I think Phase 2 is dead. The casino revenue numbers continue to decline. I wouldn't be surprised if Phase 1 doesn't last very long. I don't necessarily wish for the Casino to close but I dream that the Higbee building could one day return to being a department store...

Phase 2 most likely will not consist of a casino at all, but I still think the land may be developed. Last i heard is that there is a plan to renovate Tower City but nothing would happen until next year when K&D begins their renovations of Terminal Tower. I'm hoping there is a plan in place to build residential and perhaps more retail on the Phase 2 land (maybe an anchor for Tower City?) But with so much uncertainty in retail I just don't know what to expect...

...and the hotel additions do not stop here. Remember 925 is also planning to add a hotel, and the JHB building as well if that ever happens. In talking to some folks at Downtown Cleveland Alliance, they are very concerned that we are oversaturated and are trying to persuade these developers to downsize or drop hotel plans to add more housing. On the plus side, Im glad to see that condos are being planned for Nucleus.

What a great article- I was not expecting such detail on such a complicated topic explained so clearly. Lets hope this works... It seems to me like a win-win for everyone involved? But things tend to get over complicated here. Nonetheless, exciting to see things continuing to progress.

Too bad this is the case, hopefully though there is pressure to make something real happen here. There is so much opportunity for infill in the WHD on a small scale, not just the huge Weston development.

Together, the buildings will hold 80 apartments, with storefronts lining West Sixth and indoor parking behind and beneath. The four-story Liberty Textile Building, owned by James Kassouf, was constructed in 1873. The $25 million redevelopment won nearly $2 million in state credits. The project will fill a gap along West Sixth and complete a cycle of renovation projects that started in the mid-1980s, said Tom Yablonsky, executive director of the nonprofit Historic Warehouse District Development Corp. "This is one of the great remaining buildings," he said. "There have been proposals over the years, but none of them ever came to fruition. Jimmy always had a grand idea for the building. ... His grand idea finally met reality."

No. From what I last heard, nothing was going to happen until 2018, about the same time that K&D begins its transformation of Terminal Tower into residential.

OR, maybe we will just have two Shake Shacks. ;)

Do we know if there is a desire among the decision makers to stay downtown? I know it was brought up before that they may be considering suburban sites... but I am curious whether that was just a strategic play or an actual serious potential destination.

Love that pic! Was just in NYC last week. My new favorite building is the General Electric building in the bottom of the picture (Spiky top). But the scale and amount of development going up on and off the island is AMAZING

Cleveland Cavs Discussion
My takeaway: We did NOT play well at all and the sloppy turnovers killed us, yet we were still very much in the game until about the third quarter. If the Cavs play at their best, no reason they can't win. Remember we lost the first two games last year. That being said- not sure I am going to get through another potentially 7 game series... its already exhausting! :)

I found this interesting: "Sherwin-Williams on July 20 will announce financial results for the second quarter ended June 30. At that time, the company said, it will provide its outlook on the combined company for the third quarter and the full year 2017." Any chance of a HQ announcement at this date?

What brought you here?
Great thread idea ;) I moved here from California in 2007 and was fascinated by the architecture and history in Cleveland as well as the wave of new development that was just beginning to take off. This lead to a couple years of googling everything about each building etc. which eventually led me to UrbanOhio in 2010 where I found all of you great like-minded people! I don't know what I would do without it!

Just got to see the new tow-path area right under the inner belt bridge by the Cleveland sign in Tremont. What an amazing difference! This tow path extension is really having a transformative effect.

I found out today that One Cleveland Center is for sale by Optima, and apparently they are asking quite a hefty price compared to what they paid. It could use some updates and now I believe it is almost fully leased. The property surrounding the parking garage has been for available for development for some time as well. Would be nice to see this block upgraded and the parking garage land developed to compliment the Avenue District.

Weren't they ready to announce the new headquarters at one time before the Valspar deal? How far along had they gotten in that process? Did they have to scrap everything and start over and just create a larger building? Just curious
