  2. Thanks all! It would be nice if PHS constructed liner units along the existing garage fronting Chester. It is set far enough back from the street that you could hide it with 5-6 stories of residential.
  3. KJP, sorry I am just now seeing this, but which of those 2 lots are you referring to for phase II. I ask because playhouse square only owns one of the two. Geis owns the big one next to the Greyhound which we have talked about for a while being developed. I am kind of hoping that you are referring to the lot on the south side of chester. If that were the case, it would be an awesome race to see who could build the better building (nonprofit or private). Maybe at the same time!

  5. ^Dang, that's a tough break for CLE. Let's see how the city reacts...They can still make this work with a little willpower. Plenty of other available space still in the Flats, and a lot of it owned by the city too.
  6. ^This! This is where the city needs to get it's collective sh$t together. Aside from the fact that the Warehouse district lots are an urban wasteland, the public spaces surrounding those areas are just as cold and uninviting. There is going to be A LOT of foot traffic along the following paths between the R&D facility and main HQ. The city could really see a boost in street life, but we need to support it with streetscape enhancements, particularly along the routes below W 3rd/Superior Intersection...Garbage W 6th/Prospect/Superior Intersection...Garbage W 9th/Huron/Superior Intersection...Piles of garbage. Make it inviting and watch the streets come to life.
  7. A great outcome indeed. My one request of Sherwin is to please make sure the riverfront portion allows public access. I know it is R&D and may require some sort of screening, but it would be such a wasted opportunity if it remains private!

  9. ^Agreed. If the city cut them down, I would almost 100% believe there was no good reason. The Metroparks have staff that know what they are doing, and they have actually been on a mission to increase urban canopy cover. They have planted hundreds of trees at Edgewater right up along the Shoreway, and honestly, their trees are the only ones still alive compared to the ones planted by the state in the median. I do trust them to do the right thing here.
  10. ^That's a great mix of industrial uses already there. If we can get the mixed use developments Midtown Inc. is pushing for at Euclid and 55th and maybe some streetscape upgrades along 55th, then we can reclaim a great little pocket neighborhood like used to be there.
  11. It is incredible how much damage long term water infiltration can do and how poorly some people try to fix it. I am converting a double to a single in Lakewood (I’m sorry urbanohio, I promise I’m adding density back in other parts of cleveland), and I brought both bathrooms down to the studs. On the outside, one bathroom looked wayyyy better than the other with standard updates, but when I got that one down to the studs...holy hell I can’t believe no one fell through the floor. I had to replace 4 floor joists entirely. I couldn’t even reinforce them, because they were rotted all the way through. The other less attractive bathroom was as solid as the day it was built
  12. Actually, I heard Key Bank is moving to Atlanta too. Their reasoning is because Atlanta has a building that somewhat looks like their current HQ
  13. I know it seems strange, but this is one of the more exciting renos in downtown in my opinion. Street life in this area will be crucial to connecting the eastern end of downtown to the public square/e 4th district. A right mix of retail could really liven up the area and make the pedestrian experience much more pleasant coming from 9th and Lakeside area. We did such a great job with Euclid, but the other E-W streets need the attention now. I am hoping that the Midway cycle track really gives Superior an improved feel to make up for the lack of retail....We will see once it is pulled off.

  15. Out of all the councilmen/women, at least this one is McCormack. Overall, I think most residents in his ward are very satisfied with his representation. I don't think he'll have any trouble ticking a few residents off for the greater good.

  18. So wait...I am confused. Are there 2 condo developments being proposed here within a block of each other, or is this the same development (The Lincoln) with a new developer taking it on?
  19. For Cleveland, the one neighborhood I find very interesting is the Stockyards/Clark Fulton area. They have it ranked as inner ring, but it is far more dense than some of the East Side areas that are marked as urban. While not quite "trendy" I would argue that its' one of the most dense neighborhoods in the city, no? Edit: Nevermind...had my bisecting highways confused on the map. It does appear the majority of Clark-Fulton is urban. Stockyards still seems more dense than they are crediting it to be though.
  20. This is excellent news! Lot's of good stuff going on in the neighborhood. Any chance you guys are pushing to have the Walgreens built up to the street @Avogadro? That stretch of Broadway could use some pedestrian orientation. This would be a good chance to start that trend.
  21. Love the support from other cities! Ohio's big 3 are so unique yet tied together in so many ways that we should be supporting each other on every win like this no matter where or what the development is. Good things are happening in all 3 cities!
  22. @KJPyou will appreciate this...I am oddly obsessed with logistics as I feel, in general, there is a lot of potential streamlining to be done...With that being said, I just looked on google maps and realized something AWESOME. Ford Motor's former plants in Walton Hills and Avon as well as the half operating engine plant in Brook Park are all directly along or just off of Norfolk Southern's mainline. Ford could theoretically stamp out frames for new electric vehicles in Walton Hills, build the engines in Brook Park, and assemble everything at Avon. Ohh and move everything by local rail service along the entire way. This could be huge and a very large win for the region. **Edit** I should say that they would partner with Rivan while doing this. Who would own and mange which production at which factory is hopefully being discussed
  23. ^That's where the city comes in...Whether or not they want to play hardball with a fortune 500 company is a separate matter.
  24. ^Agreed 100% KJP. I have to walk through those terrible lots every day on my way home from work. If we can get them all filled in at once with a properly designed urban campus, then I am all for it! What was there before was no more than 10-12 stories tall. We have other lots which I think would be way more iconic with a tower on them. Superior/W Prospect triangle, Lots at W 9th and Johnson Ct, the lot at the Superior/W 9th/Huron intersection to name a few. Smaller footprints which would require taller buildings to make them feasible and are also prominent in skyline shots.

Still not a fan of the architecture style, but the other site plan posted for the White ave project is MUCH better than the original posted at the top with a bunch of randomly placed L-shaped buildings. There’s more cohesion with the second site plan. And they are restoring street Grid on Wade Park Ave!!!
