^Reading his article, he is a horrible property manager. There are a lot of things he does that just make me scratch my head and say, you are contributing to the problem. Owning rental property is not for him, that is for sure.

^ I still love the business. Just the cost of doing business and I absolutely love the returns. I find the tenant horror stories humorous in the grand scheme of things because it amazes me about people in general and how they could act like that. On the college rental part, we once had a group of guys who threw a party one stormy evening and brought everyone inside. After hours of people spilling beer on the hardwood floors and people tramping in wet shoes, there were puddles on the floor. GIven that they left those puddles of stale beer and water, for 2 weeks, it caused the wood floor to warp in some spots. Instead of notifying us to have us try and remedy, they tore up the warped floor boards necessitating the entire floor to be replaced. The most appalling thing is that when we showed the results to mom and dad who were co-signers on the lease, instead of being angry at their kids, they were upset with us because we fostered an environment to let them party.

What I have learned through my rentals is that for every 5 great tenants there is another bonehead out there who thinks no one is paying attention. Just last night we had to get the police to one of our complexes at 1 AM because the brother of the tenant, who was staying there for 2 weeks while the tenant was out of town, choose to bring his drug dealing operation to our place and found out quickly that such behavior is not tolerated as they enjoyed a nice ride to their jail cell. I had another one time who broke her own window and wanted to break her lease and get her money back so she cooked up a story to me about being robbed and raped by her ex boyfriend. She planned to meet me expecting to get her rent refunded and full security deposit back and was surprised when I gave her an eviction notice and copy of her 911 tape instead. You may ask, o but it depends on the neighborhood these people live in. While certainly it is not San Francisco with the high end apartments, one of these examples was from someone who rented in Oakley. The other was a suburban working class setting. So, nothing surprises me when it comes to knucklehead tenants.

I've been paying attention to the slow down in vehicle sales and assuming that a recession is just around the corner. The US economy is overdue for a recession. Just finished lunch with a presentation by the chief investment officer at a local bank who said the next big bubble to cause disruption in the economy is going to be the subprime loans make on car sales. Less than 10% have been verified and they are now the same liar loans that caused the housing crisis 10 years ago.

FC Cincinnati Discussion
West End is the no brainer choice to me. It fits with the urban redevelopment plan. It would integrate into the neighborhood. There is some parking infrastructure in place already and more can be built. More importantly, it offers the availability for the most uses. The garages can be used for multiple purposes. Music Hall events, Washington Park events, Police events, etc. It offers easy highway access with the exit ramps nearby. It offers the ability to add more critical access to the streetcar and other events to draw additional streetcar riders. Also, it would help with parking because people can park farther away and take the streetcar to the game. It provides a nice urban setting with bars and other places nearby to walk to after and before the games (unlike Columbus which is just a sea of grassy parking nearby.) It can be used for other events easily such as HS games, concerts etc.

No you cant take advantage of the 1031 rules because selling a piece of commercial real estate and investing in a REIT would not be a like-kind exchange since a REIT is more of a secured instrument and offers the liquidity typical real estate does not. If you are looking to take advantage of 1031 rules You can invest in a real estate syndicate and take advantage of like kind exchange rules. This will not get you liquidity you may desire but it will allow you to be invested in a partnership to share the risk.

This. Absolutely this. There is no way that the trickle down economics push is sustainable and as such taxes will have to eventually be jacked up in the next 10, 20, 30 years to cover the debts issues created by Republican/Trump tax policies. When that happens those that have saved the most will be required to pay the price in higher taxes. I only hope there is no after-the-fact adjustment of Roth IRA rules to tax some of the proceeds of those of us that can see the train wreck coming. As long as there is enough balance in the Congress to keep these instruments stable. I know there were proposals a few years ago from the Obama Admin to try and do away with Roth's and start taxing gains in there as people withdraw their money because 30-50 years from now, this will be a large middle class tax savings. The government will take a huge hit down the line and there are a number of economists, especially those who lean to the left who hate Roth's because of the tax shelter it creates and the windfall that the government can receive down the line by taxing them.

