  1. I don't think it has to do with the city pushing it over the other... No one has even said that the plum st location was for sale.... You can only buy something that is for sale.

  4. Wow! That is not a lot of money for Cranley. I would say he definitely needs more than Qualls, maybe even twice as much more. Very interesting.

  6. The rents for this place are pretty high. Also, parking is $95 a month. Honestly, this thing makes the quality and design of UPA look amazing.

  9. Fun fact. Steve Leeper has a cube, not an office. And someone mentioned that twice I've made a joke/snarky comment about Dunnhumby's massive & quick growth being unsustainable and how that implied I wanted them to fail. I think Dunnhumby is amazing. I think wha they do is great, but anything that grows that fast, and starts salaries around $80k for 27-30 year olds with 5 weeks vacation at start can look too good to be true. Either way, I think they're awesome & I hope they hit their 1100 employee goal even sooner than 2015.
  10. There's a difference between sleuthing and pointing out a mistake and saying things like "pretty sure jcmhh81 just made them up" and providing no commentary. For some incredibly bizarre reason that I have yet to understand there are several UO posters who freak out at everything jcmbh81 posts (separate from this incident and in no way related to natininja). Mods have consistently had to step in and remove people for over the top attacks that go beyond criticisms. If you(anyone) don't like it and think he has mistakes sometimes just don't read it or we can all try to point out things like that in an adult way- "I think you made a big mistake- you left out census tract 7, was that intentional because that's definitely a part of downtown cincinnati". But some of this from multiple people gets pretty angry and harsh. I'm cool with Nati and i think he even realized it may have come off a bit harsher than he may have intended, but just because i pointed out the attitude might not be necessary doesn't mean I don't think it's good that he pointed out a mistake that has since been corrected. those two things aren't related. It's good to point out corrections, please don't try to imply I was telling him not to research a post and fact check it. I think that's a good thing always. I love everyone on here. let's get back to scrutinizing data and learning from it. :clap: :wave: :mrgreen:
  11. Cross posting from Light Rail news outside of Ohio: http://www.nbcwashington.com/news/local/DC-Streetcars-Not-Likely-Before-2014-188913511.html DC Streetcars delayed until 2014. Rail is in the ground (has been since 2012). They have 3 streetcars already, stations are built, but they have not been able to install the catenary and power supplies due to delays. This is DC- a transportation department with so much more money and influence than Cincinnati. They still have delays that the City can't just say "hey guys- lets get this done before the inauguration!" or something. It's really really really hard and so much of it can't be controlled by the host City.
  12. Well some professional got paid to design it, so it's not like the idea of designing a public sidewalk restroom that is safe, secure, cheap, easily made, etc. is a bad project to work on. I think the frustration is more so the idea, "oh that's expensive, lets have DAAP students do it". It's just a bizarre and likely annoying attitude. No one goes- damn, that heart surgery at Christ Hospital is expensive, maybe there are people at Cincinnati State who can do it for cheaper! (I realize Cincinnati State probably doesn't have a pre-med program but it sounds better that way) At the same time, students in pre-med or whatever should get practice in all kinds of surgeries.
  13. News from a friend- Rendering unlikely to be released tomorrow but there is a small possibility. Interior renderings will be shown. Building still has to go past the Urban Design Review Board. Meeting scheduled for 10AM Friday at City Hall, don't know what room. That meeting is public and most certainly will have some renderings. Interestingly enough, some developers release renderings way before going to UD review board, but Gensler/dunnhumby/3CDC seems to have wanted to wait. Not sure why.
  14. 2 stories of retail, 3 stories of parking, 4 stories of office. There will be another 3 stories of parking underground. The office building will have 1400 employees by 2014 if Dunnhumby's bubble doesn't burst
  15. A huge part of the traffic and congestion problem at Kenwood Towne center Is due to the fact that it is in a township, and not a city. It's significantly more difficult to do a major transportation project in a township with significantly more limited funds, state restrictions on zoning planning etc. And a significantly weaker government That is basically designed not to have a spine or any teeth.
  16. Natininja- chill out. You're coming off really negative over someone doing a pretty good job of providing data. The patronizing "silly" & "made up" terms are not helping anything. I'm sure jcbmh81 can explain or adjust to fix things.

I heard last night from a reputable source that there was a chance that Duke might revise its schedules shaving off a few months as they realize they were being incredibly conservative, but this person, who is very close to the project, said the idea of an all star game opening is still a huge challenge and is still unlikely. Every modern streetcar has opened late due to delays either with vehicles or utilities. For example, I was told nearly everything we are buying has yet to be made. The poles to hold the hypertension wire, the wire itself, the rails, these things don't sit in a Streetcar Walmart & you just grab them off a shelf. They have to be built after you order them. The federal government finally gave the city final clearance to move forward two months ago, but they still check on everything along the way slowing things down more. I think a polite campaign to Duke (and maybe also bob castellini of the Reds) saying, lets get this done by the all star game to show off cincinnati! Could help. Anyone know who to email at duke about such things?

  19. Once a contract is signed the city would have legal standing to say dukes actions are preventing a contract from being executed. Still, the only way to prove that is to sue which would stop all progress immediately until the resolution of a lawsuit.
  20. The Duke stuff on 12th is them putting the overhead wires underground. Amazingly, I think they're goin to have to move some of them once they start streetcar construction. I'm going to say this agin, Duke still thinks the streetcar isn't going to happen.
  21. Trends definitely show an increase in downtown populations recently, but it will be interesting to see what happens next. Will the next ring of neighborhoods see the Same investment and growth? In Cincinnati, it seems so. After a decade of investment in the downtown & OTR areas, We are seeing new investment in the next ring of neighborhoods including Walnut Hills Evanston Northside, Avondale, etc. These neighborhoods however, have a very similar housing stock to the urban core. The walkability to business districts Is an attractive factor, and there are quicker ways to beef up transit and connectivity options. THE CHALLENGE however comes next. After this ring of mid to outer neighborhoods one would expect the inner suburbs to receive a similar investment. However the inner suburbs have a housing stock that is significantly less attractive right now, and usually have weak or nonexistent pedestrian oriented business districts. The World War II era housing stock is not desirable to consumers in the way the turn-of-the-century housing stock currently is, especially in the layout of some of these neighborhoods. In greater Cincinnati neighborhoods like Mount healthy, Lockland, Roselawn and Deer Park are Losing population as well and are seeing a demographic shift that is bringing many of the former core residents of the 70's-90's into new, more suburban neighborhoods. These small inner suburbs have less powerful governments to handle issues like code enforcement, blight remediation, economic developments etc. and very likely Will see a continued decline in investment and value before any reversal takes place. Additionally, as most municipalities in Ohio now rely more greatly on income tax to pay for services as state funding & home values have dropped off dramatically, these small municipalities which were originally designed as bedroom communities to the urban core Have little room for new jobs, office space, or commercial developments and can't see residential growth at a rate that can offset state funding losses. As most cities are just beginning to see investment spread out of their downtowns and into their own other neighborhoods, it will likely be awhile before we see these same kinds of investment in the inner suburbs, but the challenges will have to be dealt with eventually.
