  4. Brightline was good here in Miami, but they’ve basically pushed locals out. Commuters do not use it as much as when it opened because they got rid of commuter benefits. It has essentially turned into tourists only. Not sure how different their other areas would be in the country.
  5. I would personally put it just above 18k. I know this conversation kind of died, but using realistic areas (unlike cities such as St Louis and Indianapolis) this number is very plausible. It will be interesting how Scranton Peninsula will be counted as its census tract is shared with North Tremont.

  8. Every restaurant was packed with waits. We flew in from Miami for the show as well. My buddy is a realtor and he said they are giving a lot of concessions because they are so far behind but aren’t doing much on the rent price side even though the amenities are the big selling point.
  9. To be fair, they have five locations in downtown Philly. A couple of the others aren’t in super dense urban areas. I would assume we have a little ways to go for downtown to be able to support another target. There’s one a couple miles away that has never seemed to be fully stocked. Here’s hoping this, and the next few projects, add to the density and increasing income to downtown to support more retail.
  10. I would highly doubt it, but who knows. I’ve always heard Cleveland was one of the highest earning stores for the size of the market. Even as of last year, WWD said Cleveland was one of the top performing stores. The store looks amazing since the remodel. We can’t wait to go back!
  11. If Miami can do it, Cleveland certainly can. The roads down here almost rival any Cleveland street to me lol.

  13. Does anyone have any info about Gravity phase 2? In the TMUD announcement it says it is going to bring in 11,000 full time jobs and 7,400 construction jobs. Does anyone else find that number a little high?
  14. I had no idea of the scale of this until I saw the TMUD win. 50 buildings being renovated is huge for a city of this size!!!!

  19. As I have understood it, August/September. https://2020census.gov/en/important-dates.html By August 16, 2021: States will receive the data they need to begin redistricting in August. The Census Bureau will also share this information with the public. However, the data will be in a format that requires additional handling and software to extract familiar tables. COVID-19-related delays and prioritizing the delivery of the apportionment results delayed our original redistricting data delivery plan. By September 30, 2021: The Census Bureau will deliver the final redistricting data toolkit to all states and the public. This will include digital tools which provides access to an integrated software browsing tool for official recipients, as well access to the online Data Explorer tool for both official recipients and the public.

  21. That would already happen. Akron would be a principal city of the Cleveland-Akron-Elyria MSA. Realistically MSA's are pretty much a joke. In the current iteration of how to define them, you can't really compare apples to apples. Pittsburgh goes all the way down to WV because of the county line definitions. I think the urbanized definition works better for easier comparison.
  22. This is pure comedy 🤣 So they make a tiny change, lose three units, move townhomes all for Westview Dr. The net impact is exactly the same. Does anyone know if the development is taking away all of the existing trees that will act as a buffer?
