That is not particularly exciting, but I did see a presentation of a much more interesting version of this. In that example, future grocery stores may have a much more limited customer area where people scan images of the products they wish to buy and when they proceed to check out, a worker (or machine) has gathered and bagged all of the purchased items in the back. This would mean the majority of the store would be comprised of warehouse rather than customer aisles.

There was an article months ago in which the judges were describing how they want to keep the justice center downtown or in a transit-accessible location because they must be free and open to the public. Having their input is a good thing.

In response to your either/or, I would present you with another scenario. That the initial mix of uses didn’t pencil out and the developer has shifted to a new mix of uses to make it work. But that it takes time to rework a large project like this.

The 2017 one-year population estimates for cleveland came out. It shows the city with a population of 385,552. This is a loss of 258 residents from 2016 when the population was 385,810. Consider that in 2012 the estimated population was 390,923, a loss of 2,881 people from the 2011 population of 393,804. Consider also that the total number of households in the City has been INCREASING steadily since 2012. (Smaller households is the major reason for the difference). In 2012 the city had 162,717 households. Today it has 171,717.

I remember speaking to a downtown agent who said the Halle Building was renting for significantly less than other places downtown (not sure why). A quick look at one apartment at Halle showed a price of $1.45 per square foot while the Standard building showed $1.88 per square foot. Might be helping with the renting.

60% of employed people living in Akron’s MSA also work in the Akron MSA. that is, 191,132 are both employed and live in the Akron msa 127,817 are employed in the Akron MSA but live outside it 127,573 live in the Akron MSA but are employed outside it so yes, for those percentages, the denominator is total number of people with jobs living in the MSA

Of course developers are walking away. It may not be huge developers of skyscrapers, but if you are a small business, an out of town business, or just somebody trying to fix up your house, the regulations and insanely confusing process stops people from making investments. I sat on a historic design review committee in the City. To get something done in our district, you had to email a member of the district—a resident volunteer—and request a meeting. We were volunteers not staffers. There was no staff assigned to us. It was just a random developer emailing a random citizen to get our approval. If we missed a deadline or didn’t respond, we slowed down a developer. Our district worked well, but others? Projects could be stalled for months waiting for random joe neighbor to email back—and that was before the developer even entered city hall. The runaround is real and I had more than one developer say they would never work in the city again (and I never saw them again).

If you remember correctly, the second highest ranked option for police headquarters was 2001 Payne avenue. Might be an attractive fall-back
