1. ^all three!!! Being managed by a Chicago firm, to allow storage & rental and have showers.
2. Found an official city map, Clifton & corryville border is Ruther Ave along Jefferson, the intersection this development ends at.
3. Eighth and State still believes the Streetcar wont actually happen. We're getting to the point where it reminds of the suburbanites who go to bengals games and STILL say, oh ya, the Banks are never gonna happen.
4. Ya- looking at City Maps this appears to be in Clifton, but it's been developed and worked on by Corryville Council... I don't like that the whole building is rooms with shared common areas/kitchens, etc. Makes it less likely for grad or medical students, who might what their own unit, to be interested.
5. You're basically right. 1990, 2005, 2009 & 2011. 4 playoff trips over 22 seasons. They are saying 3rd time in 21 years, which is a factually correct, but very misleading statement. It implies 21 years ago we went, and then since then there was one other trip, and then this trip. That is not correct. They went in 1990, 2005, 2009 and now 2011. So the correct way to say it should be either 3rd trip in 7 years, 4th trip in 22 years, or finally, 2nd trip in 3 years! which really sounds good!
6. It's pretty shocking- Cincinnati is probably one of the safest mid-sized cities for white people (with regards to homicide), and yet is very dangerous for african americans. More than just homicide, I'd love to see if there was a change in shootings as well.
7. Here is a development that is on the Clifton/Corryville Border (In Corryville) that I haven't heard much talk about. It doesn't belong in this exact thread but I couldn't find a general Corryville Developments thread and I looked & looked. (If a mod knows of one, please feel free to move this!) It's called University Edge, a near copy of a student focused development at Kent State. Originally called Uptown Place, the development is a partnership between Corryville Community Development Corporation, UC and a private developer. Here is the Development plan/study from a couple years ago: http://www.uc.edu/cdc/corryville/renderings/Uptown%20_Place_121510.pdf Renderings (screen shots from video on their website): Corner of Jefferson & Ruther Inside of Courtyard Current Construction:
8. Enquirer posted murder rates for 2011. Highlights: 66 homicides, down 6 from last year. (does not include officer involved homicides) Two deadliest neighborhoods were OTR & Avondale with 11 homicides each. Arrests have been made in 30 of the homicides. For 2011 64 victims were black, 2 were white. The city’s modern homicide record was 89 in 2006. The lowest in the past decade: 58 in 2002. 9. ehhh- I've done my fair share of traveling/living in other places, and the drive through northern OTR to the West End, Up central Parkway, Brighton's Corner, over the Viaduct to South Fairmount, etc. is pretty damn blighted. The worst I've ever seen outside of Detroit (although my travels usually take me East, South & West, not so much midwest, ironically). The buildings are obviously very beautiful, but there are still SO many boarded up buildings, it's almost crazy. Has anyone noticed if the older green building on Walnut has also been taken down? or just 1314 Vine at this point?
10. So I decided to go for a walk through Corryville this afternoon during a break of the rain. There are four major projects that will be going on in Corryville this year. 1 is just beginning (Schiel), one is almost finished (Euclid), one is underway (vine) and a fourth is likely to break ground later this year (stetson Square expansion). There is no general Corryville/Short Vine thread, so forgive me for combining all of these here but they are all close to each other. If a Mod wants to move these to a new thread, feel free.
Schiel demolition almost complete, probably will be done tuesday or Wednesday depending on weather. From outside the library at Daniel & Vine. From this point you could see both the new Schiel development & the almost finished Uptown development that is between Euclid & Van. Standing at Van Street, these actually don't look too crappy. Much better than 65 West. BUT never fail, I'm sure they will screw it up with Childs Playpen Colors for the balconies. Standing at Van & University- Back of Euclid/Van Development. Immediately behind me is the Vine Flats development. From the corner of Seminole & University you can see all three developments at once. Vine St. Flats Development across from Post Office Sign for Vine St. Flats - Also an Uptown (Dan Schimberg) development (nearly all of his developments in uptown are aimed only at College students, shared living rooms, individual room leases, etc.) Stetson Square Expansion Finally, a couple blocks away, Setson Square is getting ready to develop this block at Eden & Rochelle. This will be condos, not apartments. IMHO Corryville is being overwhelmed with rental units. I'm glad Stetson is expanding with condos, as, to maintain stability during a period of growth, you need more permanent residents, not just college kids who are in and out in a couple years. Also, with such a HUGE influx of rental units in large buildings, I'm concerned that the Old Standby style apartments in Clifton Heights & Corryville, the slightly beat up Italianate's that need a makeover and some TLC will lose their residents. And considering how cheap many of the landlords are, they probably will begin renting to lower income tenants. Which in and of itself is not bad. there always needs to be affordable housing, but having borderline absentee landlords rent beat up old buildings to lower income tenants is NOT the right way to do affordable housing- that won't help better the community. At the same time, it's good to see investment in this neighborhood.
