Columbus: Downtown: The Madison / 100 North High
^ Honestly very little of this makes sense. Day Companies swooped in with all these promises for these buildings we'd all been begging to be redeveloped... now almost 3 years later they have gone from a complete renovation and new build to only actively working on the Madison's building and demo'ing the smaller structure -_- Overall I'm now just kind of confused and unsure if they're even committed to the project.

Interesting. Maybe we could get things moving before the end of the year.... Andy Mills makes things happen, I'm taking this project a lot more seriously now that he's on board. Also I trust his guidance overall a lot more than Arshot, this building will be built right and to last. So this means that Arshot is out? I hope so. Any news? No, sadly. Arshot will be/is the principal developer but Elford will be managing the construction (if it ever happens) and the commercial leasing. Updates regarding the project ... I've done some asking around and while basically nobody knows anything more than the next (usually not a great sign), I was told that basically Arshot badly wants an anchor office tenant before moving forward, and that hasn't happened. I have been told there have been discussions, but nothing is concrete. As for the site itself, I did some strolling around this weekend and realized that the staging space and construction trailer for the LC projects is no longer on site. To me, this doesn't mean much good or bad. The LC projects are still under construction so the space is needed, while Arshot could have kicked them off to start site work for Millennial, a more likely reason is that the LC found cheaper or on-site space to use. However, I decided to stroll up to High and State and watch the LED marquee on the Heartland offices for a few and to my delight, a new Millennial Tower leasing opportunity ad was displaying. While none of this means anything is starting soon, ad space is expensive (even if its your own) and to me that shows thats things still may be happening behind the scenes. That's all I got.

Haha, not me but mrtuggles seems to have an in on the projects happenings. While it looks like mrtuggles isn't directly connected to the project, I can say the post information isn't too far off base. Regarding what I can and cannot say, most of it falls into the "cannot" category. I'm connected to the project (hence my glaring lack of posts in this thread) so even though we're on the interwebs as an "anonymous" users, I don't prefer risking my income too much haha. Basically at this point I can confirm the rendering was not supposed to be public yet and I can confirm the structure will be taller than the proposed 35 floors. There are goals in place to get things moving before years end but there's basically one last barrier being working through. I think you all will be VERY VERY pleased with the details, makeup, and height once it is all released. Hopefully that gives you a tiny peek behind the curtain and nobody will report me. If you have any questions, I'll attempt to answer, but again i'm really very limited in what can be said for the moment.

Really unfortunate design change and feels very out of context for that spot. They are actually broke ground on this building this morning. They were roughing out the structure with paint last week and when walking to work this morning they had arrived and begin digging/moving dirt. I imagine we will see this go vertical in the next month or so with how fast the one behind it went up. Additional tidbit, this week I also have noticed them clearing the trees out between the 670 W ramp to N 4th St and 4th St. Wagenbrenner/Thrive has now added a development sign here but I have literally no clue whats happening. Anyone else? It clearly can't really be developed but maybe they're reworking something? I'm perplexed.

Currently looks like 52 units are currently "In Contract" out of 82 total units in the East Building with the West Building listed as filled. Hopefully this means we will see some movement on Phase III soon *crosses fingers* Do us right NRI and give us a tower.

Possible Update Elford has been contracted as the construction and leasing group for this project and has had it subtly listed on their website for about 6 months now since approval... Thats not really news. What is news however is the recent updates to their website regarding the project: - Now prominently featured on their "FREATURED PROJECTS" page - Now has two agents attached to the project - Now listing the hotel as a 130 Room Hilton Hotel - Added a theatre to the building features - Now has a complete breakdown of CAM, Available office, Retail, and Condos Does this mean we are closer to this happening? Thanks! I'm not seeing the Borror request, but I did see three tower crane applications for the new rental car facility at the airport with a start date of 8/23. I didn't realize they were already starting that. Make sure you are looking under "Off Airport Cases" and try application 2018-AGL-15527-OE Looks like they are asking for a max height crane of 230' (Maybe because of the hospital) for a duration of 24 mos. Yes! I saw the airport facility as well! I also just looked and it seems they have set up a dedicated webpage to the new terminal and updates. Seems they are getting pretty serious about it finally. Anyway back to the Discovery District, Iv'e also been keeping my eye out for a crane application for the 230 E Long Street Development.

Electric Scooter Sharing
RedBikes are B-Cycle. The only other B-Cycle bikeshare in the state is in Dayton. Chicago's is something else. Here's a map of all the B-Cycle cities: https://www.bcycle.com/top-nav-bar/find-a-city If you have a membership in Cincinnati, you can use the systems in all the other B-Cycle cities. Correct, Cincy is B-Cycle. The bike shares in Columbus and Chicago are Motivate, the same operator as CitiBike in NYC. Jumping back to the scooters, spent some time on the Lime-S and Bird apps last night and it looks as like Columbus is close to having about 1K scooters available around the city.

