Brackett Village is named for Brackett Alley which it abuts. I'm also in the keep Brackett Village camp. Demolishing it is idiotic. Renovating them into market rate units would be easy & a major financial boon for the developer. They are actually an good urban form with doors on the street level and making use of side streets with entrances, Etc.. Some improvements should be made but the idea of tearing it down is simply fantasy.

True, although I've noticed the OCS arms are fading as they are exposed to the elements more. They are a bit less noticeable than they were when they were brand new and a shiny metallic silver. They're a bit duller now.

I actually don't think that the condos were cut, I think the building will be shorter now. Latest article says 19 stories, down from 21 in earlier renderings.

John is correct. The only reason the DCI SID exists is that it was created by the City with countless hours of City staff time. Obviously they weren't going to do that this time (despite the fact they should have). Individual people can't create SID's. They only other ones that exist are usually created in a master development in the Suburbs at the time that the area is still mostly farmland.

Main can be awkwardly dark for a major street. It will be great to add the double head lights and more trees. Now if they could use the saves single head poles to fill in the weird gaps of 12th and 13th between Vine & Race which have no street scaping... Once those are done 12th will be street lamped from Pendleton to Elm St. Eventually getting all the way to Central Parkway would be ideal. Personally, I put street lamps above underground utilities. Ideally you would do both of course, but Street lamps make a huge difference of the feeling of a block in my opinion.

This development is pretty crappy.... BUT a few things about it have made it better. It now will have 440 apartments, meaning about 650 people living there. Walking to Kroger etc. Almost certainly some employees will live and work in walking distance, whether at MadMar or at the Boulevard. Additionally, the plan is now to add an additional 100,000 square feet of office space to the area. And Finally, the silver lining... SORTA is building a transit hub nearby. http://www.cincinnati.com/story/news/local/2014/12/11/bus-transit-hub-built-oakley/20262957/ The 4, 11, 51, 12x and 41 will all stop there. It will be a roughly half mile walk from the office building. Construction may start before years end.

I went by it this weekend. Not a single marking other than name of contractor. i think it may be a spec building. It was decently built (mostly brick). Again, if they just took the main drag (Vandecar) and mashed all the retail right there it could have a moderately decent business district type feel.

It also assumes there were two options. Subsidize the tower all the way, or AFG moved to Mason. There would be huge costs for AFG to make a move like that. Huge costs. The city could have given a shorter abatement, etc.

Here's another way to look at it. The most valuable building in downtown won't pay any net new property taxes to the city or county until it is a 30 year old building.

Taft's Ale House is working to get it removed before their official opening on Opening Day. The roadblock has returned. Not sure when. Just noticed in this weekend as well. I'm assuming it's back because of illicit activity again. A little peeved about it though. Having that street opened again was great for the flow of the area. Write an email to [email protected]. Even just 3 sentences and it will be noticed.