11. ^ sweet thanks. Although, the garage is already "capped" in those photos. The new one isn't capped... So there's about a 4 weeks of work right there... These photos were February 2010 and tenants moved in April 16 2011. I would say, If they break ground in August, they will likely be opening the block/apartments December/January of 2012. Remember, that first block still has a large flat footprint for future office development. The Developers have seemed to imply that this next block will be solid apartments. I'm placing my money on a 14-15 month timeline. ALSO- The block SOUTH of the current parking structure is the next spot for the public infrastructure. I'm fairly certain that is county led, and with all the chaos of Monzel & Portune's idiot moves to sell the Drake, I doubt we're going to get started on that during 2012 :( Also, Riverfront Park cannot continue construction west of the Roebling Bridge until the pedestal is built for that same block (officially titled Lot 24).
12. I'm disappointed in Kevin for that story. It's pretty obvious that that was NOT COAST posting that, and that it was someone mocking COAST since you can just type any name you want. He basically wrote an entire story on a false, anonymous post that used COAST as a handle. I KNOW there are better things to write about than that..
13. Residential space is basically full. Last I heard there were 7 units available out of 300. Does anyone remember how long construction of the current development actually lasted? Not counting the pedestal, just the actual apartment building (one block only). I'm trying to figure out, if they start construction in August of 2012, roughly when would they open the next block. It felt like forever, but I think it was just about 18 months, right? Or was it less?
14. Also, Seattle is NOT like comparing Cincinnati to Chicago. It's like comparing Cincinnati to Minneapolis (much more similar demographics to Seattle). Seattle and Chicago aren't close to being on the same page (15th largest metro vs. 3rd largest, 23rd largest City vs. 3rd largest, etc.)
15. I have to work in LA on a regular basis and have home there. There aren't many walkable neighborhoods, maybe blocks or small districts, but not neighborhoods. Let me ask what your definition of "pedestrian friendly"? Hollywood? During the day, Hollywood and Highland is pretty busy, but go three, four blocks in any direction and its not really pedestrian friendly walkable neighborhood. Our office is on Sunset and it's a mess. Koreatown? Mid City? :wtf: I completely disagree. I wasn't talking about pedestrian friendly necessarily, I was mainly referring to someones statement regarding lots of surface parking that could be turned into prime development. Mid-City & Koreatown are packed solid, minimal surface lots and they've grown quite a bit over the last 10 years with a trend towards new vertically oriented (5-6 stories) developments. And I think West Hollywood is VERY walkable. _____________ Considering LA wasn't even on the list... I'm not entirely sure how this conversation started... and something tells me it's off topic haha :)
16. Just to be clear here, the average Density for the entire 502 square mile city of Los Angeles is 8,092 people per square mile. It's the 7th most dense city in america (with a population over 500,000). It does have traffic problems, for sure, but LA itself is VERY dense with few surface lots. spend 20 minutes on google maps cruising around Hollywood, Silverlake, Koreatown, Mid City, Rampart Village, etc. and you will see a pretty dense city, and that's not even including Bunker Hill where the major high-rise developments are. The main issue is alternative transportation- it can't get much more dense until you can stop needing a car and LA has a major plan to change the situation dramatically but it's a 30 year plan...
17. ^ Agreed. There needs to be a greater mix of things- not just restaurants. Has anyone been by the Johnny Rockets? I've walked about about 20 times since it's opening. It seems as though it's ALWAYS empty.
18. Ya, I've been inside one of the units, very nice, great views, etc. truly great quality but NOT 1-2 million. More like $700,000-1.5 mill. The unit I was in was around 1.2 mill asking, IMHO it was more like $750,000.
19. A little disappointing, but better than nothing. Since we're about to have 300 apartments come online in the next 18 months just a few blocks down the river it would be great to have these be for a mix of for rent and for sale units to continue to increase ownership along the river. Also, not sure we need anymore office space downtown right now. The Edge building about a block away is newly renovated and still pretty vacant, Atrium, Baldwin Center, Chiquita Center, etc all have high vacancy rates and there's a large plot at the Banks waiting for a tenant. But!! Good to see they're still trying. Hope they don't replace the original design with some boring different tower.
20. Cole+Russell (now CR Architecture) had done a mock up of how to redo the building as part of a ~2004 renovation plan. Mostly it involved replacing large swaths of the solid brick base (originally two department stores that didn't want windows) with glass. http://ascribehq.com/cr-architecture-design/portfolio/4499
21. ^ so now posting a link to a news article makes you get all upset about people's opinions of PG? Of course it's just a mistake- a funny one that does no harm to anyone, provides a nice laugh, but it's also a bit strange and worth talking about- I've used Constant Contact for various jobs for about 5 years straight. There is no "auto title" where you can click on something and have Constant Contact name your email "Office of Congressman ________". You type it in by hand- there is no person at a Constant Contact Office who is changing things on your email and accidentally mis-titling it. You click SEND and it SENDS. Constant Contact doesn't have "Office of Governor _____ or "Office of Senator ______" tabs for them to mess up. It's just text that you type directly into the email. If Roxanne Qualls or anyone else made a similar mistake it would be fair game for a little light hearted fun/questionining
22. ^ true, but I agree that this place will probably open later than planned. I'm just hoping they don't site some major flaw and cancel the project. I miss my grocery store!!!
23. Not sure if anyone answered you already-- but the maintenance yard is going to be between Elm & Race on Henry. I'm not sure what side of the street.
24. they will be building a bridge over duck creek/flood wall. I think I saw it on building Cincinnati.
25. Kennedy Connector will start this summer.
