  3. That part of the building was a large call center for AT&T until around 2006-2007ish when they were kicked out so the property could be redeveloped.
  4. Downtown Pittsburgh has so much potential but I was disappointed with how dead it was after hours and in the evenings. Cleveland and Cincinnati have so much more going on in their downtowns now.
  5. I would look to a community bank and instead of a residential equity line look into a commercial equity line. You may have an opportunity taking that approach. ALso, if you use other types of lenders besides a bank you can likely get some type of equity line.
  6. Love the skyline, just wish downtown was not so dead on weekends.
  7. They don't go downtown after the games because there really is nothing downtown besides fast food. Downtown Pittsburgh is dead outside of the business day.
  8. Condos are bad investments. too many variables for the banks to lend on. If you owned the whole building, it would be an easy thing for the banks to get you an equityline.
  9. Cranley cant do too much about it. The city does not own the building. Now, if they can convince another developer to develop another convention hotel on the 4th and Plum lot that is a different story. As far as the Millenium goes, the out of the country owner is enjoying that it operates as a cash cow for them.

  11. Thank you for your insight, while I am hardly a Brinkman fan, I also have trouble electing someone to public office who appears to have an issue paying his debts and walking away from his obligations. It does speak to character.
  12. That seems a little closed-minded. They don't need to be an end-goal to be an example to emulate. No, it was just that I was recently in Pittsburgh and left very underwhelmed of the area.

  14. In perfect agreement with you, Its supply and demand, Look at Chicago, their urban areas like Lincoln Park require residential parking permits to park on the street in front of your house. Heck the same in Columbus by Ohio State. There are plenty of garages in those places to accommodate many of the cars but there is also a convenience factor of being able to park within a block of where you live. That is worth something when space is at a premium. Parking is free in College Hill because space is much less expensive. Heck they build fancy parking garages in the city as well as the suburbs too. In the city they charge a bundle to park there because space is at a premium. In the suburbs, the garages are often free because they serve a different purpose. I think the thing to keep in mind is that you are not competing with other drivers for space, but you are also competing with other buildings, people, etc who want that same space. You do not have that in the burbs.

  16. This $300 a month fee does not punish, it benefits residents. Remember you have the option to ride the street car which is a benefit. Second, you will not have to worry about visitors parking in your residential areas because they will be subject to being towed which is a benefit to the residents of the area. Third it will allow for more conversions in the area and attract more investment because it will make the cost of development cheaper if you do not need to build in parking spaces. John Schneider is right, you cant have it both ways.

  18. Jake, while you may be a proponent of many green initiatives, the issue with the trash is more of a public health issue. Ultimately, in Clifton and OTR and gentrified areas of town where people are educated on conservation, this seems silly, but for the many people who live in low income housing recycling and sustainability issues are really not that important to them. Secondly, it is challenge enough just to get them to throw their trash away in the dumpster or trash can in many cases that limiting them to one can just exacerbate litter and trash and create a public health problem in areas that already have enough other issues to be concerned with. Practically, the one trashcan limit was not working. Chalk it up to tried it and failed.
  19. Supply and demand here. IN this case there is a demand for parking, $300 or $25 per month is reasonable. If you don't like it you still have choices. 1) park your car somewhere else and take the streetcar to it, 2) Get rid of your car because you now have other options. Bottom line is that one way or another you will be paying this. If they say it cost $300 per space per year, they could simply jack the property taxes on the buildings to cover this additional cost, or come up with some other mechanism that property owners will pass along to their tenants.
  20. they can play 2 international games over the term of the contract that the NFL has. The NFL has to choose the teams and the Bengals are eligible to be chosen to play overseas. This is not 2 games a year or a guarantee of two games but only makes them eligible to be chosen up to 2 times to be the home team in the international game.
  21. No, it is not, there are lot of people who work in that part of downtown, live in the apartments, etc who need parking. With the hotel it will be even more people in need of parking. P&G employees rely on that garage a lot. A replacement is needed regardless of the condo tower.
