  1. I had a meeting with a number of film investors the other week who gave me some insight into how the film industry works. What was most interesting is that they pointed out that the majority of the movies made will never see the light of day and are solely being made to get the tax credits that the majority of states offer. Not only are they not intended for theatrical release, but they are not intended to even be seen on Netflix or other streaming platform. Some of them even have decent stars (like many of the Bruce Willis movies filmed in Cincy over the last 7 years but never really were released). Some of these may see the light of day overseas or in South America, but the majority are just a tax write off for the studios and then they repay the investors with guaranteed tax credits provided by the state. While the investors get paid because their investment is guaranteed by your state tax dollars, it is a bit of a racket.

    Well it is obviously happening on some level, otherwise, why would there even be a debate about the matter at all. Wedge issues like this stir emotions. So yes, of course it they are. They get people upset and create engagement, albeit in a negative way. Dems do this too. Some of the issues with the border are the Dem version of this. It is a classic political play by the GOP in this case, but the game is played equally well on both sides depending on the issue.

    However, there really is merit to waiting. This is a decision that someone can only make once in their life. It is reasonable that they should be an adult before making such a decision. It is a prudent thing to wait.

    I dont think Dewine is deplorable. I think if you ask the majority of Ohioans they would not feel he is deplorable either. In fact, if you ask a rational and reasonable person on the street, they would not say he is deplorable either. So, while a few irrational, frothing at the mouth, fire breathing progressives may feel that anyone who may not agree with the progressive agenda is deplorable, the rational thinking public would likely disagree and urge them to look in a mirror.

    I forgot, there is no moral redemption for any Republican in your view. All their babies must die a horrible death to atone for the evils of daring to disagree with your political opinions. As you have pointed out in the past, it is morally responsible to leave a pregnant woman on the side of the road to rot if she happens to be a Republican.

  12. I think that the team that stands the best chance to upset the Ravens is the Browns. They know how to play against Lamar and they have done well against the Ravens since Lamar has been there. That being said, I do not see them as a Super Bowl team. I think they tend to struggle (for some unknown reason) against some non-divisional opponents. I could see them having trouble if they had to play Buffalo, KC, or Miami in the playoffs (especially Miami). Also, the 5 seed gets you and AFC South team for sure (or KC if they continue losing), but if that team is Jacksonville, I would be a little more weary having to play them on the road vs at home. I would still take the Browns in that matchup, especially given how the Jags have played the last month, but I think it is a different game in Jax than Cleveland.
  13. perhaps, but that those offices typically do not rely on foot traffic for walk ins and therefore, do not need to have the street exposure and pay that level of rent for street exposure. They can easily work on a 2-10th floor office setting, similar to your solo practice attorney. On some of these tower conversions, it would make sense for the developer to carve out a couple of floors above street level for a class B/C office space that can cater to these types of amenity businesses that get their clientele through appointment bookings instead of retail traffic (i.e. dentists, chiropractors, massage therapists, primary care doc, allergist, orthodontist, etc.)

The one thing that is a bit concerning about some of the office to apartment conversions is the loss of some smaller "amenity type" offices that cater to both an office and residential customer. I know Carew and even the old 4th and Vine, being older class B office space, offered some office space used by primary care docs, dentists, chiropractors, etc. These types of offices are important amenities to have in a residential neighborhood as people who are living and working in the city have a need for these services on a regular basis. I wonder if people have thought about figuring out a way to keep these types of businesses around the urban core as many of them are pushed out of their older office space for residential conversions?
  15. Color me skeptical on this. I just do not think this is something that will happen. It may just be a way to get some grants or funding to study the concept and buy them time to figure out a viable repurposing option.
  16. I know UrbanSites and CMHA are looking to partner again on another deal soon. Dont know the timeline or location for that, but that it would be a complex with affordable housing components to it. So you have to assume that is in the pipeline. There are some smaller projects in the works by TQL. There is the FC project (although the housing component has not been finalized there yet) 3CDC/UrbanSites/Model are always doing stuff in the city. Didn't they also just break ground on Liberty Commons too? So i cant see the pipeline being zero. If the question is how many 30+ story apartment towers are in the pipeline, the answer is probably zero though.
  17. There are many landlords who recognize and will call out a bad landlord as a few bad apples give everyone a bad name. Groups like the apartment association hold their members to a certain standard and level or else they will kick out bad landlords. That is why Vinebrook was kicked out of that group
  18. That is how the housing advocates manipulate the language to act like a lease termination is the same as an eviction. It is only an eviction if the tenant refuses to move. The problem is that many housing advocates act as if the tenants have a superior right to the property than the landlord who actually owns the property. It turns property rights upside down. Cities like Seattle have rules in addition to rent control that prevent evictions in the winter months. This means that someone can go 6 months without paying rent. If they start paying in the spring and get on a payment plan, they cant be evicted and the landlord cannot raise rent or terminate the lease for any reason as long as they are paying something.
  19. Fortunately, state law prohibits Meeka Owens from being able to indulge in her worst impulses. She had a ridiculous 10 point tenant bill of rights she wanted to pass that contained things like rent control and just cause evictions, but the legal department pretty much told her that the vast majority were non-starters under Ohio law. The most likely thing she is trying to push for is guaranteed attorneys for tenants facing eviction (which is still very problematic and will slow the process down significantly) but even if they pass that, they have no way to fund it so even that is likely to go no where. If they really want to protect tenants, they can start by repealing PG Sittenfeld's security deposit insurance bill which does more to harm working class tenants than actually help them.
  20. So assume week 18, Browns are in as a wildcard. Bengals need a win to get in. Do you rest your players? Does seeding in the wildcard round really matter much? I know I do not fear Miami or KC at this point. AFC South is up in the air, no team there seems scary. Only team I would not want to play right now is Baltimore.
  21. I agree it would be a huge improvement. I was hoping they could have expanded it south a bit more, even if it required a few steps to help move a larger amount of people. Considering close to 1/2 the stadium uses that gate, they definitely needed to do something. I remember going to games in the dark years of Bengaldom and the crowds typically left by early in the 4th quarter that it was never a huge issue getting out after the game. Now that they are good and selling out, you definitely notice the bottleneck.

  23. Unless they are winding down, which I doubt, $96 million would not be enough to make a $50 million gift. You are probably right that it is a living alum likely doing some pretty advanced estate tax planning with the gift.
