City approves new master plan for Gordon Square Arts District that seeks to build on its success CLEVELAND, Ohio – The city's planning commission on Friday endorsed a new master plan for the future of the Gordon Square Arts District aimed at expanding the neighborhood's success as a nationally acclaimed example of arts-based economic development. Gordon Square's revival has been based on highly coordinated public and private investments in theater renovations, streetscapes and public amenities. The new, 112-page planning document calls for additional streetscape improvements on Detroit Avenue, development of outdoor public gathering areas, better use of existing surface parking lots with signs and "way-finding" information, and other recommendations. The new plan represents the next stage of thinking about Gordon Square, which earlier this year completed a six-year, $30 million capital campaign that has fueled a local renaissance. The campaign, which included corporate, foundation and private donations, along with $9.5 million in public funds, paid for streetscape improvements on Detroit Avenue, plus renovations to Cleveland Public Theatre and the Capitol Theatre, and construction of a new Near West Theatre. As a result of those investments – and the arts programming they encouraged - new businesses, residents and visitors have flowed into the area centered on the historic Gordon Square Arcade at West 65th Street and Detroit Avenue.   6. Just to be clear, it's more profitable to build on the high end of the market. Snavely will likely be using Low Income Housing Tax Credits (LIHTC) to more easily finance the project. "Affordable" units are rarely ever built out of the kindness of the developers heart. There are lucrative incentives to encourage their creation. Well I wasn't trying to imply that he was doing it out of kindness of his heart, but to show who he was trying to market and that it necessarily wouldn't be a section 8 building.

Seems he just wants to make it affordable for people in various professions to enjoy the amenities of Ohio City without paying an astronomical price.   8. Only if that darn justice center would be gone. That may be the most odd thing to have across the street from a hotel, especially a convention hotel. I guess the hotel guests can feel especially safe though?
  9. I like density more than anything, but it has to be at least 3 preferably 4 stories outside of downtown. Also the heights have to vary uniform heights look weird to me. I've heard though people (not all) base the amount of skyscrapers in your city to its rate of success. The more you have the faster it's growing and succeeding. It's just something I've heard in the past.

  11. I just hope these have some height on them, Midtown Tech park is rather suburban looking, density is key! Also I hope MidTown will contain some pedestrian friendly elements such as retail, parks etc. and not just offices creating a dead zone.

Stark and J-Dek leaning toward NBBJ of Columbus and Bialosky of Cleveland as architects of nuCLEus project CLEVELAND, Ohio - Developer Robert Stark promised the city's planning commission that his proposed nuCLEus development downtown would provide "brand new iconic architecture that lets the world know we are competing at the highest level in global economy." Stark didn't give specifics in the meeting, but said in an interview afterwards that he's negotiating with the Columbus office of NBBJ to hire two architects he considered the best in the international firm. Developer Robert Stark displayed this slide of three unnamed urban towers on Friday at a City Planning Commission meeting in Cleveland as he discussed the general direction he'd pursue architecturally on his proposed nuCLEus project in downtown Cleveland. Stark Enterprises of Cleveland and J-Dek Investments Ltd. of Solon He declined to name the architects, but he said he'd like to combine NBBJ with Bialosky + Partners Architects of Cleveland, which has designed local projects including Stark's Crocker Park development in Westlake. Jack Bialosky Jr., a principal of the firm, serves on the city's Downtown/Flats Design Review Committee. The new Center for the Visual Arts will be the new home for KSU's School of Art, and it will include the renovation of Van Deusen Hall and the Art Annex, formerly the university's heating plan. Both existing buildings will be linked with new construction. The new arts complex is part of a series of projects at KSU including a new architecture school building, for which the university broke ground Friday. In all, the new visual arts facility will contain more than 115,000 square-feet of space, including 77,000 square feet of renovation and nearly 38,000 square feet of new construction.

  25. Yeah, I feel as though that particular pic is a rendering. You may be right; it looks like a rendering, although photogs do a lot of funky things digitally with photos nowadays so it's often not easy to tell what's real and what's not... I do know, though, that the CIA kids have already moved into the Phase II dorms ... which led me to believe the photo is real... but maybe it's not. That is exactly what that is, a photograph that has been redone.
