We saw Geis get brought in to design-build the Stokes West project and it started almost immediately after the cheaper design was approved, so there's that.

Teal and dark gray brick can work well. It's reminiscent of Quarter 2 nearby. The design is growing on me. That top floor still needs work though.

For what it's worth the detailing is nicer than anything Geis has done to date. Only part that looks really weird is the top floor. And I like the site plan better than the tower. *ducks*

The speculation does bring up an interesting point. A lot of parking garages downtown were built in the 60's and 70's that will need substantial renovation. Some may become tear down candidates for new construction. I bet most of us would prefer the surface lots get filled first though.

Looks good. I can't imagine that much push back. The buildings just to the south (Dexter) and north (Church and State) are just as tall.

The facility could easily be designed with an attractive pedestrian friendly exterior by putting the courts in the center of the building. Which I suspect they intend to do with that "double height" section in the middle. There is plenty of opportunity for glassy open exterior. Cleveland Parking Discussion
Free nights and weekends was useful for downtown residents that worked elsewhere during the day. I doubt it will dissuade anybody coming downtown for games, concerts, or dinner. What's a few dollars for street parking when you are likely going to spend a ton on food and drinks anyway.

I sure hope so. For a number of years the city was demoing hundreds of houses per year which offset the units being built. That seems to have slowed considerably.

I skimmed through the CPC video. There was an odd throwaway comment from Grunenwald saying that Spruce was already vacated with regards to the loading dock. I hope somebody in planning picked up on that, since the city and county GIS still shows the street as a public right of way.

Local design review flexed yesterday. We'll see if CPC does the same today. The former self-storage building was denied. It is important to the fabric of the neighborhood, the history of the flats, and the City. The denial relates to the lack of evidence of the infeasibility to retain the building in a use that would allow it to continue. The evidence would consist of an architectural engineering study, alternate plan, potential use, alternate cost estimate, market study, and pro forma to show that it is not feasible.

When you're a hammer, everything looks like a nail. I can't recall from when we talked about this earlier. Was there a plan to carve out space for mixed use on the site? Columbus peninsula would be such a unique neighborhood with the right urban development.

Any place you move the stadium to will require a large amount of demolition for parking. If we're cool with adding to the sea of parking already near that area of CSU and Tri-C, then okay I guess.
