  4. Sounds good so far. Hopefully, they'll make the parking entrance on Washington and they'll make that a presentable space as well at the street level. That stretch definitely needs some help.
  5. With what's reported so far, I don't see many smaller retailers jumping ship to Pinecrest. It seems more Lifestyle related similar to Gulfstream Park in Halldandale Beach, FL (furniture, restaurants, entertainment) to me based on what is officially committed. I don't see Eton adding much more due to space constraints. Legacy has some space available still, but Beachwood really should be the premier mall in the area. It doesn't seem that will go away but I agree that they need to expand and finish out the space updates.
  6. OMG when were the Hanna fountains there???? It looks like the 70's or 80's in the pics I found. They did at least say on Land Studios Facebook that that is not the final material, so hopefully it's just a super rough paper version.

  8. BurgerFi for a chain is pretty good. I ate there a couple of times when I lived in Ft Lauderdale. I'm assuming Tervis may do well in that area with all the partying?
  9. I would assume they would do storefronts on Euclid to mask the fact that it's a garage and to bring in more retail/restaurant space.

  11. More specifically like the 1950s and 60s when freeways, strip development and suburban office campuses were the hot things. As there any other city that has developed a suburban "city" as extensive as Crocker Park? ... the only one that's comparable in my mind is Mizner Park in South Florida... The difference being that Mizner was begun in the 1920s IIRC and has grown over the decades; plus it's within Boca Raton, which has long been the free-standing, ritzy suburban city that's about 50 miles north of Miami... Crocker Park is unusual esp for a medium scale metro area like Greater Cleveland. Chargin Highlands is a disjointed, sprawling mess imho. To me, Crocker Park is more impressive because of the amount of residential included than the retail. One would expect more because of the amount of money around it. The development itself is pretty good although I would have liked a more urban Lakewood feel than a cul-de-sac. Mizner Park is only impressive because it's an extremely rich area. Residential surrounds it as opposed to being "included" and the urban feel of it is more out of necessity because of space restrictions in south Florida, especially near the beach. They both beat Eton etc by miles though.
  12. Thankfully, I do not live around that area anymore. I do my best to avoid SE. It is funny how they act so confident and then it ends up being some cheesy national chain.
  13. An additional thought (as I used to live right across from that office) is it seems a lot of people use transit/get dropped off. Hopefully that plays into their site selection.
  14. I've said it before and I'll say it again, mjarboe[/member] is the best that Cleveland.com has to offer. That said, it's crazy to me that this building never had true parking. Now, with over a thousand potential residents, hotel guests and employees, retail employees and offices, it'll be interesting to see if this pushes a move to more car-free/light uses for the property. The fact that they're also talking about the 315 spaces potentially being used for whatever happens with JHB and CAC in addition to already being used for Statler apartments is interesting to me. Eagerly anticipating RNC being over so we can really start to see some development!
  15. I don't feel it's pessimistic at all. Things need to change for Cleveland to get to the next level. It is an amazing city with amazing residents and amenities, but there are definitely issues that need corrected. You can't just keep asking for money. It's on every single level...schools, local income tax, RITA/CCA, sales income tax, state income tax, federal income tax. I don't know about everyone else, but my yearly increase is 1.5-2%. Let's get to the heart of the matter so we can stop taxing the residents out of the city/state.
  16. I wonder when enough will be enough for voters regarding tax increases? I get it, the state is cutting local level support to an insane degree but maybe the city/county employees should all be looked at by an outside source. If the reports of city/county workers that get paid inflated salaries to do work that should earn far less are true, it should be pretty easy to uncover. Additionally, I did a little research to see what the Council members make and in 1999 they made $53k a year with $14,400 open expense account and a $40k a year exec assistant with a guaranteed 6% annual increase. If we only assume Council makes $60k + expense account + assistant a year X 17 that is $2 million dollars a year. Add in I'm sure many more inflated salaries and I think we start to see how issues in the budget are showing their ugly head when state money disappears. Our County exec/Council make more than other cities as well and are looking for a 15.5% salary increase. As one of the highest taxed cities, it's starting to get a little crazy.

  18. Really? What more could they do? Sure I would have liked more office development esp in towers, but the developers held out for a major tenant but couldn't land one. While the one guy is confident that any empty space could be filled, the office expert noted that building on spec has its risks especially from a financing POV. If this were New York, Chicago or even L.A. it would be one thing, but Cleveland is still not a hot market, esp for dense office development in such a non-traditional area: Michelle notes that U. Circle is very non-profit heavy. There will be lower level, street level office space. I'm sure that if the market warrants, there will be more offices and or apartment buildings rising in and around this location... there will still be plenty of undeveloped land around the footprint even after Centric is built. I believe the developers did what they could: tested the market and held out as long as they feasibly could: the lenders are in love with the location now, but they're not going to stick around forever until the market's right... I'm thrilled that we're getting a high-density, mixed-use residential building which will be a true TOD with the new Rapid stop right there. I'm also glad that Centric will not be a phased project but will be built at once. Are the renderings the most sexy structure you'll ever see? No, but they're not horrible either, esp the corner units with the penthouse garden/plaza. This is already an extremely strong Cleveland neighborhood and Centric will only make it better. I've already furthered my thought since this post.
  19. I don't have a problem with the design as much as there are very few spaces left in UC to develop. Sure it's 70 more apartments, but it's right on a transit line between two hot neighborhoods that are only growing in popularity. I like the idea of multiple buildings because it can be adjusted up and down. If it's built all at once, that lot is done for the foreseeable future. That said, I agree that it's what can be done now and will definitely help fill a void.

    Constant? I brought it up one and only one time. Big and diverse?? We have less than 80 square miles and under 400,000 people. Can you name each council person? I looked them up and have only ever heard of maybe five of them and one was only because of DUI's.
