  1. Hopefully midpoint again. I was there the year they had bands there and was blown away by the space. Im guessing theyd have a mix of stuff just like the taft.

  3. Yea the massing does look good. Glad things are starting to spread north. I agree the liberty complete street study should be revisited as things continue to develop on it. That will only help calm traffic and make people feel more safe as they cross to noli
  4. Good news, trying to talk my wife into us buying a house in west end and fixing it up over a few years, this might help. I keep telling her its just going to be a few years before development spreads to there.
  5. Yes the food really is that good. I honestly cringe now when my wife suggests going somewhere like red lobster or fridays for dinner. I would much rather wait in line for food that is a much higher quality level and local than something from a chain. And the amazing thing is that even with the food being better quality, the price point is pretty similar too. I just can't bare to spend 30 or 40 bucks at a nice chain anymore, when I can spend that same money on something local and way way better quality.

  8. Oh my bad, I used to park there pretty often a few years ago, my memory is probably wrong. I thought I remembere almost tripping over lots of curb cuts, but yea theres the park and lots of smaller apartment buildings.
  9. Yea I think this addrsses most things well. It will be good to see so much added there. I really dont feel having garages on that part of clay wil be out of place, its a quiet street that is already broken up alot with curb cuts for driveways, parking lots and garages. To me that would fit right into the vibe of clay. I especially like the idea for the melindy pedestrian area, it might make that corner feel less like a dead-end and bring more people through to that pocket park.

  11. Pretty interesting that both madtree and rhinegeist started about the same time and are both expanding at the same time. It's exciting! Being a brewer now, I pretty much only buy obscure stuff I haven't tried or my new local favorites.

  20. I really don't see how this is a game changer for bond hill like it was reported earlier in the year. How can it help the neighborhood if it's closed off from it in a suburban style development? There's room on that site for blocks and blocks of redevelopment.

  22. For over five years, there have been business opening near the route and residents moving to OTR citing the streetcar as a factor in their decision. It doesn't mean that it was the only factor, but it was somewhere between a small bonus (meaning they would have still located here, even without the streetcar) to a huge selling point (meaning that they would not currently be in the city if it had been cancelled). Without the streetcar, GE may have located at The Banks or Oakley, but may have chosen an exurban location. Without a doubt, the streetcar had already made an economic impact and will continue to do so, but pinning down exact numbers will be really hard. Hardcore opponents will say it had no effect; hardcore supporters will likely say that 100% of every economic development near the route should be attributed to the streetcar. I agree 100% If the case ends up being that new development on or around the route is taxed to pay for the streetcar with zero money coming from the general budget, then theoretically you should be able to count that development as attributed to the streetcar, even if it is only like you say a little bonus. Then if a taxing district pays for the whole streetcar and comes from no where else, we can tally all development along its route and say it is because / part of the streetcar. What then would the opponents have to argue about? That is the whole thing I think that frustrates people. No matter what happens, the opponents and Cranley have made it a no-win situation. All the strategic investments in the core attribute to the redevelopment and a $133 million investment in infrastructure is certainly one of those investments that can be attributed to redevelopment. Well, I certainly agree with your logic. If OTR/CBD are expected to pay for 100% of the streetcar's operating costs, then we should be able to claim that 100% of the development along the route is because of the route and those additional tax dollars should go to our neighborhoods. Good idea. Those who bear the cost get the benefit. Eliminates the free rider dillema making it fair. We all know that wont happen though...