If it were a debate on whether this should replace the Denison, there is merit to that argument. But the debate is whether this project should replace an empty overgrown parking lot that is a blight to the community. I am sorry but those people against this have no leg to stand on.

Brutus_buckeye replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionSo this project has stirred controversy because 1) It does not look like the sort of infill that fits with the neighborhood and it is 1-2 stories too tall? - I remember when the residents of Hyde Park fought and lost that battle and ended up with a pretty nice corner building on the square because of it. 2) It ruins the historical character of the neighborhood? - Last I checked this was an abandoned parking lot and looked very blighted. The proposal may not be perfect, but safe to say it would be an improvement 3) The homeless coalition does not like that it has no affordable housing? - I struggle to make the connection here too, last i checked this was a parking lot. I don't think too many homeless will be displaced here, outside of the few squatters in their cardboard boxes. I know Josh Spring likes to stir controversy when none is warranted to create bottlenecks and slow things down, but this is pointless here. I don't see why this is such a controversy, outside it is just Cincinnati and people love to complain.

I heard that Brunner after her last race had soured on running for office. Don't know anything on Coleman. I still think Cordray is a no because of the pressure from the national party to stay in his current role

2018 Gubernatorial Election
^ Don't see him jumping in unless Trump fires him. Cant see him leaving before his term is done because otherwise, Trump will be able to appoint his person to the office and gut it. I think there will be a lot of pressure on Cordray to stay in the role to prevent that from happening. Too many National Democrats would put pressure on him to keep him from running for Ohio Governor.

^ many did, but Richardson got in the race late too. Unions also typically demur to the incumbent, but Richardson would have been able to get some strong support if he had advanced and if it would have been a two way race, he would have had considerable labor support.

I see your point but not sure I agree with it. If you're a Richardson voter and you've already essentially said "John Cranley isn't my guy" what makes you want to vote for him in November? Rob ran much more as the "anti-incumbent" candidate than he did the "union" candidate. Yvette is obviously far closer to anti-incumbent than John. Richardson might have a strong following, but he wasn't able to mobilize them to come out and vote yesterday. I think that because Richardson is a political outsider, his followers aren't the same people that usually get involved in local politics or understand the day-to-day of what happens at City Hall. So, many of the people that voted for Richardson yesterday may not have even had a very strong opinion about Cranley or Simpson or know what they support. College kids are a mixed bag because while they can sway things if they show up to vote in big numbers, many of them probably aren't registered to vote in Cincinnati. I'm pretty sure that I stayed registered at my parent's house the first year or two I lived on campus. And if his campaign would've made a big effort to get students registered, it definitely would've caught the attention of the "Ohio Voter Integrity Project", the group that has actively tried to void the voter registrations of college students by finding any little mistake or process error. He certainly capitalized on that but he also had the Union machine behind him along with the NAACP and urban league due to his father's role in leadership of these organizations. While the casual outsider may not have voted for him because they did not want a Cranley or Simpson, political lightweight his is not. He is very well connected amongst many of the power brokers. Almost more so than Simpson. Put it this way, you don't become the director of UC board of trustee's based on your leadership vision, it helps to have friends in high places.

If it was Richardson v Cranley, Richardson would have likely won the anti-incumbent vote, along with the streetcar, urbanist downtown voters and college crowd. He did well with the college crowd as is but Simpson obviously was the preferred choice of the urbanist downtown crowd. So Richardson would have got that vote too. Cranley's key strength is his labor ties, and Richardson would have cut into that because he had strong connections to the labor crowd. Simpson is essentially going to be running a turnout race, i.e. can she turn out her supporters more than Cranley, whereas, Richardson would have been able to cut into Cranley loyalists a bit better. Now the downside is Richardson may not have motivated as many Simpson voters to turn out so he may have lost some support on that end, but who knows. It would have been interesting.

I almost feel as if Richardson would have been a tougher opponent for Cranley than Simpson. This is 2013 all over again. Richardson had a strong bloc of college kids and Union support. Cranley has strong Union support and Richardson would have split that. Those that don't like Cranley for transit were not going to vote for him. I think Richardson actually overlapped more with Cranley's voting blocs than Simpson.