BUMP - Just curious if anyone knows where this project stands? The structures still have fencing up but it seems all work has ceased. I knew they went through and received a tax credit and gained the downtown commissions approval but it seems to have stalled since then. We waited so long for anything to happen here and now it seems like were back to a prime spot just sitting idol.

tlb919 replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionYes, Kaufman could have/still can technically just surpass the commission and go straight to the city. The commission serves as a board of recommendation basically for the city, it handles and reviews projects for what equals a certificate of appropriateness and then the city will take over for final approval and permitting. While a developer can decide to surpass the commission it's kind of a faux pas if you plan on ever developing in that area again. While the city development board does have final say, they will rarely go against the will of the commissions and it's always better to stay on the good side of these commissions seeing as they serve the residents in the area that you're building within. While I do believe the commissions have the best intentions, I feel that they have pushed back too much recently with projects. What happened with Kaufman shelving the project is what I always imagined would happen eventually and that would become the breaking point. Kaufman pushed and the commission pushed, and while Kaufman made concessions and was willing to work with them, that good faith was not necessarily reciprocated, leading to where we are now. An interesting walk down memory lane would show you that a similar situation took place with Parkside on Pearl. What happens next? My guess is Kaufman waits until the 7th empty seat is filled and returns (hopefully with the 14 story version) to regain approval. We shall see.

tlb919 replied to CMH_Downtown's post in a topic in Central & Southeast Ohio Projects & ConstructionSeems they also reduced bike parking to less than 1/3, extending the buildings 2nd floor over the sidewalk to create a covered walkway, and rescinding the request to make this section of Cherry pedestrian only to improve vehicular and truck access... Basically they have turned this development into a Bridge Park structure. The request should be rejected and asked to return to something more in-line with the original proposal that they already demo'd a structure for.

The previous proposal was perfect for this spot Thanks for the link! Yea, this updated proposal is totally unacceptable. I hope the commission pushes back on this update. I can understand why the Highpointe development was only 6 stories because it was so massive, and the same goes for the Edwards development at High and Gay. This development has no excuse for going below 8 stories. It would be a huge missed opportunity. Also, I will say that although LC has taken forever to finally complete their 8-story building, it is actually looking really good. Perhaps the almost 4 year wait was somewhat worth it. It is also ridiculous considering the second LC building planned for having a tall development right beside it and didn't put windows on the south side. With this short of a building next door they could have included windows to the top few floors. They should at least match the height of the building directly adjacent! Something else... Didn't this project already get full approval, demo an existing building, and lead to the permanent closure of this section of West Cherry St? Honestly I hope the DT commission pushed hard on Crawford Hoying with this because it's just absurd. Didn't they put LC through the ringer for proposing a single story reduction? If I remember right they only granted it because LC promised it would remain the same structural height and still appear to be a 12 story build. I'm interested to see the reaction to a half building height reduction whats honestly a pretty cheap design.

Walk down the street to the park if you need the sun. The "blot out the sun" argument always kills me. Yea, if you plopped Rhode's Tower down right here you might have a bit of a shadow. A 10-14 story building is not going to do much damage though. Let's also not forget those using the "blot out the sun" argument have giant trees surrounding their house (per google maps) so its clearly NIMBYism at its worst. Gotta love all the character and integrity half paved surface lots contribute! Ridiculous.

It just looks like a shoddy Red Roof Inn: Brick Edition. Yeah If I wish it was the design and not the massing/height they were fighting. It's next to a freeway and downtown, I think it a larger development is absolutely acceptable but the design needs to be strong.

Anyone know of any plans for COTA to introduce articulated/accordion busses to some of the busier routes? Lately I've noticed the 2, 4, 6, and the 10 could all benefit from some extra room.

Metro Columbus: Road & Highway News
On one hand, I get it, the "Smart Lane" project is about maximizing the infrastructure with minimal costs. On the other hand, how long can we keep avoiding transit with minuscule improvements like this? Columbus freeways (sans 270) are quickly becoming landlocked and they still refuse to even consider any option that isn't pavement... It's **almost** comical at this point.

My guess is that something like this is "technically" possible, however the financial and political will absolutely does not exist. IIRC the garage contains an insane amount of spots (3500-ish?), knowing that, my guess is that nobody with CDDC or the city is even slightly willing to take on the pr nightmare of removing downtown structure parking. I just wish that if the plan is to keep it, that someone has a plan to update/rehab/even clean up the eyesore it is. Its massive and so much lost real estate, the absolute least someone could do its paint the damn thing. How can we make something happen? lol

Kind of like the whole building... and people want to let Kauffman take up a large space in Short North with this crap just for the sake of infill I have to admit that I do actually love the building (especially the commons side) haha, however the catwalk is just unnecessary on all levels. Is it possible they skimped on the bridge because the parking garage is not long for this world? Every single ounce of hope and reason inside of me wants that to be the case, but my brain knows it's absolutely not.
