I think this can be used as a time to change the narrative. What Brennamen said was awful, and he deserves to be suspended for his comments. However, should we be a society of retribution, or should we foster a society of reconciliation and empathy. People make mistakes, they are wrong and they can learn from that. Is it right that bullies of the world and the truly horrible people like Chris Seelbach determine someone's livelihood or that we pause and take a breath and find a way forward and provide opportunities for growth and redemption. We should not look to cancel Brennaman. We should be empathetic towards him. He was wrong, he said something horrible, and it probably does not accurately reflect who he is. Should he be suspended for a while, of course. But, instead of following the same path that the truly nasty people of the world want and firing him, why not allow for a chance of redemption. It would heal a lot more wounds and provide a lot better opportunity to bring people together than the divisive nature of retribution that the bully crowd seems to advocate. Let's try something different for once. Practice empathy, reconciliation and forgiveness for real this time instead of just using it as a political talking point.

The pathetic thing about Sittenfeld is that he had the chance to respond to a tragedy in Cincinnati that has been exploding all summer and that is the murder rate and also black on black crime. Instead of talking about a serious issue, he chose to deflect and go to closing a gun show loophole for gun shows happening in the burbs. I can pretty much be willing to guarantee that none of the weapons used during Saturday's murders and shootings were bought because of the gun show loophole. But instead of talking about the problem he chooses to grandstand.

I think OSU will build back up as well as other BIG programs but it will take a few years to get things back. If you are a top level recruit having to make a decision in the coming year. You see Clemson and Bama and Florida playing it reasonates whereas Ohio State or Michigan are sitting at home. If your conference was quick to pull the plug, you have to believe coaches at ACC or SEC schools are going to use that to influence recruits (Why go to OSU when their conference may not let you play, why risk your NFL career by having to sit out a season and not get the exposure). This is a conversation that will be had. It puts the BIG schools at a competitive disadvantage.

The BIG may be seen as a step below the SEC in football, but is better than ACC and BIg 12. Also, while college is not a controlled environment like the NBA bubble. It is pretty close, and can be made a little closer. 1) The players already spend the vast majoriyt of their time at the WHAC already. 2) They are taking all their classes online now anyway. 3) During the Fall, they will be at the WHAC 7 days a week and they eat their meals there. Yes, like MLB, they will have opportunities to leave the "bubble" but it can be minimized and discouraged. Social distancing does not necessarily need to mean no social contact.

To blame cancelling college football where the players essentially live and play in a controlled environment and you can enforce mask requirements on them and the staff much easier than the general public on the general populace's failure to wear masks in June is wrong. The ACC/SEC and Big 12 are going to play this year. It will kill OSU recruiting for years by doing this. The BIG will be seen as a lesser conference going forward and will have ceded leadership to the conferences that are playing. This was the way to kill the golden goose

Some people will get sick, some more than others, that happens with every disease and even injuries. However, without football, more people will probably get sick, more people will die from other things. There will be collateral damage from this decision and unintended consequences. You cant solely focus on COVID to the detriment of everything else. Playing football would be a good way to show our resolve and it could have been controlled and safe.

They are adults lets try treating them as such. Let them know the risks and the need to follow the rules vigilantly. Why not try it out before saying "no". Football can be played safely. They are playing MLB, NBA, NHL. The college players spend almost all their waking time in their bubble anyway, there is now even more reason for them to follow the rules in their bubble now. You better think that most will, especially high level football players. Soccer, Cross Country and the lesser sports, probably not. They dont have the resources, but in football you can certainly create the safe environment. How many college football players to date have died of Covid nationwide. The answer is 0. Until that changes, let's assume it is safe to play.

It is a mistake to blame masks for this. Everything is not all due to masks. Masks are important, but lets look at the scenario. 1) Kids are playing in front of no fans 2) They spend 90% of their time in the bubble of their team facility 3) They theoretically go out, go to class and wear a mask if the players follow the rules. Also, all students on campus should be wearing masks to minimize risk. 4) Given the current climate, the majority of them are taking their classes online anyway, so you will end up in a de-facto bubble. Blaming this on not wearing a mask may be a convenient excuse but it is misplaced.

Greater Cincinnati Metro (SORTA) and TANK News & Discussion
The business community will support PG. He is well funded, and has the connections with the business power players. He is generally Pro-Development but his biggest problem is he sometimes tends to lead with his passion first and then he has to walk things back a bunch. The business community will ultimately keep him in check, but it will lead to a few dysfunctional moments in my opinion. Mann wont be able to get enough of the GOP support because he will split with PG who is well funded by those in the business community. He will also struggle with African Americans to which PG is building a solid base and working hard to win over. I think the only way PG loses is if someone like Alecia Reese decides to throw her hat in (assuming she loses the commissioner seat). She would pose a real challenge to PG and could win over some of the more conservative voters who like her style of pragmatic leadership.

