Geis planning another mid sized apartment building - this one on W.20th and Moltke Ct next to the property Knez bought from the APL earlier this year. Not expecting much on the architecture side, mostly because it's Geis, but also because this won't be as visible as their future project on Abbey. And even getting something okay there was like pulling teeth. The project address is the parcel at the corner. I'm sure we can dumb down complex ideas like sexuality and gender to something positive that children can understand without getting into nitty gritty they don't have the foundation upon to discuss anyway. Like the book mentioned above that talks about having two moms or two dads. Otherwise it's like saying we can't teach math to K-3rd grade either because they're too young for calculus. Put into terms that Chazz seems to understand. I'm sure most would agree it's okay to teach children not to judge others for who they are or who they love. But these stupid, overly broad, laws prohibit that kind of discussion.

I roll my eyes when developers poor-mouth because it implies they've penciled a project at the bare minimum required to make it worth their while, and any reduction in scale or product mix would make it unviable.

That design looks great. The scale at 4 floors feels better at that corner. The Southside addition is a bit anticlimactic. Basically just replaces the form that was there.

Their final presentation had a brand listed for the glass panels. Though it wouldn't surprise me if they are still experimenting with things like opacity or reflectivity, hence the southern exposure.

I don't know if this is news or nothing at all. The latest Silverhills project entry last week is "initial plan submissions", which you usually see once at the start of a project. I wonder if this went back to the drawing board or just a clerical error. Southwest corner of West 11th and Fairfield. The lot had plans for an apartment building a few years ago. The parcels changed hands in 2020. I didn't care for the design back then but the site plan was good. Ground floor units that opened to the sidewalk, below grade parking. Also anecdotally, when I lived downtown I liked running in this stretch because it was comparatively a ghost town. The mostly institutional uses meant far less traffic than the rest of downtown. It could easily handle the extra traffic from those passing through. They are also welcome to take I-90 instead. 1. The second innerbelt bridge has opened since the filming of Winter Soldier adding 4 lanes of traffic to bypass downtown. And there are plans to rebuild the remainder of the innerbelt and Dead Man's curve to improve flow. 2. The Main Ave bridge was closed for filming. It would stay open with the current land bridge proposals.

The only additional street traffic will be from cars that currently bypass downtown on the Shoreway. That's a fraction of the total trips as most end up downtown anyway. Lakeside in this stretch is underused and could easily handle the extra traffic. There is already more traffic in other parts of downtown and it works perfectly fine. I do agree though combining Erieside and Shoreway into a single pedestrian friendly boulevard is the better option to provide better connectivity for development around the stadium and for the few bypassing downtown. But that means removing the flyover in the Warehouse District and associated on/off ramps, adding better sidewalks, etc.

I get it's not as flashy, but I consider removing the Shoreway from the W.6 flyover to around E.12th as more important than the land bridge. If the city can leverage the land bridge to bring in funding to redo the Shoreway and Erieside/Marginal Ave, then all the better. Not that I don't love the land bridge concept (I do).
