  1. This project is still being opposed by Over-the-Rhine Community Council. Somehow I got on their mailing list. Concerns include: The project is not rooted in promoting the values of the community but rather in maximizing profit. The developer is seeking a lucrative benefit from the City (a "PD" zoning designation), but is not reciprocating by working with the community meet its vision. The project is not consistent with the principles and stated goals of the community's comprehensive plan or the city comp plan. The project will bring a generic and pedestrian architectural design to our beloved historic district, on a prominent gateway corner of Over-the-Rhine less than 2 blocks from Findlay Market, thereby diminishing the sense of place in the district. (See letter from Jennifer LeMasters Wirtz.) Though it is the largest infill project developed here in the last 75 years, there will be NO units of housing affordable to people of very low, low, or moderate income. The project is 100% market rate, with rents ranging from $900 for a studio to $1,700 for a 2 bedroom apartment. The developer has not answered our questions about the target demographics for these units—including whether they might be rented to people who will use them as a weekend place in the city' or an income producing Airbnb rental. The project is out of scale with the traditional size of buildings in the Over-the-Rhine historic district. http://us5.campaign-archive1.com/?u=c6d53b9cf225ef5e0cfec8125&id=731c54f677&e=990715dd2e

Just got caught up on Atlanta. It lives up to the hype. Darius steals the show at times. https://youtu.be/MpEdJ-mmTlY HBO's is about to release Westworld on the world. Lots sex & violence supposedly. There were two movies based on the same book, I can recommend if you like 70s sci-fi Yul Brynner!
  7. ^There's a ton of apartment complexes near there. I wonder if the sports complex creates a lot more traffic on Westmont and someone wasn't too thrilled about it.
  8. "...warm smell of colitas, rising up through the air"

^No. The homeowner is almost always is out of town themselves. When the home is rented to 10-12 people, even they know to get out of there. I don't think Hamilton County has any special regulations regarding Airbnb. It all starts with a complaint. ^^^^^I didn't find the citations using CAGIS. I did have the court docket #. There wasn't much detail to decipher. I'll try again.

I have a bit of update on how Airbnb works (or doesn't) in Hamilton County. A Zoning Inspector from HCPD has been issuing citations each time the house is rented. The resident never paid the citations. Then the resident was a no-show in court. A warrant was issued. $5,000 bond required, which was paid and another court appearance set up. Resident finally decides to pay citations. I think residents/neighbors reporting an Airbnb rental is the only way an inspector can start an investigation. Now this house is being watched by HCPD, any future Airbnb rentals will still incur citations. I'm still not sure what type of citations are being issued or how for much. I thought $125 a day, but I can't back that up.

I agree accreditation is a big hang up for most people to use these sites. But I'm under the impression the accreditation minimums can/will be lowered in the future.

Figure this would be a good place to ask for opinions on Real Estate crowdfunding. I'm sure people here have seen advertising for these sites while searching projects, real estate, etc. Anyone with first hand experience? It seems risky but more practical for those(like me) who daydream about buying a house/building, fixing it up and selling for big $$. I relied on therealestatecrowdfundingreview.com for most of my info. A law was passed in 2013, "...JOBS act that legalized crowd investing real estate. Crowd investors pool their money into a single investment, which dramatically lowers the price of entry." I've sign up for Realtyshares but haven't made an investment yet. A Cincinnati home was just added. Usually they offer a buy in for 6 or 12 month loans, some longer. Min invest. of $2K to $5K. Earn from 8% to 14% interest. https://goo.gl/RvuK12
