They need to build a few more with a similar massing and style. It's classy, visually appealing, the right size, and looks well made. Love it

I'm not sure about the quality of the materials, but I don't feel the building itself looks bad at all. The problem is that it's in a funky area and stands out. If the blocks around it would fill in, I think it'll be right at home. And of course, from the park's side, it's a bit more complex and pleasant to look at.- Urban Ohio "Picture Of The Day"

What type of cuisine paj? For steaks, El Gaucho and the Metropolitan are fantastic but pricey. The Brooklyn has some good oysters. Walk onto a ferry and take it across the puget sound to Bremerton and then dine at Anthony's right on the pier. Not great food, but not bad, and you get to take a beautiful 30-40 minute ferry ride. Just check out WSDOT for ferry schedules. Head over to Alki beach in West Seattle for amazing views of Downtown and the NW beach life ;) Some ok fun restaurants over there. Take a seaplane ride around the area from Lake Union if you have time. Or rent a canoe from the University of Washington and paddle around the area. Golden Gardens park is special at sunset. Volunteer park has an Asian art museum there and you can climb up an old water tower to look over downtown. Walk around broadway to see alt-seattle. Dim sum in the international district is legit. The Athenian is a favorite local-tourist spot for me to go to happy hour - looks over the water and you can watch ferries and barges come and go. *Mailbox peak used to be a rite of passage for NW climbers not too long ago. The elevation gain was around 4000' and the trail was only 2 mi one way. Compare that to a hike many climbers use for conditioning, Mt. Si, which is 3100' over 4 mi one way. Basically, it was steep! After 9/11, some local firefighters pulled a fire hydrant all the way up to the top where the mailbox is at. A few years back they built out a new trail that isn't quite as steep, but still a very good conditioner! Actually, I'm not sure why people would go through it. There's not a destination on the east side of COSI, it's just another part of the park. If there was a neighborhood or a pedestrian bridge to downtown there, then I could see it. I'm a little confused actually what it's connecting. overall it seems like a good idea to have a connector with retail. However, the best looking part of COSI seems to be getting covered up. Maybe the glass won't be all that intrusive, but it's a bit concerning. The rest of COSI is kind of ugly too. The building shape is unique, but I feel they need to add more decoration on the outside, especially the west side of the bldg.- Columbus: Italian Village Developments and News

I'll say it - I like it! It's not a world beater and likely won't be what people think of when they think of Columbus, but its impact will be large and I believe very positive for that area.- Columbus: OSU / University Area Developments and News
- Owning Rental Property in Ohio's Cities
I'm deep in a decision process about whether or not to buy a 1 br condo in downtown Columbus as a rental property with my father doing property management for now. Both properties I'm looking at have tax abatements - 1 through 2024 the other through 2021. 1 condo has a ~$350 HOA the other has a $90 HOA. The one with higher HOA is significantly cheaper, but it looks like that HOA will end up making it costlier in the long run. I'm struggling on the decision because running the numbers gets me always to about breakeven with normal market prices for rent (e.g. ~$1500/mo for 1 br 700-900 sq ft). If something happens where my dad can't do the PM work, it would be even tighter - but not too much. Without a tenant for a month, money starts being lost. That said, I can absorb most costs if something happens. I don't know though - all the numbers I'm running get me to about 5-8% yearly returns (after 7-10 years and with a small appreciation in home value) with everything going pretty smoothly. That's not that great for all the work that'll go into it and having to sync 40-60K into it. Guess I'm just looking for thoughts on this. Are people generally pretty happy with their rental properties? Do you guys have a hard time getting tenants ever?- STICKY: Can I change my user name?
