  1. Yuck, It looks like a hospital. That is a place I would go to have an operation or die as opposed to stay a night. I like the original design much better.

  6. Do they actually employ a lot of people in Cincinnati? Where is that suggestion coming from? I think they only employ a handful of parking lot attendants. The rest of their property is in the suburbs. I did not say a ton, but I believe they have dealerships in the city limits, (not downtown). I do not think they employee the parking lot attendants as I would imagine the management would be subbed out. I was unaware swap a lease moved. They used to be downtown on 4th street for years.
  7. While you could technically build a tower there, again it would be difficult. Considering how it would diminish the value of the Atrium complex, such a proposal would likely spawn a significant lawsuit. This could delay construction of a project long enough to effectively kill it completely because the financing would disappear or become unpalatable. There would be no way to rush something like that through unless the owners of the Atrium complex were in agreement.
  8. True, the question is what can they feasibly build there. You cant put a tower there, because it would block the view from the Atrium, you could build low rise apartments. If the buildings are falling down it is a question as to the cost of maintaining or tearing down. I don't know what their long term play is on this though.
  9. I believe they have a number of car dealerships in the city limits. They own Swapalease.com which I believe is still downtown, or was downtown on 4th street up until a few years ago. Their corporate offices are downtown as well, and I imagine they would have a family office downtown too (but I am not certain). Regardless, they are directly or indirectly responsible for a number of downtown jobs. They own the land underneath the Chiquita Center and were responsible for helping to develop that building. I think part of the parking lot philosophy is that they were land developers who had big projects in mind, started moving ahead with them only to have the financing fall apart as it often does in commercial real estate. Remember the Dunnhumby Center or Macy's were parking lots for a number of years before any development there took place.
  10. ^ probably because they own a ton of downtown property, and since you cant quite take it with eminent domain, it gives them a lot of say over what is done on the property. They also employ a bunch of people in the City limits and even downtown, they own the land the Chiquita Center is on, amongst other buildings. I hope this answers your question.
  11. ^ he still owns the company, the fact that he is not the CEO should not have any affect on this project. The Wades have a lot of business interests around the city for better or worse.
  12. Jake - I think the common myth we have all be taught is that your home is your biggest and best investment and that is not necessarily true from a monetary perspective. Rental property is a different animal and is just another investment vehicle like the stock market. It is like buying a mini business if you run it correctly. Most people do not understand this as they only see the cash flow or sometimes lack there of that a property throws off, they do not see the hidden return of having the tenant pay your mortage

  14. That sentence is ambiguous as to whether Kroger plans to just change the name of the building or if they also plan to change the name of the subsidiary. Either way - it makes this baffling name even more baffling. Why even introduce a new name for the building/subsidiary if you know it's going to be temporary? Because you legally need to have a name for the place, and the terms of the deal were that it happened very quickly and there was not enough time to assess what would make a good permanent brand

  16. No I don't yet, and I don't have a precise plan for what I'm going to buy next. If you're drawn to this it's easy to get excited and make thoughtless decisions. Luckily buying property takes a little more time than buying stock so you're somewhat less likely to make an impulsive mistake. Still, people make bad decisions all the time. The guys who really make money are the ones who wait and wait and wait until a great deal presents itself. If you go and buy something as soon as you have $50,000~ to put down, inevitably some better deal will appear 3 months later. I think a lot of people let their minds jump to worst-case scenarios when mulling the idea of owning rental property. If you start at age 30 or 40 and do the math on what you're going to have in your pocket at age 70, losing a few months' rent every few years and doing a few pricey emergency repairs doesn't add up to much as a percentage of what you're going to haul in at the finish line. Definitely check out REIA if you are interested in acquiring small properties. They do a good job and provide a lot of info and leads.
  17. Typically, if it is a matter of paying the rent, the judges will side with the landlord 90-95% of the time. If it is a matter of additional damages the courts are more deferential to the tenant's unless the landlord has good documentation. Of course, in many cases, even when you do get a judgment, it is rather difficult to collect on it anyway, since the tenant likely has no real assets.
  18. Jake do you have a lot of rental property? E-Rocc - In Hamilton County, it is relatively easy to evict a tenant, they can only hold over for about 3-4 weeks if the landlord is vigilant on asserting their rights. Collecting on past debts can be a bigger challenge, but that is always a challenge. There are other jurisdictions like Cook County in IL or out in CA, where it can take 3-6 months to evict.
  19. I think the Casino is a great addition. It may be ugly, but it is better than what was once there, and it has opened up that corner of OTR for additional development. Look at what it has done to the other blocks in the area, it has all been good

  21. You also gotta take into account that Franklin County is by far the largest county land wise than Hamilton or Cuyahoga.
  22. I remember staying at the Crowne Plaza a few years back and thinking how neat it was being part of the old train station. There were a ton of old train memorabilia around and it was like a museum walking through there. However, much to my chagrin, they still used the tracks on the back of the building so every evening at 11PM, 2AM, and 5AM I was woken up by the violet shaking of the room and loud train horns as the train passed next to the hotel.
