I'd think the same reason I don't drive over to Detroit/Superior to cross when I can cross Lorain/Carnegie. It's inconvenient and what happens if you lose one of them or have construction on one? I don't know that 77 is built to handle all of that traffic either. Plus, it's a state highway, not national freeway.

Definitely Bratenahl. I lived there...very familiar with those homes. That blue house recently sold for less than $300,000.

I would say also with all of the new "local tourism" there will be more of a market. Obviously Brooks Brothers, Victoria's Secret, and Bath and Body Works get enough business from downtown residents, workers and tourists to stay in. I would say we don't have the residential push for the typical American Eagle type teen stores, but I could see Aeropostale doing quite well as it has an average price point of $9 per store (used to manage one). I saw a few Children's Place bags as I was waiting in the line of cars on Prospect tonight to get to my garage, so people are shopping and downtown traffic is definitely way up as all restaurants will vouch for.

2011 Population Estimates
If you add up Cleveland downtown residential from 2010 to now that are finished or in planning, if all goes well, we will have another 2000 residents downtown (low estimate). University Circle will add another 500. Battery Park continues to sell as well as new townhomes at Waverly Station. The bleed will continue on the east side, but I can see it starting to level out. East Cleveland is adding 140-200 with the two new developments there (which I would venture to guess is the first major addition besides birth in many years. Columbus is continuing to urbanize and Cincinnati is as well. I think we are going to start to see changes in the 2014/2016 estimates as trends start happening.

I literally cannot stand Eton. Beachwood is bad enough. In response to the above post...the higher the price the less you have to sell and the smaller your target market. That is simple economics.

I think the problem is people don't look in all the threads to realize that there is one...on top of that, there are some that haven't been posted in for years on page 5 of the thread list...so it ends up somewhere else.

Then what neighborhood is it? According to the Gateway District (which is where I live) it is. I don't think Financial District really exists anymore and 9/12 is really just that.

I mean, I guess if it's better to use E4th for all of the spillover stuff and 20 different threads for each building in the Gateway district, then so be it. Just trying to make things easier. There's a Warehouse District thread and no development along with many others and it is slightly aggravating opening up E4th developments to see people talking about E6th and Euclid. That's all that I'm saying.

My building is all 7-900 square feet except the 2 penthouse units which are 1200. Depending on how high the ceilings are, it may be the same case as mine where it feels a lot larger than it actually is.
