Kristosik also expressed reservations about the building's appearance, including balconies over the sidewalk, and its parking garage, which would be accessible from Mayfield. Plans prepared by Dimit Architects show that Perotti plans to build only 16 indoor parking spaces, based on the assumption that many renters will use public transportation instead of cars. Cleveland's zoning code requires developers outside of downtown to provide one parking space for every apartment. What's the issue? It's TOD in a dense area, with extreme walkability, situated next to a train station (literally) in a city. This statement irks me.

Do you think your experience might have been different had you grown up in a 2-4 unit building on a tiny lot with barely a yard to speak of, like many of the neighborhoods where these vacancies are occurring? I'm not sure how much benefit there would be to formally creating dozens of small parks in deteriorating neighborhoods. The upkeep costs would be enormous and many empty lots serve as informal parkland already. The one thing that might interest me more are opportunities to create large natural spaces, especially in the Eastern and Southeastern parts of the city. The areas from 93rd Street east to Lee is just one big bland, featureless smear of meh pre-war sprawl, just builder subdivision after builder subdivision. These neighborhoods are hemorrhaging population now and banking contiguous empty land to create a more interesting landscape isn't going to change anything in that regards in the near terms, except maybe block more of the low density type of new development that has been popping up all over Central. And even then there will be plenty of vacant lots to go around. I grew up in that type of area you mentioned. We have a small lot, small amount of grass, no driveway, but I still had a park a few minutes from me. We played football in the street and basketball in the back driveway mainly, event though we had a park by us and we enjoyed ourselves. I feel that kids don't care where they play as long as they have kids in their neighborhood.

The thing is there are a lot of neighborhoods that have playgrounds/green space, I live 2 minutes from one. The problem is the playground suffers from a lack of investment and upkeep. The swings, basketball court/hoops, jungle gym etc. are at least 20 years old. This is a common theme throughout the city. The same goes for recreation centers, there are a TON. I know people in Akron who go to recreation centers all the time and it's the same few, when asked why they said there aren't many (their words not mine). With a quick glance at the city's website there are TWENTY THREE recreation centers, many haven't been redone in YEARS. Who wants to go to outdated and aging facilities? It's like a high school graduate picking a college to attend, they are naturally drawn to the school with the shiny new toys and nice facilities, I know I was. The same goes for families looking for a place to lay roots in a neighborhood. If the neighborhood has a park that is there but looks outdated and sketchy, why would I send my child there? If the park looks like it is enjoyable, clean and safe the parent(s) would be much more willing to go. For the summer in addition to the 23 recreation centers the city also has 21 outdoor swimming pools, many which are outdated and neglected. Some pools can't even stay open the entire summer due to old equipment that keeps breaking down. I've seen it myself. FINALLY when it comes to parks and playgrounds there is an ABUNDANCE of them over 100+ (I stopped counting after 100, I skipped recs and pools as well) of different shapes, sizes and functions on all sides of the city. The problem isn't having an availability of parks, playgrounds, rec centers and pools, it's being able to properly fund and maintain them over the years. How can we invest in new park and playgrounds when the ones that exist are in dire need of renovation? Some may argue "well many aren't in a desirable neighborhood", well make it a desirable neighborhood. If you build it they will come, there are neighborhoods with TONS of potential that sit untouched for years, some are on the outskirts of booming neighborhoods. So no when it comes to parks, playgrounds, recs and pools for families Cleveland has plenty.

Idk what it is about Superior ave. but it never truly felt "urban" to me (born in 1992 so it may have had a busy urban vibe before). Idk if the lack of great ground floor retail investment kills the street or what but that and even St. Clair Avenue (from Downtown to about 55th) seem to lack an urban buzz. I think it may also be that the streets are unnecessarily wide for how much traffic goes down that portion. The neglect of effective planning/investment on those two streets make them feel like slight after thoughts especially when compared to the cities "crown jewel" Euclid Avenue.

Well I spoke of the rehabs simply because according to these population stories on Cleveland.com. Cleveland's population can grow again if it can meet housing demand. Depending on the condition of the home I assumed that rehabbing and preserving these unique structures could allow the housing stock to keep up with demand and still keep the unique characteristics of the neighborhood..........potentially.

Are these properties really in that much shape that they can't be rehabbed? A good amount of these properties are probably unique homes that give an identity. I live on the east side and see my fair share of abandoned homes. On the outside a good amount look fine. The inside though could tell a different story.

If League park was kept up, used and expanded upon like Wrigley the residents of hough probably wouldn't mind because the park would have been used for generations and people would be used to the hustle and bustle of the area. Also the attraction of league park could have possibly been used as a stimulus to carry the neighborhood through future development.

Wish the care and importance of league park was recognized earlier. The one thing I find cool about Wrigley is how it is tied into the neighborhood fabric it feels all the more urban. I always thought older parks such as Wrigley and even Fenway were so cool.

^Never liked that shot of downtown (which ironically is my wallpaper for my phone). I just never truly cared for the design of the rock hall, it looks dated and that angle makes it seem like downtown has 3-4 buildings. My favorite shot is when you are coming 90 east heading towards 71 south. Downtown looks so dense from that angle.
