  1. Seems very unlikely they would want to put a building abutting the northside of the six story building, if the goal of knocking down the three story building is to provide more natural light. If they want natural light, what about doing light wells? Kind of like what the Atrium lofts did. If they take out that long skinny 4-story building to create a pedestrian alley, it would be good to see them revise the plans for the north side of their other building (which only has windows facing north on the sixth floor) -- they could eliminate that pedestrian alley and utilize that entire gap (parking lot and already demolished building) for the future hotel project (or a high-rise?!) -- see a quick photoshop elevatio I threw together
  2. Looks like Grandview Yard is growing to the south. The WW Williams redevelopment that previously announced several months appears to be growing in scope. While it isn't completely clear if it's NRI or another developer, there is a new $15 million TIF that is going through negotiations to expand Bobcat and Yard streets south of Goodale and connect it to a expanded swain street that will also extend into Twin Rivers drive. Tentative plans for site include 400 residential units, a hotel and potentially commercial office space.
  3. This does seem like a good compromise and this has actually been done several times in Marble Cliff. Not only with the Prescott Bush mansion, but two others as well. The Warlick mansion at 1599 Roxbury was converted to four apartments and has apartments built around it hiding it from street view (Roxbury Arms) - http://www.ghmchs.org/tour-pages/rox-arms.html and http://www.thisweeknews.com/article/20150825/NEWS/308259596. There is also another mansion on roxbury called the Casparis Castle that while the house wasn't broken up into sub units, the carriage house and land around it was built on (10 Arlington Place).   4. Looks like a 4 or 5 story building is under construction at Yard and Williams. I went for a run today through the grandview yard and saw stairwells being built out next to the under construction Nationwide building. Looks like it's probably apartments with maybe commercial on the first floor. It doesn't look like the stairwells are apart of the new Nationwide building or the new parking garage.
  5. It's been almost a year since the approval, I wonder when this will get started. From what I've heard on Grandview facebook group this plan has fallen through. Typically I wouldn't put much thought into a comment on a facebook group, but it was from the former Columbus Business First development writer.
  6. Is there a non-yard Grandview Heights thread? Two four story 16 unit condo buildings (32 total) are being planned on 1st Ave, near the middle school. This will be replacing the funeral home and two story office building next door on 1st ave. It will have underground parking and the 4th floor will be set back to allow for outdoor patio space. It's expected to cost around $15 million to make ... assuming residents don't run it away. Rendering below,
  7. Not much a fan of the "South Grand Central" site plan. Looks too much like an office park out on 270 with it's retention ponds and surface parking. The northern side looks much better, but I'm curious how they might be able to slow the traffic on that section of Goodale. It's basically a freeway off/on ramp until it hits Neil. It does seem like a very isolated site and I don't see how that is going to be resolved according to the plan. Interesting enough, it looks like it'll hook into the goodale access road that was mentioned in the white castle HQ redevelopment project. Great seeing something happening on this site though.
  8. I was wondering when this might get developed. Any idea when that garage was built? This is one of those rare times in Columbus when a garage is built with the foresight to leave the area along the street to be developed in the future to mask it.

  10. For those who enjoy history and old photos of the area, I ran across this photo below of the Normandie Hotel at 259 E. Long St. The comments from the facebook group are as follows - "The Normandie Hotel originally opened in 1891 but suffered a large fire on September 4, 1907. The rebuilt hotel opened on April 1, 1908 and closed on September 29, 1970 and was razed. The old hotel was considered haunted by some". The New Normandy Apartment building now resides on that location.
  11. So there is a pretty significant below grade foundation being poured directly across the street from the Manchester and Nationwide. Will this be another Nationwide occupied building? I don't see any mention of it anywhere. I know a third nationwide building is going in right across yard St from "H" building and southern garage. I believe it's going to be around 100,000sf. Is this the foundation you are thinking about? Also a 3rd ~1200 car parking garage is going in around there. It's a pretty good size foundation they are working on, if it's just a garage kinda strange they would be doing underground parking when they wouldn't need to. It's also looks a bit big for a 100,000sf building and the placement is off from where the 3rd nationwide building is being proposed.

