Homeowners Associations: Good or bad?
So here's my two cents: If you want to ensure that you won't live next to a house with a washer and dryer on the front porch, then you can chose to live in a community with an HOA with covenents which mach your desires. If you want to live in a house where you can keep your washer and dryer on the front porch, then live somewhere without a HOA. The only real problem I see is that people can buy a house unaware that an HOA even exists for the property until after the closing. That's just plain wrong.

Alabama ExPat replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionIt never really occurred to me that they would develop the two towers in separate phases (which is kind of stupid of me given that it's the obvious way to do it). I wonder how full they will want the first phase before they start selling in the second, or if they will even start the second phase before the first is complete. I suppose the second phase could be years away or possibly never be built.

I'm wondering how many others will chose to be released from their contracts. A year delay that happens after the start of construction seems insane to me. I'm glad you are still planning to be in the downtown area.

The tendency for residents that lived within walking distance of a downtown grocery would be to walk several times a week to get things as you needed them, as opposed to loading up the car with enough provisions for a week (or longer). I can't imagine someone living at the Banks getting the car out of the garage, driving around the block to park in another garage to go grocery shopping. The Banks will be built completely on top of parking garages, so I don't see that being a problem anyway.

They had just come on the market about the same time One River Plaza was supposed to start their marketing and presales.

Great pictures as always! By the way, I was standing next to the older couple in traditional dress during the opening ceremony. He's quite a character. He was cracking me up with his ad-hoc commentary on the goings on during the ceremony.

About a year ago, I was talking to one of the developers, and there seemed to be some interest in Smith & Wollensky. Of course, maybe it's one of the new "Huddle Houses" coming to the area and maybe a McDonalds. :wink:

Cincinnati: Downtown: Retail/Parking infill at 4th & Main
Let's consider an example of what this might look like. Consider the so called "Greenspace" at the south east corner of 4th and Sycamore. Every time I walk by it all I can think to my self is what a waste of space. Good intentions aside, at best, it's only slightly better than a surface lot. In order for "Greenspace" to make a real contribution to asthetics, it needs to be on a much larger scale. For example: Piatt park, Lytle park, and the new Fountain Square.

Calling that lot greenspace is a bit of a stretch. The previous use was access to a below grade parking lot with a few trees around it.

They've closed of a very large section of the store that looks over Fountain Square. Basically, it would be the area of the store that used to sit over Palomino's and the escalator area. Has anyone heard any plans for this space? It would be a great location given its view of the square.

I've been watching it on the web cam, but you don't realize what a presence it has at it's new location until you see the site in person.