You are right in that respect, and I would definitely factor that in as a rental, however, even though it is essentially a "savings account" as you are paying yourself that principal, you still are on the hook to pay it every month, and from a cash outlay perspective, you still need to consider that fact

You can still do that with a 30 year mortgage and just pay it off on a 15 year schedule. My preference for the 30 year is that it can give some flexibility in that if something happens and I cant pay on a 15 year schedule for a number of months, I can "slow down" and pay on the 30 year schedule without incurring any additional penalty. To your point though, the rate difference is important. When you are talking 25-50 basis points, that is not a ton of interest. When you are talking 100-200 basis points, I would certainly consider that option.

What is your ultimate goal with the re-fi? Do you plan on holding the mortgage for 30+ years? A lot of people will re-finance, move, etc for numerous reasons every 3-5 years so the thing to always consider is how many months it will take to realize any savings from the refinance. for example - If it costs $3000 to re-fi and it will cut your monthly payment by $300. it will take 10 months to start realizing any direct benefit from the re-fi. If you only save $50 per month it will take 60 months. For me, it would not be worth the cost to re-finance to not realize any savings for 5 years because chances are, we would probably re-finance again during that period. For a 10 month recovery period, I would likely re-fi. Just my 2 cents though.

One other little trick if you can do it. Take 20-25% of your mortgage and put it on a home equity line. Rates are low (even though they float right now). As you pay down the principal, your monthly obligation becomes less and less. If you can take advantage of locking in the low rates of 2.75-3% split the payments between the equity line and 1st mortgage and then you can pay down a chunk of principal early while being able to lower your monthly payment obligation without having to go through a refinance, simply by paying off the equity line.

I always think the 30 year is the best option. There is no penalty if you want to pay it down early on a 15, 20, of 25 year schedule, so if you prefer to do a 20 or 25 year, just pay that way on your own. In my opinion, why lock yourself into the higher payment and shorter term when you can give yourself flexibility of having 30 years to repay.

Class is is a formal term of art, but there are some nuances so it is not an exact line. Pretty much class A is an apartment built in the last 10-15 years with multiple amenities in the unit as well as the community. A class A in downtown is going to look a bit different than a Class A in the burbs

So the article is unclear. Given that it is from Crains and not an apartment industry specific magazine, it is looking at the market in aggregate and data based on rent analytics provided form Yardi or other large property management software systems. This is going to be skewed a bit more heavily toward the class A product. The higher end product is also easier to measure since you have more larger corporate ownership in that product whereas the vast majority of Class B/C (workforce Housing) is going to be held by more of a mom and pop or small ownership group. The data is not as easy to measure for that level product. Many specific industry magazines will break out the rent raises by product. Class A, B, C etc. and you can then break it down in an apples to apples comparison much better. Nothing against Crain's but it is just focusing on more of a top line aggregate number. That being said, rents are going up across the spectrum in all classes. Supply and Demand have a lot to do with it and new ownership groups reinvesting in older properties and fixing them up are leading to a lot of these increases in the markets. What I have been seeing in the workforce product is that street rents are going up fairly aggressively for newer tenants who rent an updated unit while the existing tenant base in the building are typically seeing 2-5% adjustments annually. The main reason for this is that there is purely supply and demand. There are just no units being built in the mid market class setting to increase the supply. You either have class A or you have a HUD contract affordable housing built. The area where there is the greatest demand can't really get the new product, which is partially why there are the higher street rents that we are seeing. The thing to really look at is the housing affordability index, which Ohio cities usually rank very well. it is important to keep in mind that a 10-15% gain in Ohio when avg rents are now say 940 is $94-142 per month (which is a lot) whereas in the expensive markets where they are paying $2000+ per month for the same space, a 5%-7% raise is the same if not more on a dollar for dollar basis.

But the thing to keep in mind is that even with those large jumps in average rents, Ohio still ranks near the top of the list in the country for housing affordability.

Out of curiosity, do you know how much of Budweiser's or Inbev's portfolio is made up of non beer, or non macro beer brands? I have not checked but I would assume with all their brands it may account for considerably more than the average person may think.

Why did the effort fail? You should be able to appeal this to get it changed if you have proper documentation. If anything, you can knock out a wall and solve the problem that way.
