It was the only thing on the square at that time and one of the only places downtown at the time where you could get bar/food type meal and not have to spend an arm and a leg.

Health care will come back quickly once they start allowing outpatient surgeries again. They were only shut down because of the need to conserve PPE, but since they have ramped up production, these places are opening up again.

Which building is the AEOCOM building? How is One Cleveland Center. I used to work in that building. It was in need of upgrades. Was only there a few months. Originally was in Erieview. Enjoyed Erieview better, but I admit I liked the convenience of the Galleria attached to it, back when the Galleria actually was a viable mall.

There was a trend for a while before the last recession where Silicon Valley was losing workers to other parts of the country, but I remember when Marissa Mayer was at Yahoo, she famously shut down remote working arrangements and worked to bring everything back in house in Silicon Valley.

I think a 2000' house in a urban area is an ideal setting for something like this. It offers space between neighbors but you are in a walkable community and have amenities nearby to walk to when needed. My main point about the micro apartments was the common communal areas they promote (essentially dorm living) that do not really do much to assist with the social distancing part.

I think you are going to be seeing that in many places in the Midwest. Especially as the Corona Virus opens up peoples ability to work remotely, people will start to realize that there is not as much benefit to living in Silicon Valley or New York as there used to be and they can have the same urban experience in say Cleveland or Cincinnati for 1/2 the cost, plus it would be more accessible and they could do more. I had a friend who wanted to work for a big law firm in NYC many years ago to get the experience of living in New York. I would come to NYC monthly to visit them and enjoy spending time in the city. My friend often had to work most of the visit anyway, because that is what his job required so I was often exploring by myself and even hanging out by myself or with other friends who joined me. We used to joke that I spent more time "living" in NY with my weekend trips, than he did because he was tied to his office the entire time.

For one, things are a bit more restrictive in NYC. Also, the whole premise of living in a 300 Sq ft apartment is mostly to have a place to rest your head at night and maybe relax on a weekend/rainy morning. The point is you are not there often, your life is living in the city. Well, the city is now closed, so you have no place to be. Yes, you can go to the park, but for the most part you are working from home, and spending all day at home. It gets cramped in there. Plus, many of these places have community gathering spots, given the need to social distance, a lot of those spaces are now closed. The dorm style living does not seem as appealing as it did 3-4 months ago, as people would rather have more space during this time. I dont think it is an indictment on urban living, but think we will see a bit of a drop off for a bit.

Because in the time of social distancing 1) people do not want to be stuck in a 300' apartment and cant go out, etc. 2) common areas and community areas will likely not be able to operate, thus limiting the appeal of these places. 3) some of these places offer more dorm style living with common kitchens between living suites, which again would likely not be too appealing in the social distancing age.

Keeping bills down and living within your means is a good thing. Placing price ceilings on things is not the way to go about it and leads to scarcity. Things like rent control, or other price controls end up driving down the available supply and quality.

Of course it is arbitrary. There are no rules stating what the investor is going to look at, however, it is easy to have a hard cut off of top 10 or top 20 and just ignore the rest.

You do your homework but when you are choosing 3 markets and you have 100 to choose from, you don't go deep into the weeds of all 100 markets so you just immediately make an arbitrary decision and lop off the bottom 80 markets and only study the top 10-20 markets. While they could miss the diamond in the rough on some of them, they recognize it is not worth their time to study them in depth as much. It essentially means getting a look and study vs not even being invited to the party.

it does not really matter for population growth. I think it has more to do with capital being attracted to a specific region. If you are sitting in an office in Hong Kong or even New York (in a bubble) and you want to invest a concept into a top 20 market and only look to the top 20 market it may open up Cleveland to such opportunity at that point. It will not increase Cleveland's population directly, but theoretically, it could act as a catalyst to spur growth down the line. Does it change the dynamics of attracting say an Amazon HQ2 to Cleveland, probably not. It would be a much smaller scale, imo.

Keeping as much water away from the foundation is key. a 100 year old house is going to have more pourous concrete than a new one. The goal is to move as much water away from the foundation as possible. Putting gutter diverters to move water to the yard instead of the foundation works better than you may think. Cleaning your gutters is huge too. We had that at our old house because the gutter was clogged and caused water to pour over to the ground below and it would put pressure on the foundation causing some discoloration. Ideally, the more water you can keep away from the foundation, it will aid you in any discoloration you may be seeing.

On the first issue, I have seen this numerous times. First, the key is that you have to prove that it was a defect that you could not have reasonably discovered upon inspection, and the seller purposefully did not disclose it. (For example, if a Seller did not disclose the garage door was broken, you would likely not have a claim because it would be reasonably discovered upon an inspection). Water damage is where this comes up most frequently. The big question is not whether the Sellers disclosed or failed to disclose, but whether they had knowledge and covered it up. Certainly, evidence of fresh painting over browning walls could be evidence, but again, you would actually have to look inside their minds to discover true intent. As mentioned above, a good lawyer can work to identify this on discovery, and the burden of proof is only preponderance of the evidence in this case, so it just has to be more likely than not that they covered things up. From a practical point, even if you could prove your case, how much will it cost to do so, and even proving your case, you make also have to pay money to try and collect upon a judgment. Winning is nice, but if the Defendant does not pay, you spent a lot of money on nothing. Also, on a practical point, your estimates are between 8-17k. Assuming that $8k is the value you choose, assuming a moderately priced lawyer at say $225-$250/hr it would cost over $10k-$15k if you took the whole thing to trial. Even a basic engagement try and collect would cost around $1500-$2500 to get a settlement. What may be best is to write them a letter informing them of these issues, stating you feel they were responsible for them and asking them to assist you with some of the repairs. If they do not, you can escalate it to an attorney, who will do the same thing on attorney letterhead, which is more threatening. The thing to keep in mind is to seek a quick resolution which means you will not get them to pay the whole amount but if you can get them to cover say 25% of your repairs, you are still better off than you would be if you never contacted them to begin with. These are hard cases to win, even when the law is on your side.

I had to manage a few houses in Dayton for a couple of years and it was a pain in the butt. for the most part they took care of themselves, but at least 2-3 times a year I had to make unplanned trips up there to take care of minor stuff that the maint team up there was not in position to handle.

It would not affect those decisions. It would be interesting to see how it would play with institutional investors when studying a market. Some funds just take top 20 metro and stop there. Everything else is cut out. That is where it could have an effect.
