There is large hole in the ground just south the new restaurant that opened (Habaneros) on Yard St. Looks like it could be the start of foundation. I haven't seen any announcement yet, certainly seems like it's more than just moving dirt around for the new homes being built to the West on Bobcat. We'll see!

As expected, GH residents are upset (see picture)- but given this is 100% in Columbus they won't have much say. I guess they really like abandoned parking lots with barbed wire ...

Nothing is actually happening, but the current owner did have a proposed rendering - "Marty Savko, whose family bought the Arena District property in 1995, also believes the access issues can be resolved to allow his property and the CSX property to be developed. We’ve owned our property there for an awful long time," he said. "We've been planning something on that site for a while, and sooner or later will do something there." Savko even had renderings drawn up showing high-rise developments on the site, called The Baseball District. This looks to be ~6 stories at Goodale, then goes back to 5 at swan. All in all looks like solid addition to the Grandview Yard! (minus the surface lots)

These are in regards to utility improvements, but have the outlines of the new Tri-W buildings. Looks like Tri-W is taking up most of the south expansion and is using surface lots for parking :(

futureman replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionHow isn't there any articles or documents out there for this Grandview Yard "South" expansion? I've scoured Grandview's website and haven't found anything, nor anything from local sources (Dispatch, Tri-Village, Business First, CU). I drove by this afternoon, and I counted ~ 6 stairwells/elevator shafts. Whatever is going in there, it looks like a lot of it is getting built out at once. One of them looks to be at maybe 5 stories tall, so they aren't minor buildings (by Grandview Yard standards!) either. From what I hear, another goal of the south expansion is link up NW Blvd to the new Swan street that is under construction. Looking at google maps, that makes a lot of sense ... however they'd need to take out a couple buildings. One of them, Photographic Techniques, recently put a Sells circus mural on the side of their building. I'd be kinda bummed to see that go!

I didn't realize that all was owned by Goodwill. They even have a small parking garage (highlighted yellow above). That whole area was a dead zone of light industrial that no one paid much attention to that has been slowly transformed over the years. If they put a 5+ story building up facing 5th ave it could really have a big impact on 5th and not make it more much appealing. The View project certainly helps, but it is more or less an island of urbanism in a otherwise suburban environment. I'd love to see the shoppes on 5th get redeveloped too!

It's not big enough to build much on while having enough of a setback from nearby residential units. Still, such a waste was right there! Even if it was just a one story commercial strip with little to know setback from the street would make a big difference. I think the biggest issue with the proposed 4 story building that got denied is that there wasn't a a big enough buffer to nearby residential lots. The new four story residential/commercial building on 1st that is under construction does at least have half of it's lot be a parking lot to put some distance between the nearby houses. I believe the building 2nd and Grandivew ave is a former gas stations, so you might have to deal with some contaminated soil as well.

I agree! It really does seem strange ... but given the fact it's out of town developer I'm reasonably optimistic. The road connections might be the biggest physical obstacle to this project. (assuming it's also not in the flood plain!). That being said, it's much more sound than the failed large scale deveopment in the arena district next to the white castle HQ,. IMO the mound street connection over the train tracks will be problematic. Obviously an at grade crossing would be the cheapest, but those are very active railroad lines (4 lines!). Ideally you would need a mound street overpass, but there isn't much room to create one. There use to be a bridge over those tracks, but was removed back when Miranova was built in the late 90's. To add it back the parking garage for Miranova will need to be modified to accommodate the new bridge. While this certainly isn't a deal breaker, it will be costly but given the size of this development I think the city would be on-board. The city did reconfigure 315 for for OhioHealths' new HQ, and this is a much larger proposal!

They are also very dismissive of the whole parking lift system proposed, IMO the fact they were able to fit 46 parking spots should a positive not a negative. But again, I don't' think there is any appeasing the group who is against it. They will be against anything that is different and cherry pick facts to support their opinion. Here's my prediction - Reduced to three stories Building will be moved back from the property lines to residential neighbors behind. Maybe a do a small surface lot for a buffer Remove balconies facing the residential neighbors behind Across the street where those two four unit condos are, wasn't there large development proposed there back in 2006 or 2007? I thought it was going to be 7 stories and cleared all of zoning board meetings, but then 2008 recession hit and killed the project. Anyone else remember this or have link to back it up?

I really like how it looks and think it'll enhance the area ... but then again I don't live behind it. It looks like it basically sits on the property lines with the houses behind it and will balconies overlooking their backyards. Here's some of the details - 4 stories, 1st floor commercial/retail and parking garage 29 residential units, ~1500sf of commercial/retail on ground floor. 46 parking spots using a lifts. I believe Carlyle Watch mix-use project downtown (2007) used something similar. According the documents filled with the city Grandview Heights, they are trying to make some of the units more "affordable". The lots are already zoned commercial As expected, the residents are enraged - particularly those who live on Broadview Ave. NIMBY's are in full effect! They are also requesting a couple of variances, see below - I'm optimistic that the developer and residents/city can come together for a reasonable agreement. futureman replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionLooks like the next phase is kicking off, from the Mayor's blog here - https://www.grandviewheights.org/Blog.aspx?CID=1 Grandview Yard developer Nationwide Realty Investors has started working on Block D of the Grandview Yard development along Yard Street between Williams and Burr avenues with construction equipment moving dirt in that area for a couple of weeks. The developer has approved building permits in hand for a four-story, serpentine apartment building at 860 Yard Street at Williams with 138 units and a separate, 80-unit apartment at 830 Burr at Rail Street. The city has yet to receive an application for a planned office building next to the 860 Yard apartment. Documents also show a pocket park at the southwest corner of Burr and Yard where the CoGo Bike Share station is currently located. I had written in early April that Nationwide Realty had started construction on a two-story, 38,000-square-foot office building at Northwest and Goodale boulevard. Nationwide Realty two weeks later identified the Carlile Patchen & Murphy law firm as the anchor tenant in that office building. NRI also announced at that time it had started construction on 20, two-story townhomes spread among three buildings long Bobcat Avenue called The Junction. The 1953 and 57 aerial photos shows the intact neighborhood prior to the urban renewal projects that kicked off in lates 50's.

I noticed they pulled the new renderings from the site here - https://www.schooleycaldwell.com/market-tower-columbus/ So either the rendering was mistake, or they pulled the trigger too early. Seem likely it's the latter - crossing fingers!
