  1. So here's my two cents: If you want to ensure that you won't live next to a house with a washer and dryer on the front porch, then you can chose to live in a community with an HOA with covenents which mach your desires. If you want to live in a house where you can keep your washer and dryer on the front porch, then live somewhere without a HOA. The only real problem I see is that people can buy a house unaware that an HOA even exists for the property until after the closing. That's just plain wrong.
  2. Welcome to the board!
  3. Can someone explain to me why the property would be conveyed to the city?
  4. Council OKs property conveyance for riverfront condos Cincinnati Business Courier - 3:45 PM EDT Wednesday One River Plaza, the condo development slated for the Montgomery Inn banquet center site, took another step Wednesday, when Cincinnati City Council approved the conveyance of the property to the city. Click on link for article. http://cincinnati.bizjournals.com/cincinnati/stories/2006/10/02/daily37.html
  5. The website has floorplans now. http://oneriverplazacincinnati.com/Floor_Plans/
  6. It never really occurred to me that they would develop the two towers in separate phases (which is kind of stupid of me given that it's the obvious way to do it). I wonder how full they will want the first phase before they start selling in the second, or if they will even start the second phase before the first is complete. I suppose the second phase could be years away or possibly never be built.
  7. I'm wondering how many others will chose to be released from their contracts. A year delay that happens after the start of construction seems insane to me. I'm glad you are still planning to be in the downtown area.
  8. The tendency for residents that lived within walking distance of a downtown grocery would be to walk several times a week to get things as you needed them, as opposed to loading up the car with enough provisions for a week (or longer). I can't imagine someone living at the Banks getting the car out of the garage, driving around the block to park in another garage to go grocery shopping. The Banks will be built completely on top of parking garages, so I don't see that being a problem anyway.
  9. Hmmm. I wonder what other development he might be referring to? Could it be Catpain's Watch? I was thinking it was a shot at the Edge. They had just come on the market about the same time One River Plaza was supposed to start their marketing and presales.
  10. Great pictures as always! By the way, I was standing next to the older couple in traditional dress during the opening ceremony. He's quite a character. He was cracking me up with his ad-hoc commentary on the goings on during the ceremony.
  11. "Well known" seems to imply a chain. About a year ago, I was talking to one of the developers, and there seemed to be some interest in Smith & Wollensky. Of course, maybe it's one of the new "Huddle Houses" coming to the area and maybe a McDonalds.
  12. The http://www.oneriverplazacincinnati.com/ web site now has real information on it including renderings and ameneties. Although they have a link for them, they don't actually show you any floor plans. :-(
  13. Let's consider an example of what this might look like. Consider the so called "Greenspace" at the south east corner of 4th and Sycamore. Every time I walk by it all I can think to my self is what a waste of space. Good intentions aside, at best, it's only slightly better than a surface lot. In order for "Greenspace" to make a real contribution to asthetics, it needs to be on a much larger scale. For example: Piatt park, Lytle park, and the new Fountain Square.

 I thought this thread was show a pic of yourself, not show multiple pics of yourself over and over again!
  15. Calling that lot greenspace is a bit of a stretch. The previous use was access to a below grade parking lot with a few trees around it.
  16. :-( Let's see, if I add up all those numbers, it looks like $42.6 Million (give or take 50 grand). So no. I don't think you missed anything. :-) The following is a power point presentation that 3CDC made to city council. I belive the data you are interested in starts at chart 81. http://www.3cdc.org/files/uploaded/Fountain%20Square%20Revitalization%20Presentation.pdf
  17. Here's a link to a virtual tour for those of you that are curious about what the model looks like, but just haven't made it by during an open house. Keep clicking next when the rendering of the building from the opening slide is shown again. At first I thought it was over, but it's just a chapter seperator. http://www.visualtour.com/shownp.asp?t=740874&sk=13
  18. Please, leaders, don't bounce this check for the Banks BY PETER BRONSON | ENQUIRER STAFF WRITER Cincinnati spent more than $1 billion on a regional rec-room on the riverfront - a place to party, where everyone would gather for festivals, baseball, football, housing, nightclubs, restaurants and entertainment. Ten years later, it's a great place to be alone. Full story text is available at http://news.enquirer.com/apps/pbcs.dll/article?AID=/20060917/COL05/609170362
  19. Don't count on The Banks before it's hatched by Cliff Peale So now AIG/Carter is the hero. The Atlanta-based partnership is in exclusive negotiations to develop The Banks. After seven years of inaction, we'll finally build something on the riverfront. Our long regional nightmare, to paraphrase Gerald Ford, is over. Well, not quite. 20. Downtown has soul, lacks heart BY JANELLE GELFAND | ENQUIRER STAFF WRITER Holly Yao was surprised when she walked out of Cincinnati Opera's "A Masked Ball" at Music Hall this summer and found no restaurants or bars nearby to finish the evening. http://news.enquirer.com/apps/pbcs.dll/article?AID=/20060917/ENT/609170317/1025/LIFE
  21. I was on the third floor of Macy's today. They've closed of a very large section of the store that looks over Fountain Square. Basically, it would be the area of the store that used to sit over Palomino's and the escalator area. Has anyone heard any plans for this space? It would be a great location given its view of the square.
  22. And a poor one at that (based on the ones here in Alabama).
  23. I saw a "now hiring" sign at the north east corner of 4th and Walnut for something called "Fresh". I assumed it was for a restaurant. Does anyone have any info?
  24. I'm also much more excited about the new location now that I see the fountain in place (most of it anyway). I've been watching it on the web cam, but you don't realize what a presence it has at it's new location until you see the site in person.
