“My concern is that’s not even going to get you up to par with Yum Center,” he said. “I don’t even think $100 million is going to be enough. We’d be putting a Band-Aid on a bleeding wound.” I agree with this statement. The site lines are terrible compared to more modern arenas.

That is what I was thinking but 10 million for the total project doesn't seem like a lot of money for a company of their size. I'm sure they have a pretty good idea of what they plan on doing in lytle park and have known for a few years what that plan is. Why would they announce they were doing the apartments less then a year ago and then just sell the building? what changed? When can a company expect to see a positive return on an apartment project of this size?

I wonder why Western & Southern Financial Group sold the building? They originally came out and said they were going to do the apartments there.

That is one of the main problems with Walnut hills. There aren't a lot of single family homes available. All the houses have been turned into 2 to 3 apartments. Single family homes rarely come on the market and I haven't seen any good prospects come on the market as fixer uppers.

I remember seeing an article where they stated the building wasn't going to be nearly as tall as Great American. More the height of the P&G building.

Who owns the building that the Starbucks is in (right next to these buildings)? It is a beautiful building that needs some work but looks like a great place for apartments.

Demo fencing has been put up around the red cross building, looks like they are preparing for demo.

The buildings cladding is completly up on one side of the buidling, I couldn't get a picuture. It doesn't really look like the renderings (it is grey) and has large grooves in it. Looks pretty good.

^The HOA could drop once the HOA actually takes over. Or it could go even higher. HOA fees on new condo buildings are set by the developer, once the HOA is formed it can be changed.

^When you then throw in tax incentives and building equity in a home(instead of throwing it away every month paying someone else’s mortgage) that is where the real advantages come in when owning a home.

If you look in earlier threads, you'll find that even buildings that were in Okay shape like the original Greaters building were demoed because well they don't have their original facade so lets make it a park. Dumb move considering that within walking distance is one of the city's best parks (of course this is a city where people still drive 2 blocks in OTR instead of walking). The fact is that building was not in "ok" shape. It was in terrible shape. Many of the demoed buildings had large holes in the roof (allowing weather in for years). 40 years of complete neglect take their toll. WHRF tried to save all the buildings they could. No developer would touch those buildings, even if they were stabilized. WHRF does not come close to the amount of money 3CDC has. The only way they can save buildings is with private developers. If WHRF had the money 3CDC had then maybe those buildings could have been saved, but they don't. So they can use what little money they have to save the buildings a developer would invest private money into.