Currently a single lane for both north/south traffic onto Olentangy and will be changed to two dedicated south bound lanes and one dedicated north bound lane.

The proposed project is located within the Grandview Yard TIF Site and was identified as a needed off-site improvement at the start of the Grandview Yard redevelopment project

  16. Ran across information for a new mixed use building in the Grandview Yard. It's going to be called the Manchester and it will be 5 stories, have 123 apartment units, 14,000sf ground floor retail, and half of that expected to be restaurants with space for patios. This is the type of building they should have started with!

  18. A Grandview Crossing update with a couple renderings from the upcoming zoning meeting on 6/15 in Grandview Heights. Posted in the Grandview facebook group. Ugh. Terrible, but not surprising. They've been saying this is how it's going to be developed for awhile now.
  19. I broke out my drone for a photo today. The picture is taken about 85' up and facing north towards the Giant Eagle. To the right is probably the parking garage and in the middle is first building in the Nationwide campus.   20. Glad you enjoy the photo. My family used to own the building back then, sold it to Nationwide and then moved to area south of Greenlawn Ave on Stimmel. You can still see the sign from 71 south, which is still used as a branch office/warehouse for new owners. When the company was sold 4-5 years ago they were going through some old files and I was given this photo that was to be thrown out. It was used as promotional material at that time for Rose Chemical (now Rose Hillyard Products). I wish I had more exterior photos ... Side note, each room had at a fireplace. It was a leftover from when it served as a hotel for the the Union Train Station.

For those who like to see historical photos I finally got around to scanning this photo of the building that used to stand at Front and Maple. Maple doesn't really exist anymore, but it used run from Neil to High and around the Chipotle on Front. http://i751.photobucket.com/albums/xx159/futureman0/img001_zpse64bacf3.jpg The picture was taken in 1954 and I don't think it's been publicly viewable before. The building was demolished in the 60's and turned into the former surface lot that Nationwide built this new building on. Originally built a hotel, it's actually two buildings built in 1898 and 1878.

A total 69 apartment units would make this a rather significant building, one unit less than "The Hubbard" / new Ibizia. No renderings have been posted yet. Looks like the long vacant surface lot at 3rd and Dennison is going to see development. From the upcoming Victorian Village commission meeting - No Address (Third & Dennison Avenues) Sullivan Bruck Architects (Applicant) Plaza Properties (Owner) This project has previously received a conceptual review. Conceptual Review • New construction of flats and townhouses per submitted drawings. • Design includes 59-unit apartment building (Building A) and 10-unit townhouse building (Building B). The following is taken from the Unapproved November 10, 2011 Victorian Village Commission Meeting Minutes: Commissioner Comments • Commissioner Berthold – Asked if there is any way to break the apartment building up with the use of more indentations (ie. façade/break/façade/break). Asked if there will be a wall between each townhouse unit on the rooftop level. Indicated that modernity could work at this site. The materials selection appears to be headed in the right direction. The apartment building should not be brick; the stone material and modern design are worth exploring. •Commissioner Conte – The use of one large building for the apartment use is an issue. The previously approved development for the site was broken up into two buildings. Isn’t sure about the materials that have been indicated, but has not ruled them out. The City Code Standards for New Construction addresses materials of surrounding buildings, and states “New structures should look new, reflecting contemporary design standards…”. The current design seems “too heavy”; design techniques should be used to minimize its visual size. •Commissioner Decker – There does not appear to be issues with the scale and massing or the overall design for this site. The “walk-outs” on the apartment building could be scaled back. The “stone-like” material could be a more traditional material while maintaining its modern design. This is nothing more than speculation, but according to the business first Columbus article below the owners of Burgers, Dogs and Fries and Cafe Lola are looking for a spot for a fifth restaurant along the Columbus Commons. The old bank is a good size structure and given the size of their other restaurants I doubt they would lease this building.
