  1. ^My company develops LIHTC housing. It most certainly does include section 8; however, the number of units is largely determined on the type of application the developer submits to OHFA. My guess is that this project will not have as many section 8 units as if it were located further out of the CBD, but there will still be some. This will benefit a great deal of working class families. You can bet that there will be a few troublesome tenants, but that can be said for Market Rate properties too. Also, I am not sure of how well Millenia manages their properties, but that will be a CRITICAL part of the type of demographic this project attracts. Management's role in leasing LIHTC units is exponentially more critical than market rate.
  2. I firmly believe that if this building wasn't so badly damaged in a fire, it would still be standing today. These are the types of buildings that not even a new baseball stadium can easily remove
  3. I get the need for secrecy with projects in some cases. For example, could you imagine the backlash and hoops from residents if a developer gave every early design idea for anew apartment building in Ohio City. It would be madness. BUT, in this case, I don't think the secrecy is warranted. If only SHW knew how excited this city is for their new HQ. Not even just us urban folk. Literally everyone I have talked to. They should embrace that and make it fun for everyone along the way. What an instant PR success that would be.

  5. If Elyria continues down this path, Lorain will end up being the city that Elyria wants to be. How ironic considering Lorain County residents view Lorain city as the joke of their county. Elyria is determined to be Avon apparently
  6. Belfor is the right contractor for this though. they made the right call there. We just used them to rebuild all of our freeze damaged units in Texas. Literally hundreds of units running simultaneously, and they did a great job
  7. Love it, but I would still take an extension out through Lakewood first over anything!
  8. I do agree with looking more at household numbers as a true measure of the region vs population numbers. Lakewood is a perfect example. Shrinking population but a VERY hot market right now

    Someone a couple weeks ago smashed up a house on Clifton right at the Baltic turn. The front porch was destroyed, and it was all brick, so I hate to see what the car looked like. I live right on Clifton. The speeding has been getting worse I feel like, especially with the ass-hats on the crotch rockets.

  11. I agree with you. Would make it more inviting for sure. Anyone in the architecture world know why in general we don't build townhomes in that style anymore? Probably not the thread for that question, so please redirect as needed.
  12. I still say Knez is one of the best investors in this city, and he is doing it quietly. Big ticket items bring downtown back. Incremental developments, one house at a time bring the neighborhoods back.
  13. Quite an emotional response there don't ya think? You wouldn't happen to be one of the lovely neighbors who killed this project by chance? Also, let's use some logic here...Ohio City is a primarily residential neighborhood. No businesses other than St Ignatius and a smattering of restaurants. Since most of the residents. Since Clevelanders and most Americans in general can't get over their love affair with driving and also since greater Cleveland has sprawled to high hell, then most residents leave during the day. Therefore, please tell me how the daytime is peak demand? All of the residents come home around 5 or 6, and the dinner rush hits the couple restaurants around there, so using LOGIC instead of emotion tells us that the peak demand should be right around 6pm-9pm. Maybe these photos were taken towards the tail end of that, sure, but why don't we take some photos at 7:00pm just to be sure. Based on my experiences in the neighborhood, gonna say that there are still going to be plenty of street spots open. Sorry, but you live in the wrong city to argue against a project because of parking.
  14. ^This 100%. I do find it funny how these residents feel they should have any say at all in the architecture of the project. At the risk of sounding like one of those people who references their "rights" all the time (which I am not), I am sorry, but if I want to paint my house bright pink with a blue trim, then I don't give a F&@% what my neighbors say unless their name is on the mortgage. Now if I want to affect everyone else's safety on the sidewalk by removing my entire front yard and making a parking lot, then by all means, I should have to answer to my neighbors. At what point in city history did we put so much emphasis on what the neighbors opinions are? This attitude is what creates bland places like subdivisions
  15. As an alum of CSU, this would single handedly change the perception of our campus. Rhodes tower was always the butt of jokes. It is funny because most of my friends when I was at school had no idea what brutalist architecture was, but they all had the same comments when having to go into Rhodes "Man, that place is just depressing"

  17. It doesn't matter if it got a no from neighborhood review. Their "review" is just opinion. But if city design review said no, then we are in trouble. Hopefully Kerry McCormack steps in here. He is a big proponent of urban development.
  18. I participate in CLE plays, and the plan is to move those functions back to this park once completed. Currently, we play at Gordon Park on the East side
