Sounds pretty nice. However, I don't think they are planning condos. But those units could certainly demand some pretty high rents.

Why didn't the Walnut Hills Community folks make this argument. Anyone here involved with them who can ask them that? I don't think they wanted to push the issue because St. Ursula is a very valued member of walnut hills and they want to upset them. Also, the fight could have slowed the conversion down and they just wanted to get it done. Maybe in a year or two they will revisit the issue.

St. Ursula's objection was that it is hard enough for kids to look for one way traffic before crossing the street let alone two way traffic. IMO, two way traffic would have been safer because it would have slowed traffic down in the area and kids would be even more aware of two way traffic. Or they could have just put a stop light in.

I agree. Why spend money (twice) on it when in a few years (hopefully) an interchange will be built on MLK.

I do not see that happening, as 3CDC was piggy-backing off the the Dunnhumby infrastructure that was already required making the residential portion cheaper and more attractive to developers

This is exactly what my source has told me. Dunnhumby was "nervous" and "worried" about having a residential component. Also, they have expanded to 300,000 square feet, up from the original 250,000. Still, very disappointed. Above ground component is 1 floor of retail. 3 floors of parking, 5 floors of office. 9 story tall building (but the stories should be quite large, so it will seem closer to 11-12 stories. So disappointing. It doesn't surprise me. I am sure they never envision a residential component and 3CDC tried to push it on them. I am disappointed also but I do not blame them if i was building my multi-million dollar brand new HQ's I'm not sure I would want to be attached to some apartments.

It is also quite possible Dunnhumby either did not want residential on their project or didn’t like how 3CDC proposed to integrate the residential into their building.

"This delusion people are having that somehow tons of people are going to make a day of downtown by going to the casino is absurd. " I disagree 100%. Would love to hear your argument! I don't want to get into a long debate about the subject. Let's wait and see. Will people pull into the garage and never leave the casino? without a doubt yes. But I believe people will make a day of it and make a weekend of it, especially in the spring, summer, and fall months, winter not as much. Only time will tell.

Have you ever been out there? The excitement Horseshoe Cincinnati will offer runs laps around the New Albany locale. What I said in my previous post still stands. Mt. Adams, downtown, OTR and the riverfront makes weekend planning an easy choice if you're someone from Louisville and you really want to gamble and have a good time doing other things. The locals that still just want to gamble and go home will mozy on down to New Albany. Louisville contributes greatly to Cincinnati tourism, and the casino will be a big selling point, guaranteed. +1
