Ohio's 1st Congressional District
^ The thing is, he appears to be doubling down on the I did nothing wrong despite increasing evidence mounting against him. He seems trying to spin it like it was part of the Clerk campaign instead of just admitting to it. I think his strategy is to deflect until after the election and then admit. Regardless, a continued cover up will look worse than just coming out and getting in front of it now.

Kings Island
And I heard correctly. Farewell, Firehawk: Kings Island announces roller coaster will come down It was a nice ride, Firehawk. Kings Island officials made a highly-anticipated announcement Thursday morning that the park would bid farewell to its "flying coaster." Final rides will begin this weekend; Firehawk's last flight will be Oct. 28. "While still popular with many guests, park officials state the ride has simply reached the end of its service life," officials said in a statement. Cincinnati: Housing Market / Affordable Housing
^ Ultimately, what happens is that as new luxury product comes online, existing 1970s and 80s product is renovated to upgrade it to look much nicer and better and try and maintain the current tenant class. It is a lot cheaper to buy and renovate existing product than build new market rate product

Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionDoes anyone have any potential scoop on the type of redevelopment they are cooking up for this site? I know it would be extremely preliminary but interested In hearing nonetheless

Cincinnati: Housing Market / Affordable Housing
You build luxury housing in order to turn former luxury housing into more affordable housing and moving down the food chain.

Ohio's 1st Congressional District
his campaign manager was probably being lazy and they probably hadn't opened their congressional account yet or the funds were not yet in there and they wanted to get moving on a poll.

Ohio's 1st Congressional District
^ Theoretically it could be jail time. Cant see that happening. It would be a fine. But considering it would be criminal, it could cause a lot of collateral damage (having a convicted felon as your Congressman would not play very well)

Cincinnati: Fountain Square: Development and News
Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionIt is just one level under the store front. Prob about 150-20 spaces giving the footprint. I would love to add about 3-6 levels of parking on top of the storefronts. Then add 10-15 story office tower, Then add about a 20 story hotel, 10 floors of apartment/condo at the very top. It would never come to fruition but nice to dream.

Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionI think it would fit a 20 story tower on that pad. I think that is 20 office floors though so it could be more if it were apartment/hotel. Would love to see a huge hotel/apartment/garage/retail/office tower and garage complex. I know it is nice to dream.

Ohio's 1st Congressional District
Looks like even if he wins the race he may be fighting criminal charges. This report from the Enquirer is fairly damning. Don't know how you can spin this.

Owning Rental Property in Ohio's Cities
Akron is a great place for 2-4 unit properties. I personally think the Cuyahoga Falls area is a decent area for these type of smaller properties given the location to downtown and the University, the older housing stock, it is more of a working class area with a good supply of renters and fairly stable for the most part.
-
Owning Rental Property in Ohio's Cities
It is a lot easier to do it with Multi's but even after a while 2-4 families do not get the economies of scale that bigger properties provide.

Housing Market & Trends
The appeal process is pretty easy and many will get it lowered by the appeal process. Get an appraisal for $400 and you will more than make that money back in the appeal.

Owning Rental Property in Ohio's Cities
It is hard to own a one off rental property as you get into your mid-30s. Without any scale, you cant justify hiring a manager to take care of it.

StapHanger[/member] That is what I figured. Old money Shaker, Chagrin, Orange, Beachwood, etc. New Money in Westlake, Avon, Avon Lake, etc. Some old money in Bay Village too though.

Housing Market & Trends
When I lived in Cleveland years ago, it seemed as if the East side and west side were pretty balanced as to where the concentration of affluent people lived. Is that still the case or has it dramatically shifted to the WEst Side (and by East side, I include some of the western parts of Geauga County)

Housing Market & Trends
Its statutory that they do a 6 year re-appraisal and then 3 year adjustment. It is up to the legislature to change that.
-
Housing Market & Trends
^ the county is trying to balance the budget on say $10 million in taxes. As the property values on the East side erode, they need to raise the West Side higher to make up for this erosion to get to the number to balance the budget. The problem is it overvalues the West Side property and the risk is that the County loses if the owner appeals and then they miss their revenue projections that they had already accounted for in spending.
-
Housing Market & Trends
^ Karl Keith has come out at one time in the past and said that he views his goal to maximize revenues for the county through getting property values as high as possible. What he counts on is that there are many people who do not understand the appeal process and will not do anything and pay it. He is preying on the ignorance of his constituency.

Housing Market & Trends
^ It is a shame that the county goes through this with a hatchet and raises prices like this. Fortunately, at least in most counties, the appeal process is pretty reasonable and when confronted with reasonable evidence, the county quickly backs off their values. I had a couple properties in Montgomery County double a couple years ago but we got them knocked down to their original price upon appeal which is not too hard. I know Jonathan Dever at the statehouse is working or has been working on a bill to prevent the county from assessing tax rates on an existing property more than 9% more than it was for the previous year. This would provide relief to homeowners from the tax shock in such circumstances

Greater Dayton RTA News & Discussion
^ Yes, but the buses would be the precursor to commuter rail. The downtown to downtown could have a stop off in Springboro Middletown and West Chester to fill the bus. The downtown Dayton stop may be more of just a termination point but it could encourage more development down there. It could also encourage those who want urban living and don't want to live in downtown Cincy to give the more affordable Dayton market a shot

Kings Island
Why Firehawk, its still pretty new? If I would get rid of one I would get rid of the Bat
