  1. My dream was to snap up this property once I had enough saved up to buy it. It is a multi-family unit at the corner of W 45th and Franklin. It used to be baby blue and was all boarded up. It's a very atypical type of house for Cleveland. Almost more Cincinnati-ish. Alas, looks like I will have to find a new house!

  3. Great to hear!!! Although I DO NOT like the talk of converting the Hannah Annex being converted to parking. Cimperman is the one who turned in the application. I'd like to hear what he has to say about the parking...
  4. Damn! Good week for downtown Cleveland. Although we've been saying that all summer. Cleveland is beginning to take off!

  6. Does anyone know if the Magnolia Apts renovation will be market rate or subsidized? This is actually a fairly large development and would be a game changer for that area if they were market rate
  7. Thanks for the references everyone. I agree that the east side far outweighs the west side from a shear numbers perspective. I agree with DM. Look at glen vile, forest hills, fairfax and buckeye. All predominantly doubles. Glenville is sitting pretty w/ UC nearby and buckeye has a really good CDC, so I hope they make a comeback.Anyway, it sucks that most of the double stock is in a neighborhood that hasn't seen the gentrification of the west side...YET. Anyway know if there's an income limit on Cleveland's window and exterior renovation program?
  8. ^I agree, the Cleveland double is wayyyy underrated. I have friends that rent in a double, and our out of town friends all love them. They say it's much more unique than the typical apartments you find in other cities, especially with the large patios. I am trying to get one before people catch on that they are cool and the prices go up!
  9. Hi all, I am looking to buy one of the plethora of doubles that Cleveland has. I know a lot of people aren't fond of them, but I think they are so cool and would love to buy one. They are honestly a fantastic deal for a first time home buyer. Live in one half, rent out the other, and pay close to nothing for a mortgage. Plus they are very spacious, laid out well, and are uniquely Cleveland. That said, who has experience with these types of homes? I am looking either on the near west side of CLE or Lakewood. I like CLE Heights, but the gf is a west sider at heart. A few points I would like some help on as I am a first time buyer/renovator. - Are there any common issues with these homes? - Are there grants or special loans for duplexes? - How do taxes work? - Do I have to register being a landlord with the city? - What kind of insurance do I need? - Finally, what are things that you feel are worth spending a little more in rent for? (Granite counter tops, stainless steel appliances, hard wood, garage, garden, etc) Thanks for the help in advance!

  11. That entire rant would make sense if this were Glenville. It's not. Would bet my life's savings that those rents increase year over year. No I do not currently live in the neighborhood but will within a year.
  12. I see what you're saying, but I disagree. I personally am moving out of downtown to the near west side to SAVE money on rent. I have noticed that newer updated conversions in Gordon Square, OHC, Tremont, etc are fetching about the same rents as downtown. However, the units that you are talking about (less updates/ no washer or dryer) are significantly cheaper. This is how it should be and how it is panning out across cleveland. People rent downtown for a couple years, decide they want a cheaper but still urban nabe, move to said nabe, gentrify, becomes pricey, move to another up and coming nabe, repeat.
  13. ^^The Detroit Riverfront has always amazed me, especially in a city that has been struggling for quite a while. To be honest, it's quite embarrassing on Cleveland's part that even Detroit has a better Riverfront. However, we are getting there. The Metroparks involvement is a huge boost.

  15. This is why whenever the topic of gentrification comes up, I can't help but laugh. If the "fine" residents of Cudell cannot behave in a civilized manner and accept the rising diversity of surrounding areas, then I do not give a rats ass where they go when people who embrace diversity price them out of their neighborhood. That time is approaching and we all know it. Goodbye and good riddance!
  16. I actually really like the hingetown name. I wish Cleveland had more sub-neighborhoods. For example, look at a city like Pittsburgh which is much smaller in size than Cleveland (land-wise) but has over double the amount of designated neighborhoods. I wish we could break up our large swaths of neighborhoods into many more smaller sub-neighborhoods. Some examples (Slavic Village, Broadway, Waterloo, Little Italy, Hingetown, SOLO, Scranton, etc)
  17. Unfortunately, he did not know who the other prospective tenants were. All he said was that available space is limited. At least for the spots that will be facing the lakefront.
  18. So I have some mouth-watering news about this project...Spoke with my buddy who works at Great Lakes Brewing. He said that management announced to them that they are in talks with Cumberland to locate a brew pub in a retail space right on the lakefront. Apparently, leasing commitments are going very well because all of the lakefront spaces are completely leased and GL is competing with someone else for the last remaining space facing the lake. He said that Cumberland approached GL with the idea. Kudos to them for reaching out to local companies!

  20. ^ I'm pretty excited this building is falling into the hands of private developers. Why..? Because of the parking lot right next door. What happens when this building inevitably fills up? The developer looks to the lot next door and thinks "hmm I can fit quite a few apartments on this lot right next to a rapidly growing university. Cha Ching" win win win for the city, university, and developer.
  21. ^as a downtown resident I can confidently say no. The wind downtown has no mercy no matter where you are. 90% of the time, The lakefront is no worse than Euclid ave.
  22. ^actually, I'd argue that superior is quite intact east of downtown with all of those old warehouses. However, I do agree about st Clair up until east 40th. Do you have any pics of what used to be there? I'd love to know. At Clair has more of a potential for new build than superior because of the views of the lake
  23. Kinda hope this is the end of channel 19. They are absolutely annoying. Wouldn't even care about the lost jobs.
  24. Thanks everyone! I will relay some of these suggestions to her ^We are both applying for the City Advocates program. It is a pretty intense selection process, but I am very excited and hope to be able to take part.
