Cincinnati: Downtown: The Artistry
Alabama ExPat replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionI was just reviewing the MLS listings for the project. A bunch of the "01" units showed up in the MLS a few weeks ago totaling over $7 million. My guess is that these were fairly recent sales that occurred before the units were ever listed on the MLS.

Cincinnati: Downtown: The Artistry
Alabama ExPat replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionAs of Labor day, the demo had been completed and the site completely cleared of any sign of the old banquest center. However, there weren't any signs of a construction start that I noticed.

Cincinnati: Fountain Square: Development and News
Alabama ExPat replied to buildingcincinnati's post in a topic in Southwest Ohio Projects & ConstructionWe walked by the square last night around 8:30. Movie night was going on. I couldn't beleive how many people, mostly families were down on the squeare for the show. It reminded me of the drive-in when we were kids. I'm pleaseantly suprised how well that idea has attracted people to the square on Saturday nights.

Cincinnati: Downtown: Mabley Place (formerly Tower Place Mall)
I always remebered that garage as the Pogues garage, not the McAlpin's garage. Am I remembering it incorrectly? Also, I may be thinking of a different building, bit I think the parking levels above Tower Place were originally serviced by an elevator for getting the cars to the parking level.

Newberry's was on sisth street near race. Not quitew at the corner. I think the sign is still on the building, but it is now some type of beuty supply store. We used to buy "novelty IDs" there back in the late 70's that could actually get you into bars in Clifton.

Cincinnati: Downtown - McFarland Lofts
Does anyone know what the usual ROI is supposed to be for a development like this? They're investing $1.3 million to develop seven units. I suspect the average for the 6 units on floors 2-6 would need to be a lot higher than $200K to make it work.

Any guesses on what year this picture was taken? I'm not so good at recognizing cars, but I'm guessing mid 70's

I like the fact that she, like Tarbell, is a downtown resident.

I hope not.

Does anyone know the exact dates that Eagle's rights to develop this property expire? I thought it was sometime this month (August 2007). Unless I've missed something, I would expect some type of teaser announcement from Eagle soon to support an extension.

Cincinnati: State of Downtown
Making Young People Happy Means Success for Cities Giving into what the young and restless want is essential to the long-term success of Cincinnati's downtown and suburbs, says the state director of Greater Ohio. Walkable, dense communities with brick buildings, trendy restaurants and no box stores, said Gene Krebs, who has been Greater Ohio's state director since 2004. Greater Ohio is a Columbus-based organization dedicated to better land use in the state. It promotes "smart growth" policies focused on accommodating population shifts while maintaining a good quality of life. Krebs spoke at the National Building Museum on Monday about Ohio's progress since it began advancing smart growth issues three years ago. He said Ohio is in "a dim state" as far as intelligent land use goes, but Cincinnati is beginning realize what it takes to design and build successful communities. "People in Cincinnati have got to start thinking of themselves as living in a 'commute shed' and that their fortunes and the fortunes of their region rise and fall on the commute shed," Krebs said. A commute shed is the area surrounding a city that includes everyone who travels to the city. "They need to look at some of their out-of-date government planning and say, 'This was good for the age of the horse, but is it really that good for the age of the computer chip?'" I'm having to resist the urge to correct you and say the "Central Trust Tower", but I still sometomes refer to Macy's as Shilitos (even though they never occupied the same spot). My wife thinks I'm losing it. :-(

Cincinnati: State of Downtown
I wasn't sure that this was the best place to post this, but it seems to be more of a follow up to the Jon Newberry article as well as an example of what we have all been hoping to see downtown. Festival rocks riverfront Business owners, leaders call it 'Christmas in July' There's no snow. No freezing temperatures. But there is winter holiday excitement downtown this weekend for the Macy's Music Festival, Chicago Cubs' visit and other entertainment and cultural activities. The biggest gift under the tree went to The National Underground Railroad Freedom Center, which broke attendance records with 6,300 visitors Saturday, a free-admission day. Hotels are booked. Restaurant waiters have been sweating and scurrying to keep up with crowds. And though one Fourth Street vendor said sales were drowned by Friday night's rain, Saturday's weather appeared to improve sales. "Jazz Fest (Macy's Music Festival) is like Christmas in July for us," said Gus Miller, longtime owner of Batsakes Hat Shop at Sixth and Race streets. A veteran of festivals, he called in extra help for business that started "briskly at 8 a.m." Saturday. Cincinnati: Downtown: The Artistry
Alabama ExPat replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionInteresting. I noticed the phrase in "dollar terms". From a financial point of view, this would seem to be the corredt metric to use, but I've never heard it before. Is this common? I assume developers use whichever sounds the best (% of units vs % of dollar value).

Alabama ExPat replied to The_Cincinnati_Kid's post in a topic in Restaurants, Local Events, & EntertainmentLooking forward to someone having a business venture fail? That sounds nice. BTW, the guy lost his first child to SIDS just before the opening of his first venture Pigal's. I think he's shown "he can take a hit without everything unravelling".

Cincinnati: Downtown: The Artistry
Alabama ExPat replied to The_Cincinnati_Kid's post in a topic in Southwest Ohio Projects & ConstructionMrs ExPat and I went to the "Raze the Roof" party tonight. We got there just in time for a couple of comments from a Miller Valentine rep, followed by comments from Cincinnati City Manager Milton Dohoney. Following that, Dohoney climbed into the cab of a back hoe, got a quick lesson in how to operate it. Doheney then proceded to punch a big hole in the south wall of the building. Nothing wimpy. He pretty much punched through the wall and then lifted the bucket to rip a vertical gap up to the roof line. Naturally I was envious. I have to say, it was a show better than the usual gesture of sticking a shiny shovel into the ground and turning over some dirt for a "ground breaking".

I've been there a couple of times when I've been in town and in need of a haircut. Everyone should check this place out at least once. It's like going back in time to when you were a kid and your dad would take you to the barber shop. There are also a couple of interesting characters that sit in the chairs and go on about whatever. It's a trip. Too bad he doesn't do the hot towel shaves anymore.

Cincinnati: Restaurant News & Info
Alabama ExPat replied to The_Cincinnati_Kid's post in a topic in Restaurants, Local Events, & EntertainmentI think the best best plan at Greenup is to get carry out coffee and bag of assorted pastries. Yum. The couple of times we had breakfast there I was underwhelmed. However, the pastries are divine. Jean Ro is one of our all time favaourites. 8 bucks for a beer? They have some high end offerings there, but I had no idea (but I'm still going back). By the way, in case you didn't know, Jean Ro has all bottles of wine at half price on Sundays. That brings it down to less than what you pay at the Party Source in Bellvue for the ones we like. Check it out. I prefer to call it "two for one". My wife always reminds me it's actually half price for one. I like my version better.

You are correct, if you going into a private firm usually the money is a little better but the hours are a lot more. Usually the money is a lot better.
