  1. My guess is Weston's warehouse district proposal. Sounds like Nucleus is farther off than we had hoped.
  2. I just bought in water street, and I have to say that we got unbelievably lucky in our search. There was nothing except one unit which we made an offer on the day of viewing. It's a tight market, and there is definitely high demand. Hence why our condo prices are on par with Chicago's (on average)
  3. Theres that small gap between the rear of the JHB buildings and the rear of the Huntington building/annex. You can almost see the cars parked down in there. Its not too wide, but combining with the existing statler garage, demolishing the rear of the JHB building, plus building up would add a significant amount of spaces
  4. ^I actually don't think so. First off, I know city planning and landmarks have made questionable decisions in the past, but I do not see them allowing that at all. Especially with the amount of investment happening in that section of Euclid. Secondly, theres actually space behind the building to add on to the parking. I see him demolishing the rear portion of the JHB building and building a parking deck behind the buildings.
  5. I would be concerned about that comment if it didn't directly state in the story that they want to stay committed to downtown due to the ongoing renaissance.

    Something tells me they aren't "survivors" but rather, outliers. If you look at other housing stock of similar age on that street that's still surviving, it is mostly italianate detached single family mansions. These truly are one of a kind in Cleveland

  10. ^Agreed. Coming from a maintenance managerial perspective, CAPEX and OPEX are NEVER to cross lines. The accounting nightmare this causes is unbelievable. If it is an absolute must, it is easier for operational expense money to be transferred to capital expenditure if the costs are great enough. However, moving money from CAPEX to OPEX is damn near impossible.

  12. They moved to Lakewood over in the screw factory (ironically) I believe, so it is empty. Ahhheemmm jrosen. You and your team should jump all over that one. I'm sure the environmental cleanup of that site is a little more intense than the awning building or fair mount though
  13. Awesome! That little neighborhood is one of my favorites in the city. Very unique and will have excellent access to the towpath once complete
  14. I think Pittsburgh gets so much recognition because it's one of America's comeback stories. Arguably any city in America is a comeback story to some degree, but Pittsburgh was the epitome of down and out. Same with Cleveland, and now that we're starting to really move in the right direction, we're the media darlings (Pitt more than CLE). Cincinnati never really got to the levels of the rust belt cities in decay and urban woes which is a good thing I might add. Just my observations

  16. I am surprisingly not completely against it. I think it looks very Bourbon Streetish and is unique to Cleveland. Plus the way the road bends there, it will offer really good views of a cool little intersection. Yeah the building is historic, but I personally don't find it to be all that extravagant. Just my opinion

  18. Question for anyone on the board. If demand is high enough (which it may be sooner rather than later) how hard is it to build over the existing disgusting substation? Has this been done elsewhere? That and the Rite Aid are literally the last two things between this and the new Innova development.
  19. NOOOOO!!!! This would be a huge waste of an opportunity!!! We have to do something about this. Does anyone know if there is a remote chance that the school will build somewhere else? I feel like they are not being creative with their options AT ALL.
  20. I hate to say it, but all of these incidents seemed to have happened on the weekend of Puerto Rican festival. I am not saying that specific group of people is responsible, but this event seems to have caused some troubles in an otherwise safe area. There's no way the two are not connected somehow.
  21. I think this actually works out well for downtown. Having all these fast casual joints right by Public Square will hopefully encourage people to dine in the square after getting takeout.
  22. Love it. Asiatown is quietly building momentum right now. Market wise, you should catch a lot of people who want proximity to downtown with good transit access. The neighborhood is very safe too. Tight community keeps the streets on watch at all times.
  23. Didn't know if anyone caught this yesterday. Although I am not a fan of the design, I do like the density proposed. I wish they were planning some retail on Detroit, but with the number of vacancies on the east end of Detroit, I can understand.   24. Interesting tidbit, that last picture is of the collapsed wall of of the forge shop I work at today. The stories from the old timers here are that when the gas lines underground caught fire, our plant saved subsequent housing farther east along St Clair because we were able to turn all of our furnaces all the way up to burn off the gas.
  25. ^Congrats!! I love that you guys are taking the leap to these less established transitional areas of Tremont. And your product is amazing to boot. The creamery is an awesome space. Any chance you guys could snap up a couple of the warehouses over in Asiatown to kick start development on the near east side?
