Cincinnati: Downtown: 84.51°
^ word. Also, everyone seems to forget that they want 250,000 SF. The Banks website itself says it only room for a 250k sf building. That would mean if they want to expand further in 3-7 years they need to move AGAIN!

It's smaller than the current site, also you'd need way more parking. Do while it would be neat, it's not very feasible :(

3CDC has always viewed the site for two towers. It would Be way to big for 1.

Cincinnati: Over-the-Rhine: Washington Park
While I think the front lawn is "whatever", the likely hood of that triangle lot ever being developed was virtually 0. It was county owned land that was only sold because the casino promised spaces in their new giant garage and because the casino is the casino... Other than that, the County would have never sold to a private developer.... Although I think we're a little off topic :) More importantly, 3CDC released a new OTR workgroup doc with some great photos of Washington Park

Cincinnati: Northside: American Can Factory Lofts
It's insane how quickly any large urban apartment project like this is filling up. (Parvis Lofts in OTR also comes to mind.) Investors should be getting the picture by now that there is a huge demand for rentals in the core. You would think... But American Can Lofts were almost entirely publicly financed and Parvis was also majorly publicly backed.

New OTR Work Group Report: January 2012 http://www.3cdc.org/images/editor/OTR%20workgroup%20-%20Jan%2017%202012%20(NXPowerLite).pdf Highlights include: - 88% of Gateway 1-4 Condos are sold. - 80% of Retail is leased - Saengerhalle has only 2,100 sq/feet of office space available and 2,730 sq/f for the restaurant. Currently a total of 100 people work in Saengerhalle. It's a 32,000 SqF development. - Paint Building is under construction and will likely finish in late spring. Will be 9,700 square feet of office space. - Phase V will include: 98 Residential units (about a third marked For Sale, a quarter marked For Rent, and the remaining just noted as "residential units" (probably depends on financing which way they will go). $23 million in investment 8500 sq feet in street level commercial space. Renovation of 21 Vacant buildings - Park Haus has three homes sold/under contract (1/3 of all designated park haus properties) - 15th & Race church has new roof & new floor. 12,500 feet of commercial space. - Mercer Commons is barely mentioned in this update. Just a few images. It's been developed as it's own project, not part of Gateway V. - In total, just about 255 residential units will be added in the next 18-24 months. About 150 apartments & 105 for sale units. 30 Apartments in Mercer Commons Phase two are for affordable housing.

Cincinnati Skywalks
^Agreed. Although I've heard it's going to be "decorated" for the World Choir Games. Not sure what that means. I'm surprised during the tough budgets of the past city Council never turned it into a billboard to make some money :P I kid... What is interesting is that when the "end of the Skywalk" was declared people assumed ALL of it was coming down pretty quickly. Instead, we're about 7 years out and only a few portions have come down and the impact has been great (correlation, not causation) as downtown is more vibrant, has more residents & is significantly less 9-5 than it had been. This is the portion coming down this weekend:

Cincinnati Skywalks
^ actually, at this point it seems you are the one who is treading on out of line. jkbrill simply stated he hadn't been downtown for anything other than Music Hall and Aronoff performances (partially for accessibility reasons) and you seemed to warn him that since he's not an engineer (which apparently he is)/urbanist he might not be welcome. Mods only interject when someone is being disrespectful/over the top/taking the conversation off topic, NOT simply for disagreeing with potentially valid points. So with that-- Back on Topic: I've been told the City plans to remove the original stretches of Skywalk first (the non-indoor segments) as they are traditionally in the worst shape. Removing the enclosed ones (Over 5th between Race & Vine for example) are not part of the plan at this time.

Cincinnati: Over-the-Rhine: Development and News
3CDC's Newest Acquisition After years of acquisitions, 3CDC had taken a major pause from land banking from 2009 through 2011. Looking at 3CDC's OTR workgroup reports it seemed that the nonprofit had decided to focus solely on developing it's current offerings & not expanding to new territory. Finally, after nearly 2 years with virtually no purchases, 3CDC purchased 5 abandoned buildings that have for years been a major eye sore to anyone traveling down Liberty, visiting Grammer's or crossing between Vine & Walnut on 15th. Corner of 15th & Moore (taken from Moore) 1512 & 1510 Moore St The Shell Station on Liberty is in the distance 1508 & 1506 Moore St. The building to the right was purchased by an LLC affiliated with Urban Sites while the other was purchased by OTR Holdings (3CDC). Urban Sites purchased the building shortly before 3CDC's larger purchase. It would be a fair assumption that they are planning to work together to redevelop all the units. 1447 & 1445 Walnut Street These units share a large open space with the Moore Street Properties (immediately behind them). Grammer's is to my back in this photo. View from Liberty. Arrowed properties are now owned by 3CDC or Urban Sites. Also, all of the dirt/grass was picked up in this same purchase. The buildings in the back are owned by "Franciscan Homes IV" (30 W 15th Street) listing Denver Colorado as its main address, and "OTR-Walnut Street Housing" (24 W 15th Street) listing 421 E 4th Street as its main address.

