Boy I really hope Gilbert, has a great master plan and it is released and implemented soon. It is hard to see all of these vacancies rack up on top of the others. Maybe he is allowing the "less desirable" stores to leave to free space for more high demand ones. Only time will tell. Sent from my SM-N920T using Tapatalk

Cleveland: Public Square Redesign
People say they hope the city can maintain the square after completion, I think RTA bus station maintenance is being overlooked, that is just as important imo.

Different Jacobs companies, correct? Really? I could've sworn they were the ones that owned the lot. If not oh well. Sent from my SM-N920T using Tapatalk

Cleveland: Nautica Development
No really sure how I feel about the site plan to be completely honest. The water plan is cool but the water surrounding the site kind of makes it seem secluded and off limits to non residents, sort of like a country club feel. Also the distance between the two separate high rises are sort of weird to me. Finally I've seen so many recent high rise projects similar to this that haven't broken ground yet (One U.C and NuCLEus I'm looking at you.) So I'm very hesitant about the financing getting done. If this was done on the East Bank where the energy and momentum it has would make getting this done easier I would have more confidence. Still an exciting potential development, sort of reminds me of Baltimore's waterfront development. Curious to see final drawings more buildings are always welcome. Cleveland: Detroit-Shoreway / Gordon Square Arts District: Development News
Lovely. Might want to try that again, making allowances for use as well as form. So because this development contains residents that aren't as "desirable" they have to be placed in some of the lower income "less desirable" neighborhoods? Due to this being an online forum your opinion is your opinion. EDIT: Meant to add I saw your comments after the initial so you may not have meant any harm by the comments but on the surface they can be taken various ways. Sent from my SM-N920T using Tapatalk

Cleveland: Population Trends
Cleveland's population bleeding won't stop until they stop the mass exodus of the East Side. Double digit percentage drops in population on one side will never allow for a population turn around for the entire city. Until that is addressed get used to seeing population continuing it's decline. Sent from my SM-N920T using Tapatalk

It worried me that they seemed hesitant to include retail, I understand that it isn't as visible but I'd rather a gamble than not include anything and be stuck with blank walls. Sent from my SM-N920T using Tapatalk

Cleveland: Downtown Office Buildings Updates
Everyone knows that the North Carolina LGBTQ law has caused a lot of backlash. Various companies, people and organizations are pulling out. One of those companies includes paypal. They have decided to nix plans to move their global headquarters to Charlotte. Apparently there is a rumor, albeit a loose one that "several prominent Cleveland leaders have sent a letter to paypal inviting them to consider Cleveland." Sending a letter doesn't mean much and I'm not saying paypal would move here. My question is how likely do you all think this could be successful? This is simply news off of the cle_news Instagram. In lots of these pics you just have to marvel at how nice the pavement looked compared to today. What is the building in the background? Is that the building with the first merit bank storefront at the corner of prospect and Ontario?

Northeast Ohio: Regionalism News & Discussion
I was initially against Cleveland annexing ECLE, ever since the rumors of GE Lighting leaving took hold. But what you said makes a lot of sense. Now if only the residents of ECLE could get on board. IMO more important than getting the East Cleveland residents on board is getting the greedy councilmen/women of East Cleveland to play ball. Gary Norton wants to be taken over and get the ball rolling but they seem to be purposively dragging their feet. You know it's bad when they almost lost trash collection service when the city was supposedly overdue on charges. It's really disheartening honestly, before this they were in fiscal emergency for 18 YEARS! That's crazy!

Northeast Ohio: Regionalism News & Discussion
Ohio proposes paying $10 million to help East Cleveland-Cleveland merger COLUMBUS, Ohio -- As East Cleveland and Cleveland officials mull merging the two cities, state lawmakers could sweeten the deal with $10 million to fix up the inner-ring suburb. The one-time appropriation would be available only if the two cities agree to merge and could only be used for infrastructure improvements such as roads, bridges and emergency equipment. The idea is being pitched by Ohio Auditor Dave Yost for inclusion in the state capital budget bill or another off-year budget appropriation bill. Yost has warned East Cleveland's fiscal woes cannot be fixed without merging the city with another or filing for bankruptcy. East Cleveland Mayor Gary Norton said the city needs about $17 million to provide "halfway decent" services and it plans to spend only about $11 million this year. The city is expected to bring in $600,000 less this year, $700,000 less in 2017, and $1.5 million less in 2018. "We're faced with major cuts to police and fire and also not repairing any streets or fixing lights," Norton said. "We basically fall off a financial cliff in 2018." http://www.cleveland.com/metro/index.ssf/2016/03/state_would_pay_10_million_to.html#incart_m-rpt-1

Cleveland: Cultural Gardens
I'm not very familiar with this, who funds these? Since they are cultural gardens do individual groups, mainly from that culture fund these projects or is the city behind this? Also is the city responsible for the maintenance such as, landscaping and light replacement?

Cleveland: Downtown: Tower City / Riverview Development
I think the mall has all the tools to succeed, add residential and it will boom again. It has a train station at the bottom, the main bus line outside its doors, a hotel and offices connected to it, as well as two arenas, you cant ask for more besides housing. With the population booming downtown it simply is a if you build ot they will come scenario. I worked at the mall for 5 years and visitors for both sporting events and just tourists CONSTANTLY asked if this mall had this or that and I constantly had to tell them no. If a better selection was there it could be sustainable add residential close by and it will boom. With the train station below i feel the only thing the mall needs to do is give people a reason to hop on those trains to go to the mall. I would not try to make the mall a completely high end mall, a mix of stores would do better. I feel as if the mall originally shot to high when it opened back. You have to slowly draw the people back. Also where the mall suffered is in its marketing. The "you can find it on the avenue" ads were perfect and it let people know what the mall had to offer. Those stopped and that had a negative impact imo. The ads are crucial because I've always said, as a tourist when you are walking downtown and you see the tower city exterior you don't picture a mall being inside so you won't visit, which means money lost for the mall. This is even easier with the popularity of social media. Dan Gilbert needs to beef up advertising and signage downtown to let people know "hey this isn't just a big hulking office tower, come inside to spend money." They also need the city to advertise downtown shopping as well. Maybe they can change the front door signage for the public square side to read, "The Avenue Mall at Tower City Center or something." They can also have a directory when you first walk in as well. They really need the avenue to be the main name associated with it. When i talk to people they never even knew that was the malls name and they thought tower city was the office towers name and the mall just was inside. Im sort of ranting but long story short is the mall has the tools to boom, way more than almost any mall in America, they just need to work on branding itself as a mall to people more to let people know what it has to offer. Once that is done the numbers will improve.
