http://cbreemail.com/rff/ff00a423e1fc648ad588bd015c49a0fac31cd359 This will give you a good snapshot on the apartment activity in the Cincy metro. We are not Nashville, but Nashville is also a boom/bust market. Cincy is more stable and does a lot better in down markets.

The interesting thing is that really United was not responsible for the incident other than selecting the man to be bumped. The violent part of the incident occurred with the airport security guard who was not a United employee

^ it did not seem like much of a tower. I can see why it was torn down and obviously has not been missed. The 84.51 building is a much needed improvement.

^ I do remember going there as a kid, I don't remember what the upper part of the building looked like. There were very few photos out there on it. One of my few memories of the building was a PSA many years ago where an old lady was run over by some kids playing in the atrium area. The one then stopped to pick her bag up and then they had the PSA message. Don't remember much else on the ad, but it stood out from my childhood days.

Silverton and Amberly. They are already in CPS for schools and that is the biggest driver of property taxes. It may actually save on some taxes if they are annexed into the city. I don't know if the they would benefit the city much since both areas are largely residential and not much of a corporate tax base.

^ But soccer only plays 1-2 nights a week. Baseball plays 6 nights. In the summer when people are doing more activities, you can enjoy both. Look at large cities like NY and Chicago. Their baseball teams are almost never home on the same nights and gives fans one local option. If the Cubs are home the Sox are away and vice versa. Same would be done for Soccer. It will be interesting to see how many times FC overlaps with the Reds this summer

I have spoken with him in private on a couple of occasions. He is very much skews libertarian conservative. Not a religious right Glenn Beck type. Not a blowhard like Hannity (who I think believes what he says)

I forget, but I thought that building last sold in the 60-70 million range? I could be wrong though. Typically Cincy office buildings without GE logos on them dont command 200 million price tags. These buildings are not meant to be owned for long periods of time and never held outright. Most of leverage plays financed by life insurance companies who like a "stable" asset secured by real estate. Class A office typically fits that mold. Typical hold time is 5-7 years when the investors can then cash out. This building especially has always been well leased so it was weird to hear it go into foreclosure. I would have been less surprised if this were say the URS building or Center at 600 Vine, or even the Huntington Building or Carew. As you mentioned earlier, this was probably due to some deterioration in other areas of the owners portfolio that caused this and maybe not the building itself. I was at a real estate market roundtable the other week, and the lenders on the committee pretty much said everything without the word Mall in its name was typically performing well lately. Malls and big box retail on the other hand are starting to become toxic.

^ You are probably right. There was probably deterioration in other parts of the portfolio and cross collateralization of the properties. Also, key leases coming up with CapX improvements didn't help either.

If the owner can't make a profit on a building that is 90% leased they have no business owning the property