Cincinnati Streetcar / The Connector News
This is the size of the streetcar we will get (could have minor size changes depending on builder). The streetcars won't be multiple cars connected (similar to light rail or heavy rail), but instead are individual vehicles. Original plan had 7 (when we were going to Corryville) shortened plan announced 5, it's likely the new route could potentially have 6. By max do you mean speed? I would guess 20mph up the hill (speed limit on Vine is 25 but most people drive closer to 35. Also, I would feel confident saying that we won't be going up Vine until AFTER the whole route is open for a little while unless we get more grants.

Woo!!! That's great news! Wow. 2015 will be pretty awesome. But nearly as awesome as if we had PRT like that one guy said... :P I kid, I'll trade PRT around DT for the Banks, the casino, the streetcar, and the All star game any day.

Cincinnati Skywalks
^ hey! Anyone can join this forum. This isn't exclusively for any opinions, and while we all agree on many things, outsiders are always welcome. More of the skywalk was removed this month. Portions over race north of 6th are coming down now and the part in Rusconi Place is also down. KJbrill makes a good point though: while the Renaissance in downtown has dramatically increased the number of restaurants bars and general activities & livelihood (skating, concerts, etc.) when it comes to retail Americans are still largely in preference to the larger suburban mall styles. None of the renaissance of downtown has led to a dramatic increase in retail. tower Place mall is actually now more empty than ever, while the store fronts of the surrounding buildings are all full of great restaurants.

^ didn't know about the old coal plant. That would mean $$$$ for brownfield remediation. But in that location definitely worth the investment.

No other plans at this time. I do figure that a few years after the hotel opens (8-9 years from now) they would consider doing something with the back half of the lot.

Cincinnati: West End: CityLink Center
I just read through all 9 pages of this thread. Pretty crazy stuff haha However, after pulling up their website and reading through all the services they offer, etc. I am confident this will NOT have a negative impact on the community. It seems as though they have changed their focus from ending homelessness/drug addictions to ending poverty. Nothing about the facility is made for the homeless, but instead seems to be targeted at the working poor. People with jobs, living in low income communities. It's targeted at moving people up the working ladder and doesn't even seem to have any drug rehab type programs anymore. http://citylinkcenter.org/ http://www.wcpo.com/dpp/news/cincinnati_stories/citylink-releases-photos-of-new-facility I don't believe that CityLink, especially in its final incarnation, will mean the end of Cincinnati or the West End and has the potential to actually help. And that's a great thing!

The hotel threshold is pretty high- Casino reps are just counting on the 5 year limit for the hotel, not the high occupancy. Hotel will be built on the orange outlined section.

Nice!!! Yes, please! Indy, send us your tired (of driving), your poor (from high gas prices), your yearning (for transit).

Cincinnati: Over-the-Rhine: Washington Park
The point of revitalizing OTR is not trying to create some magical land where all cars are hidden from view because they are 'ugly'. Even the most urban well developed cities in the US (with great transit systems) make use of on street parking whenever it is possible. Try to find blocks and blocks in NYC that are "no parking" or "loading" simply to improve aesthetic. Neighborhoods like Brooklyn, Queens, make use of street parking whenever they can. Urban neighborhoods greatly benefit from on street parking to lessen developers desire/need to add off street surface lots next to every renovated building (which could be infill). And while adding ~450 spaces is great, the City has been, for several years, considering tearing down the CET Garage as its in horrible shape. Also, I've been told by a friend that the Music Hall renovation may actually result in the removal of large portion of the lot between Memorial Hall & Music Hall. Adding more restaurants & residents to OTR will increase parking needs WAY faster than people realize. Why remove 60ish parking spots to make the view of the park from across the street "better". Something tells me we're going to have to agree to disagree- at the same time, if enough people speak out I'm confident that the City (who gets the final decision on parking) may not necessarily grant 3CDC's request.

Cincinnati: Over-the-Rhine: Washington Park
Please. I am all for the walkable urbanity but we do not live in some utopia where we can erase parking for a moderate aesthetic increase in a neighborhood were we are trying to PREVENT the tearing down of buildings for use as surface lots. Or prevent infill from being added because we need more surface lots. I'm starting to think some of you have never been to Brooklyn Chicago, San Fran etc. these cities make HUGE use ON street parking to reduce the need for OFF street parking which urbanists should support. http://maps.google.com/maps?q=brooklyn&ll=40.659235,-73.976135&spn=0.001658,0.002376&oe=utf-8&client=firefox-a&safe=active&hnear=Brooklyn,+Kings,+New+York&gl=us&t=h&z=19&layer=c&cbll=40.659235,-73.976135&panoid=kQ3vJL5CO_1_Kvbj1EfPfA&cbp=12,341.51,,0,12.19
