, I imagine it will be a bit like that store. It was a smaller format store more like a Fresh Market or Whole Foods. That store sat between 3 other larger format Krogers in the area but was designed to serve the office crowd (that never materialized because of the Kenwood Collection debacle). The goal was to offer more quick service meals and ready to eat meals that the professional could have at their desk or stop and pick up on their way home. It was not really the store that people shop at for their weekly groceries. I liken the downtown store to this.

Cincinnati: Downtown: 1010 On The Rhine / Downtown Kroger
If not, it is not like downtown is underserved by pharmacies. There are 2 Walgreens and at least 1 CVS in the CBD alone.

Sycamore Township: Kenwood Towne Centre
Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionNot that it wont do extremely well, but I would think they would have tried to put it on the Montgomery Road side or as close to the highway as possible. It is a petty point since it will make a killing regardless, but figured they would have fought for more of the front entrance and visibility.

Cincinnati: Downtown: Western & Southern Headquarters
Brutus_buckeye replied to Brutus_buckeye's post in a topic in Southwest Ohio Projects & ConstructionYes, but the ground breaking is months after the announcement. I know my wife started her job in 2007 and parked in the garage for a month and they told her they would no longer renewing monthly passes and the garage would be closing soon. This was the Fall of 2007, so if not officially announced then, it was pretty imminent.

Cleveland: Downtown: Sherwin-Williams Headquarters
So I may have missed something. Has Sherwin actually announced a new building in downtown Cleve or is it just strong speculation at this point.

Cincinnati: Downtown: Western & Southern Headquarters
Brutus_buckeye replied to Brutus_buckeye's post in a topic in Southwest Ohio Projects & ConstructionBut that announced they were building it back in the latter half of 2007. They had to close the parking garage and demolish it before they could start building. THe plans were in place and the project was committed to before the recession actually hit.

Cincinnati: Downtown: Western & Southern Headquarters
Brutus_buckeye replied to Brutus_buckeye's post in a topic in Southwest Ohio Projects & ConstructionIs Western Southern still talking about a new HQ tower? With the tight office market downtown you figure there could be room for another building besides the building at the Banks? If not Western Southern, you would think Kroger may take on a large expansion of their downtown HQ

Cleveland: Is Cleveland in the Midwest?
Cleveland has a Chicago feel to it, but it also has a Buffalo and Pittsburgh feel to it. While Chicago is Midwest, I would not say Buffalo or Pittsburgh are. This is why it makes it hard to pigeonhole Cleveland. Columbus and Indy feel like identical flat clones of each other and are the epitome of the Midwest. Throw in Minneapolis, Des Moines, Omaha, St. Louis and you have your Midwest cities. Cleveland does not fit into that category very well. Now I agree, it is not quite East Coast either. Just my impression.

Cleveland: Is Cleveland in the Midwest?
It is not East Coast like Philly, Boston or New York, but it is a lot more like Philly Boston or new York than say Columbus or Indy. It is not Midwest like Indy, Columbus, Milwaukee or Minneapolis, but it has a Chicago and Detroit type feel to it. It is very similar to Pittsburgh, and Buffalo with its manufacturing roots. I would almost say it does not belong in the Midwest category but a separate category of Great Lakes needs to be used for Cleveland because it is similar to the cities on the Great lakes, that are rich in their manufacturing roots. The Great Lakes cities (the ones on a Lake) have their own economies that give them their own independent financial eco-systems that allow them to function more independently than other traditional Midwestern, Southern or Western cities. I would not call Cleveland East Coast or Midwest, but decidedly Great Lakes or more Mid-Atlantic.

Cincinnati: Downtown: Heritage Bank Center
Technically by 2018 but you see how that has worked out.

Cincinnati: Downtown: Heritage Bank Center
The hurt is the loss of a $300k revenue stream to the building which was the annual cost of the naming rights from what I remembered. I also believe the arena needs to pay to have the signage removed and rebranded. Rebranding more than once will be an additional cost too. Also, the longer it goes without a main sponsor, the harder it will be to get a new one at the prices they are looking to demand. Someone will eventually sponsor it for the right price. While the arena is a dump, it is prime real estate with visibility of over 100k vehicle traffic daily, Plus office workers, and anyone else downtown, that alone makes it worth something. The events in the arena are secondary to the location. Now, the arena itself is a bit of a detriment, but the location and visibility make it worth something.

Cincinnati: Downtown: Heritage Bank Center
The deal had been over for over a year now. Same situation with Chicago Fire and Toyota Park. It would have cost much more to rebrand it until another sponsor was found. It stayed US Bank Arena for that purpose even though US Bank was no longer paying for the rights. The plan was to find another sponsor but to date, no body has wanted to pay the sponsorship rights. After a year + USBank has required to have their name off the arena.

Cincinnati: Downtown: Convention Center / Hotel
It Is about what the public wants and is willing to pay more for. Will they pay for a room in a revamped Millennium, YES. Will they pay MORE for a room at the BRAND NEW HILTON SIGNIA. You Bet! - The idea is that it is more than a hotel, it needs to be a statement. you cant make the statement reusing the old hotel.

Cincinnati: Downtown: Convention Center / Hotel
The Greater Cincinnati Foundation sold their building and moved. Tire Discounters bought it and they are turning it into their corporate HQ, so that space is not really vacant for the long term.

Cincinnati: Downtown: Convention Center / Hotel
The Millennium reminds me of the Indy Sheraton in downtown Indy. A luxury hotel in its day but it has become functionally obsolete. It can still serve as a good hotel, but it can never be the 4* hotel you need to have for the convention market and a convention hotel. As stated above, the design is designed toward the traveler in the 1970s and 80s. Taste and style change. That is why you need to tear it down and rebuild it. Otherwise, you take a 2* make it a 3* only to have it go back to being a 2* ten years later. You need to build something that will last 30 years. Personally, I am all for leaving it as a 2* hotel and then building the main convention hotel on the South lot. Why not have a cheaper option for leisure travelers? The only thing I can think of is that it could put the Millennium out of business and then you have an empty hotel tower that decays like the Terrace Plaza is currently doing now.

Banning drive-throughs
I have a soft spot for Drive through liquor stores, brings back memories of the teenage years as they were often the easiest places for high school kids to buy beer.

Kings Island
Don't think it works completely like that as you reach capacity quicker in a smaller confined space.

Kings Island
The one thing that Kings Island has over Cedar Point from an investment standpoint is that Cedar Point is about all it can be. They can put a new ride in but it involves taking a ride out. They are landlocked on every side. Kings Island on the other hand still has over a 1000 acres that are pretty much undeveloped at their disposal. It makes it easy and cheap for expansion purposes.

Cincinnati: Downtown: Heritage Bank Center
Before Ticketmaster, there was Ticketron which ruled the roost there in the 80s. I remember the ugly seating pattern of the seats in there from way back when they built it. It was similar to the Superdome in New Orleans. The concept was to make the arena look full on TV (before HD)

Cincinnati: Downtown: Heritage Bank Center
Wont be Pure Romance. They recently bought an old warehouse on 3rd st overlooking Ft. Washington Way, right at the bend to get on the brent spence bridge, for the purpose of putting their billboard up on that building. It was to replace their logo on USBank Arena because it would be much cheaper. My bet is on First Financial or Truist
