The streetcar, plus the Phase 2 buildings will take the Banks from "this sort of interesting thing that exists down by that nice park and the stadiums"... to something worth going to for many Cincinnatians (not necessarily me though). I still am not excited by the tenant mix, but having it connected to the streetcar might make me more likely to stop by.
  2. Here is a very crappy paste job of their site plan (from the Planning Commission agenda against a google maps image of the neighborhood. This project is incredibly similar in size and scale as their first project, but is slightly larger, extending further down Lincoln Ave.
  3. This project is a SIGNIFICANT improvement from their last one in EWH. These properties are adjacent to each other. One at Woodburn & Chapel and the new one at Woodburn & Lincoln.
  4. I don't think there is a date. They have to come to an agreement with the spa, build the spa a new space, move them out, then tear down the skywalks, probably also the ramps into the street, etc. Then when all that crap is removed, they would start the actual building demolition.
  5. True, but I will say, have you seen the Glendale Arizona skyline? Googling that gets you photos of Phoenix only. That being said, they didn't show much of phoenix either.
  6. Probably yes to the Banks, but probably not for 4th and Race. They will be doing some small scale demolition work (a skywalk, etc) before the start the major demo of the garage.

  9. Heinz field is a lot like the Banks, in that it was nothing, then it was built and surrounded by parking, and slowly the parking lots are being developed into a mixed use neighborhood. It is an island, but with the North shore connector subway and the ease of crossing bridges in PGH, it is still very well connected to downtown. I will say, my old home has one of the most anti-urban baseball stadiums in the country (and 3rd oldest!). It makes the Banks look phenomenal.

  11. In Cincinnati, we are running the Streetcar up and down Elm & Race in OTR. When that was first proposed it was heavily criticized. Main street (3-4 blocks away) had most of the businesses & Vine Street 1-2 blocks away was under redevelopment. People said, why are you putting over there where there are blocks of boarded up buildings and no body to ride it, run it up main or vine where the actual businesses and people are. Fastforward 7 or 8 years and Elm & Race are seeing tons of redevelopment because of the line. Main & Vine are still fine and growing, but we've created demand a few blocks further. I only say this because while High through SN obviously makes a ton of sense from a current connectivity standpoint, it would be great to see a new route help revitalize something nearby (if there even is anything nearby that needs help). If High through SN is the final route I would definitely demand signal priority for the rail cars. Very exciting though and I hope it moves forward!
  12. That home is massive. Something like 4,000 square foot 4 bedroom with a parking pad for 2 cars. Isolated for another year or so, but then in the middle of everything.

  14. Has everyone seen the new tiny LED's installed around UC's campus by UC & Duke Energy? I would LOVE to see a couple of these installed along City Steps.

  16. WHY ARE URBANITES ARGUING FOR 4 STORY HEIGHT MAXIMUMS!!!! While the intention is good, capping at 4 stories is crazy low. I prefer more midrises to a few high rises, (DC is a one of my favorite cities), but capping OTR at 4 stories is a joke. Back to 7@Br0adW@y I believe they are aiming for a mid-late March opening.
  17. Park is not open 24 hours. The restroom will be in the park, but at the sidewalk (like the waterfountains are).

The apartments that Core (Indy) is going to do at the old Windsor school will help continue to stitch "Eden Park", the fake neighborhood that some Walnut Hills residents use as a name) and the McMillan business district. Right now that Windsor school is on the northern most border of redeveloped area where people might refer to themselves as living in "Eden park". By pushing development upwards from there, it can stitch the area together. So about OTR & 3CDC... They have opened back up the storefront on Elm at 1408 Elm. That building is moving fast! I believe it's going to be a storefront with 8 residential units.
  19. It would be on the end of the Castellini Esplanade near the Bengals stadium. That means it will be there for Bengals tailgaiters as well, where I'm certain many have to go at least once during a 4 hour tailgate...
  20. I don't think messer would pay top dollar to be the star tenant in a new office building at The Banks. Their current two properties are small one-two story buildings in Bond Hill & Pleasant Ridge. I could see them being a tenant in Oakley though
  21. Someone proposed a 4 story height maximum for OTR earlier, which I think might be the worst idea for the neighborhood besides bulldozing it (points: over the top dramatic statement of the day). At Liberty, there would be nothing wrong with 5 or maybe 6 (if the 6th floor was set back from the 5th) story buildings. In fact, I really wish the One Mercer building had been 5 stories (there is a 5 story historic building across from it). We should be trying to squeeze more residences in every where we can, not capping things at 4 stories. 10 years from now, when All of south of liberty is built out and half of North of Liberty is built out, people will be pissed that developers in the mid 2010's didn't add an extra floor here or there on new construction in fill. Because demand will still be high, and prices will keep skyrocketing as developable properties become less and less. The one savior in all this is that huge swaths of the CBD are still parking lots, and ideally a number of taller structures will go in there. I've heard one of the vacant lots near City Hall might get developed in the next year or so. Wondering what height they would go for. I'm gonna put money on 5-6 stories (cautious developers), despite the fact an 8-10 story building could easily fit in (think The Waldo).
  22. So the framing for the curved glass wall on the Banks is going in. It will add a VERY exciting visual element to the Banks. So long as they actually clad it in glass.
  23. They are looking for a new way to attach them. The adhesive process they used clearly failed big time. They are waiting until spring, as there is little use of the lanes right now anyway. I believe they will be trying a different process including possibly bolting the base into the ground with a small anchor.
  24. I don't have a problem with the occupied slightly beat up lower rent buildings he owns. I'm happy that option exists for people. I have a problem with the mass of vacant blighted un-livable buildings he owns.
  25. That lot is privately owned by 4 different condo associations (split with ownership percentages). While we can have fun playing imaginary planner with 3CDC's property and we may even end up being right... It's pretty impossible to tell 4 condo associations who own a parking lot together to develop it. I assume one day it will happen, but it would be SO complicated to get those to agree, plus, it adds a huge value per unit to have a gated lot in the heart of everything, so you probably couldn't even get a majority of owners to be willing to sell them unless they got a HUGE payout.
