Cleveland Waterfront Line Extension / Downtown Loop
The difference is that the nuCLEus TIF is tied to construction of office space that definitely will happen. The bank takes a rough guess at what the county will value the project at, what tax revenues might be, and lends against it. With a TIF district on the expansion of a rail line, we'd only be guessing on what potential development might be... I imagine it'd be tough getting a bank to lend against that. Perhaps theyd use very conservative estimates, I'll have to read up on that Milwaukee example. Copenhagen, Denmark used such a scheme to finance expansion of their metro system through undeveloped land.

Cleveland: Random Quick Questions
Looking for a new place to live and going to try to get a little further out of Downtown. Do you guys know of any good apartment buildings/management companies in Edgewater or the northeast part of Lakewood? (Easy access to the 55 is ideal.) I love the look of all the older brick buildings in the area (similar to buildings in the Heights or around Shaker Square) but I know a lot of those buildings aren't kept to the highest of standards unfortunately. Renting somebody's gold coast condo is also an option, or also renting half a duplex. Little Italy or the Heights is an option as well but I'm not a fan of transit situation in the Heights. I think I want to avoid OC/Tremont/Detroit-Shoreway prices for now.

Novogradac puts out a lot of good material on historic/lihtc/new market/solar energy/opportunity zone/etc tax credits, they host conferences as well. It's an amazing marketing machine obviously but they are one of the better sources for info on that stuff.

Favorite Streets in Ohio
North Moreland Blvd can be used instead of Chapman for an intact version of what BigDipper is describing. Also Hampshire in Cleveland Heights.

I'm not trying to downplay gentrification, it does happen especially on the coasts and it's certainly something to be aware of, but a lot of these types of protestors are just a slightly different kind of NIMBY.

Related - I saw a few parked cars with German plates in the past few years and got really excited. Then I realized there's a subset of German car enthusiasts who like to go to Germany, buy their cars, get them shipped back to the US, and keep the German plate on the front. I guess I didn't look at the rear plates on those cars haha.

Just a quick one that comes to mind. There's a huge urban redevelopment with a bunch of historic buildings called Kings Cross. It's behind the Kings Cross and St. Pancras railroad stations. Different owners have different philosophies. Some would rather wait and get high rents while others just want to fill up their building ASAP and increase from there.

Hey all, I have seen several times on here the stat percent of metro area living in CBD, and how Cleveland's still lags other cities. Does anyone have a source for that? I've been googling for a while but the keywords are tough to narrow down, because you just get pretty much all downtown stats. DCA's recent housing demand analysis actually does not contain that stat. EDIT - I actually did find in the DCA analysis, it was hiding in one of the appendices.

There's a decent sized population in random places all along Lake Erie. Ottawa and Sandusky counties and also east of Cleveland in Lake County - Perry and Painesville.

I think it'll get done, though much different than the original proposal. Stark simply isn't giving up which I give major props to him for. After his school board plan failed, he went to Columbus and it looks like they are going to deliver.

Yeah, it's more like all these people vote for Democrats at the state and federal levels, but the dichotomy doesn't really apply to local issues. Local politicians, to their credit, are far more interested in getting things done than they are in ideology and grandstanding.

It's been like that since Jackson first beat Campbell. I'd love to break up one party rule. The problem is that there is a clear consensus/majority in terms of the issues, what we need is a debate over management and leadership style. The GOP is only going to offer positions on the issues which are nonstarters and/or completely out of touch/ignorant on urban issues.

I'd like to add Chris Ronayne to your list. Not sure why you still like Zack, that guy seemed like a total empty suit that could spout off catchphrases all day ("300 POLICE OFFICERS!") but had no actual understanding of anything.

Any of you guys in the downtown and surrounding neighborhoods use antennas for TV? I cannot get 8 or 19 to come in. In my old building, I could get 8 but never 19. I went and invested in a nicer set of 'rabbit ears' and it's still not any better. My current building has metal studs so I think that may have something to do with it. I can never get the Browns games, which incidentally is literally the only thing I care about getting on TV.
