Cincinnati: West End: TQL Stadium
^ he just does not get it. I understand he wants to use these events as a sounding board to help his coalition, but opposing all gentrification and all opportunities to better the neighborhood just makes the poor poorer and leaves them further behind. He does not get the fact that development is never a zero sum gain and he needs to get over that mindset.

Owning Rental Property in Ohio's Cities
It would depend on the street. In this market, and if it is in a prime location in OTR, probably 6-7 CAP. However, I would reach out to a broker to get their opinion on it before you would sell it because things are changing quickly as we are in a rising interest rate environment so CAP rates are probably going to trend up slightly.

^ Because you cant have everything open and speculating about ongoing negotiations that may or may nto even be relevant. When there is a final plan to present in place, the public can comment. That does not mean that all their concerns are valid, or even need to be addressed. When you do big projects of course some people are going to be unhappy. The biggest problem is the community activists cause more harm than good, because in order to get what they want, they have to be willing to give in on a lot of things too. Part of the reason why OTR was so bad for so long is because you had people like Buddy Gray and Josh Spring keeping it back. Josh Spring needs to become part of the solution to the problem, not contribute to it.

^ Depends how big the multi-family is. If it is under 5 units it will trade on comps and not Cap rate

Cincinnati: West End: TQL Stadium
The West End needs actual leaders who don't just want to grandstand and educate the people that the way to get a grocery store and way to get a drug store is to create a critical mass for people who want to go there. There is a give and take on everyone's part. A stadium wont do this alone, but it will help spur neighborhood housing to the area. The other thing that irritates me about these idiot "community activists" are that they look at gentrification as a horrible thing. You cant have it both ways. If you want a grocery store and drug store, you need to actually have economic development that will allow for this. People like Josh Spring have the idea that the people can band together to influence the leaders to stop something. While that is true to an extent, and they can certain gum things up for a while, these tactics do not work when you are trying to get something, especially something that relies on private enterprise. Community leaders cant force Walgreens or Kroger to go to the neighborhood with those tactics. They may be able to band together to keep them out, but such behavior does not look good to encourage economic development. Why would they take a chance on a neighborhood that feels entitled to their businesses.

Ohio's 1st Congressional District
Don't know if this would help him much for city council election since isn't most of the 1st District now outside of the city limits?

Ohio Congressional Redistricting / Gerrymandering
This is an example of pigs get fat and hogs get slaughtered. I have no pity on the Dems for the mess that gerrymandering created because they had a chance to stop it and were too greedy for their own good. http://www.cleveland.com/open/index.ssf/2009/09/senate_republicans_pass_consti.html

Ohio Congressional Redistricting / Gerrymandering
The ironic thing is that this bi-partisan deal was almost the same deal the GOP came up with in 2009 but the Democrats balked at because they were licking their chops at growing their power in 2010 and being able to draw them to their advantage.

Brutus_buckeye replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionI like the Jahn building. It reminds me a bit of the Key Bank Tower and the Georgia Pacific Building in Atlanta.

2018 U.S. House of Representatives
I love Gonzalez. Especially going back to his 2005 game against TTUN and that amazing catch. He would have my vote on that alone. :)

Ohio's 1st Congressional District
^ I have met him a few times too, he is a good guy and hard worker. This campaign is a whole different animal than running for clerk of courts. He certainly can raise money though. I just think the whole district leans too much GOP now.
-
Ohio's 1st Congressional District
One of the things that worked well for him as clerk of courts was that it was a non-partisan race and he was able to keep his hands clean and be positive and let other people be the goons. He will not be able to in this race and that may hurt him more than most especially when dealing with the Warren County voter. I just cant see how he wins this. It will not be career suicide for him, but his next step would be city politics then.

^ That is true, but you can always call the team shop and they will ship to you. You are probably right, there will be an online presence, but in context, I think there will be a lot less uproar from people about the Wahoo logo appearing on a vintage 1990's -2015 uniform instead of being on regular everyday apparel. I do not envision them making go Tribe shirts with Wahoo on them anymore, only the vintage stuff

I believe it would have to be readily available without having to jump through too many hoops. It may not need to be sold online but should probably be available in the team shop and other team affiliated shops. They don't need to disseminate them at Giant Eagle but keep it to the stadiums and hotels. What I think you are going to see is in the first 3-4 years, you will see a few shirts and hats with the Chief on them. THen after that fad dies down in 3-4 years, and people forget about the Chief, you will see the hats and logo displayed in the team shop on retro Jerseys that are for sale. This way, they can protect the mark, the collectors can celebrate the past with their retro jerseys, but the bulk of sales will be focused on new merchandise and current stuff. The Wahoo mark will only be used on throwback merchandise and will cater to a very limited audience.

^ Touche - It does cut both ways on various issues. PS - I was mainly trying to think of something to debate to get people back on topic (since I was responsible for going off topic initially

That is more nostalgia whereas it seems the left gets more personally wrapped up in symbols.

Cleveland Guardians Discussion
Getting back on topic, I think the one thing that irritates those who don't have an issue is that it is just a symbol and that symbols do not make up who they are. They see a symbol for what it is, just a logo, nothing more nothing less. It seems as if the left places extra value on symbols and feels they represent more than they actually do.

That is not how it works. You have to take it, accept it, then pass it down to the next generation. THen they will be bitter, but there reward is that they can then shit on the generation after that. Its the circle of life.

^ No, we cannot stop blaming Millennials for everything because us Gen Xers were blamed for everything when we were younger by the boomers. The boomers were blamed for everything by the Greatest Generation (although they did have a point) You will do the same to the next generation. Get used to it, it is a right of passage.

Cleveland Guardians Discussion
What do you mean by length of time thing? this has been going on since the early 90s. People were protesting the Tribe and Atlanta Braves when they played in the World Series together. In the early 90s there were a bunch of colleges that changed their nicknames for the same reason. Remember when Miami was Redskin country. St. Johns had the Redmen, and Marquette was the Warriors (which I think they should have kept the name and just changed the mascot). This issue is nothing new.

This Notre Dame thing is apples to oranges. With the ND thing, you have an Irish Catholic School that embraces the moniker as a sense of pride. That was never the case with Native Americans and Chief Wahoo. Now personally, I don't find the Chief offensive and just see him as a cartoon character but still, at the end of the day, it was not like the Chief was created by Native Americans, so the whole Notre Dame comparison does not really work well. The Chief has been around 70 years, how many logos have lasted that long? many teams have updated their logo through the times and use different logos today than what they used even 20 years ago. Change happens, change is not always bad. If the Chief was not a polarizing figure, it would have been phased out years ago without more than a collective yawn. And the beauty of this is that those who still are in love with the Chief can still get their Chief Wahoo gear and wear it to the park.
