Honestly it's not very likely anytime soon. There are so many vacant buildings and empty lots around OTR left to redevelop that going through the process of kicking out existing residents, an action that would not be well received by the neighborhood, wouldn't make financial sense. Many of the leaders in OTR are working hard to ensure things like this don't happen and so far have been successful. Only a handful of the buildings which have seen recent work were occupied and in those situations there was almost always a compelling reason to assist existing residents in finding a new place in the neighborhood. But the inclusion of low-income units in several big projects has actually lead to an increase in housing for low-income residents, not a decrease. The majority of the large buildings on Republic are 30 year LIHTC which had a start date around 2008, meaning they will, at a minimum be low income until 2038. Who knows what will happen then, but there's no guarantee they would switch over at that date. If the owner gets more LIHTC to renovate & they are consistently full they could easily stay for another 30 years.

I truly believe the City's generous abatement policy and the auditor's overwhelming undervaluing of land in OTR leads to these townhomes. Without those two factors these parcels would be less attractive to single families and more attractive to multi-story mixed use developments.

While I would greatly prefer Cincinnati, I'd rather have it be in Hamilton than in Deerfield or Liberty Township. Hamilton is a small older City that had decades of decline, but is now seeing a small revitalization of its urban core.

I don't think phase 1b is even being considered for this. It's a call center and they have a budget set already, $9.3 million. $9.3 million can't get you 1/4 of the office building at phase 1b. Cincinnati doesn't have a ton of ideal space for something like this that is ready to go right away. Call centers are often wide open flat spaces. It will come down to sites and how quickly they want to build.

14th St Vacant lot will be a new construction office building. There will also be an office building at 15th & Vine. And Urban Sites is putting in office space at 12th & Main as well.

Actually, that makes perfect sense. Flying & landing an airplane in an hour & 40 minutes is NOT cost effective to the airline. They would rather fly NYC to LA all day long if they could. Short hops have a whole lot of problems & added costs. You shouldn't be demanding a cheap flight to Chicago. We should be demanding High Speed Rail to Chicago. Inter-regional travel (to Pitt, Chicago, St Louis, etc.) would all be better served by HSR than flights. Of course, we won't have it for decades, but we should start demanding it now...

I have a number of friends in Pendleton who say they aren't bothered. It's similar to living next the ball park where every friday night has fireworks at 11PM. The concerts are 1-2 nights a month for the summer only. I'm sure it's a slight annoyance, but they aren't common enough to be too detrimental.

This is one of the strangest posts on UO I've ever seen. Legitimately can't tell if you're being sarcastic or not. Makes no sense. A couple people are confused & thought you could do something illegal. You can't. What does that have to do with Cincinnati getting its shit together? It's no different than covington's pay by phone.

I have yet to use the system... if you park at a 2 hour meter and pay the meter for 2 hours, can you later go into the app and add more time? The app will not let you repay at a meter once you've hit the meter's maximum allowable time. 2 hours between 9am and 5PM for 2/3 of downtown & OTR, 4 hours for 1/3 depending on the zone. After 5PM the maximum allowable time is 4 hours anywhere in DT or OTR so you can fill up through all of that.

It doesn't legalize or encourage unlimited refilling of the meters. That is still illegal. Say you park at a 2 hour meter but only put 45 min in. Then you realize you are running late... you are allowed to go up to the total 2 hours that you were allowed in the first place by paying for the extra time. It doesn't legalize paying for 6 hours at a 2 hour meter.

The right most lane (the lane where the tracks are) will soon become Transit Only, meaning no cars will be allowed there anyway. 2nd st at Walnut will become a right turn only and double solid white line will be painted adjacent to the track bed between Main & Walnut

This hyper free market idealism is a bit funny to watch. Uber & Lyft are great companies. That doesn't mean some light, reasonable regulations do anything other than protect the public. Cincinnati passed regulation for Uber & Lyft last year. Both programs have expanded, everything is great.

Additionally, it's an annual revenue generator for them and it provides parking for the restaurants whose retail spaces they own (which, while we all may disagree with them on, they value very highly). That lot will develop one day. There are plenty of other spots that are equally as important that will happen first.

I think you underestimate how insanely profitable all of the lots already are, even with one free garage. There will always be lots downtown (there are even in big Cities), but getting everyone to start paying more, and learning the true value/cost of driving and parking individually every day, has the ability to change the mindset for a few people. Plus, the second one lot gets turned into apartments the value of the lots around it will go up, and so will their pricing. So no matter what they are going to be making more, whether there is 1 free 2000 space garage or not. Additionally, what helped the lots profitablity more is that downtown meters go to 9PM now. That means $5 after 5 can move up to $8 after 5 and still be cheaper than parking on the street now. But in the end, I think a greater gain is people realizing paying to park every day to get to work is silly and expensive. That mindset is helpful for all urban planning/transportation efforts.

Liberty Township: Liberty Center
Honestly, I was worried a year or so ago that this was going to be a development with amazing retailers that stole things from Kenwood, further pushing away from the core our Cities best retailers (Saks, Apple, etc.). All that sales tax not going to the County would have been horrible. Now this looks very very bland, although the walkability of it looks decent, and I'd rather have that in Oakley than have the Vandecar crap, it is pretty clear that this isn't going to be something amazing and truly special. It will be popular for 10 or so years, then probably start to die off.

I like the narrative that they are cashing out of suburban developments in order to fund downtown development. Fingers crossed.
